Recent major improvements to the Property include the renovation of the front and back entrances, property and monument signage, first floor lobby, restrooms, common area hallways, roof, HVAC, and the sealing and painting of exterior walls. Additional improvements to the building include added security cameras, and exterior concrete work and landscaping. IMBEDDED EXISTING TENANT BASE The majority of current tenants have significant capital, contracts and security associated with their spaces that will help ensure a high renewal probability as well as rent increases. ROOFTOP INCOME With one of the highest elevations along Loop 410 in the Northwest submarket, Tower West has secured long term antenna/equipment agreements with major wireless carriers. ION Network Media conducts broadcasting from the tower, and has contractual antenna revenue built into their lease. These roof leases, which require little oversight by landlord, add $264,409 ($1.86 PSF) per year in net operating income, with most including annual rent increases. BELOW REPLACEMENT COST The scarcity of developable office land sites and the rising cost of constructing new office properties that can accommodate small to midsize users will limit competition in the foreseeable future.
