Tinsa does not participate in property brokerage or management services, assuring all services are rendered on an independent basis, with a strong focus on quality. Real Estate Training Modules, are held annually in Spain, with the purpose of updating appraisal and real estate market knowledge. International expansion is one of the strategic objectives of Tinsa. In 2009, the company appraised more than $1.7 Billion in commercial and residential properties. Tinsa USA began operations in 2008 in order to serve US clients and to coordinate the services that had been offered through its Latin America offices network Since then, the company has expanded in Florida, increasing the number of offices, real estate consultants and appraisers in order to increase coverage in the US. The Tinsa business model is based on offering valuations provided by local appraisers and consultants, assuring in depth knowledge of every market in which we operate. Valuation is used by financialmarket participants to determine the price they are willing to pay or receive to consummate the sale of a business. Which methodologies can be used to value a business? Three different approaches are commonly used in business valuation: the income approach, the asset-based approach, and the market approach. Generally, the income approach determines value by calculating the net present value of the benefit stream generated by the business (discounted cash flow); the asset-based approach determines value by adding the sum of the parts of the business (net asset value); and the market approach determines value by comparing the subject company to other companies in the same industry, of the same size, and/or within the same region. Tinsa provides the following services to our clients: Construction Monitoring Work quality, agreement with contract documents and appropriate requisitions and remaining funds are monitored with periodic site visits.
