7 Disposition Strategy How will Newmark Grubb Gialamas Market Door Creek Business Park? Newmark has developed a clear and concise marketing and disposition strategy to: 1. Effectively reach the entire prospect community 2. Accurately and efficiently satisfy the needs of all of our clients and owners. Our team will work tirelessly to bring qualified buyers to Monarch Library System. Activity generation and accountability are the two key elements to our strategic marketing of properties. In addition to the day-to-day marketing that every other brokerage firm can provide, we set ourselves apart by doing what others will not. We pride ourselves in our ability to generate activity and results on our listings. Our goal is to ensure every business in our target area is aware of the property and the vacancy to make certain that no deals are missed. This is done via cold calls, mailings and s. We work our listings as if they were our own assets. Day-to-Day Marketing Activity: Continuous/Aggressive Cold Calling On-going Tenant Mailing & Prospecting Property Drive & Xceligent blasts Broker Correspondence Newmark Database Tracks all activity and tenants Newmark Website Xceligent - Commercial Database Exchange LoopNet Building brochure and e-brochure with floor plans Marketing Meeting/ Reporting: Newmark will commit to regular marketing meetings (on-site and/or conference call) with the owner, frequency of the meetings is at the owner s discretion. During this meeting a marketing report of all the past months marketing activity will be distributed and discussed. This report will detail all calls, s, showings, proposals and purchasing activity. Most importantly, we will provide you with a report of every active prospect as it relates to the building and provide an update on those prospects until they execute a purchase.
8 Disposition Strategy (continued) Marketing Plan: The success of disposing of a property is dependent on the listing company s and agent s willingness, aggressiveness and diligence to execute a defined marketing plan for the property. We believe Door Creek Business Park presents a unique opportunity for industrial development. Target Companies: Through our marketing efforts, we will target users like: Development Firms Construction Firms Manufacturing & Distribution Industry Cold Calling: At the heart of any good marketing campaign is simple and professional cold calling and canvassing for prospects. This process can be completed in a variety of different ways, but it is essential for the success of Door Creek Business Park. Goal: To make every buyer and broker in our target area aware of the property and the opportunity. Mailers: We will be conducting staggered prospect mailings followed up with a telephone call by Michael Brusca. Internet Marketing: Xceligent Listing: Xceligent is a multiple listing service for the commercial industry of which Newmark is a member and user. The property will be entered into this database and be accessed by brokers and real estate professionals both locally and nationally. Property Drive/Cirex: A local Madison, WI trade magazine/web site available to member brokers that have vacancies listed within to inform the brokers of South Central Wisconsin that there is space available to lease within the property. Loopnet: Another multiple listing service for the commercial industry of which Newmark is a member and user. The property will be entered into this database and be accessed by brokers and real estate professionals both locally and nationally. Networking: Newmark will continue to work very closely with other local and national brokers who specialize in commercial brokerage. Our brokers attend local meetings, golf outings, and other networking events that create successful relationships.
9 Disposition Strategy (continued) Other Marketing Vehicles: Brochures: Newmark supplies brochures to all perspective Buyers and Brokers describing the opportunities that are available at the Property. Property Drive & Xceligent Blasts: A monthly blast that reaches approximately 950 members and non-members. Throughout my career, much of my success as a commercial real estate broker can be attributed to the fact that I take ownership of each of my listings. I learn the intricacies of the property, how it fits in the marketplace and ultimately the type of users that will appreciate the unique attributes of the property. I live and breathe commercial real estate and my listings are constantly top of mind as I network throughout the community and prospect for new tenants. The listing websites are appropriate for sharing lease rates, available space and pictures of the property, but commercial real estate still requires the knowledge and aggressiveness of a good broker. I believe I am that broker! In my experience, success occurs through a broker s hard work and dedication to his or her craft. Being active in the marketplace, being proactive with tenants, communicating with all parties and being creative are the attributes that make an assignment successful.
