The property also benefits from renovated public spaces in compliance with IHG s Formula Blue brand standard. The Property presents an opportunity to acquire a well-performing asset with excellent upside in a well performing lodging market. Busch Blvd Downtown Tampa 5.5 Miles Hillsborough River Rogers Park Golf Course Medical: There is a prominent healthcare cluster less than three miles north of the Hotel that includes Moffitt Cancer Center, Shriners Hospitals for Children, and James A. Haley Veterans Hospital, among others. Moffitt Cancer Center is the #1 Cancer Center in the Southeast, according to US News & World Report, employs over 4,500 people, and generates over $1.6 billion in direct economic output. Education: Less than two miles north of the Property is the University of South Florida. With an enrollment of over 50,000 students, USF is one of the largest universities in the United States. Transportation: The Tampa International Airport, located 25 minutes from the Property, serviced over 19.6 million passengers in 2017 and is the third busiest airport in the state of Florida. The airport is currently undergoing a $4 billion capital improvements project that will expand its capacity to 35 million passengers per year. The $1 billion first phase is slated for completion in Q The Port of Tampa Bay, less than 10 miles south of the Hotel, is a major contributor to the Tampa economy, generating 80,000 jobs and delivering roughly $15 billion in annual economic impact. 3

The hotel s public spaces were renovated in The asset is being offered on a fee-simple basis to prospective investors. Below Replacement Cost Basis The Property will be offered at a discount to replacement cost, allowing a new owner to acquire a significant key-count with a limited basis.
