5 Who Are We? THE STORY OF SHAMROCK HOMES, LLC Their humble beginnings make their present-day success all the more remarkable. The O Hearns had been on the sidelines of the real estate market for years before deciding to pursue their dreams in Brian and Cheryl owned a couple of rental proper3es for years and as children, Brooks and Tom knew they wanted to be in real estate but the family wasn t quite sure how or when to get started. The O Hearns knew the lifestyle they dreamed of and deserved wasn t going to be afained while building someone else s dream behind a desk from 9-5. 14 Our Risks There s no such thing as a perfect house -- every home, even newly constructed ones, will poten3ally have some issue or another. Our company builds value by rehabilita3ng proper3es in need of repairs - whether light cosme3c repairs, or significant repairs. In many cases, we buy houses that have fire damage, termites, mold, founda3on problems, roof problems or need of other major repairs. Houses with these condi3ons scare most buyers, and most real estate agents don t like lis3ng them because they know such houses are hard to sell. We actually enjoy talking to sellers with these types of houses, because we can see the house s poten3al value arer all the repairs are made; and breathe new life back into them by renova3ng and improving the condi3on of the house. Here are just a few risks involved when we purchase proper3es: Previously unknown property condi3ons, or environmental hazards, such as toxic-mold, or others Expensive repair condi3ons may not have been apparent at, or became worse since the 3me of purchase Costly repairs not previously es3mated for could offset the profit margin, such as HVAC, plumbing, founda3on, etc. Work permit complica3ons, local restric3ons, or codes and other legal problems that can arise Unexpectedly longer 3mes in holding a property for repair, or marke3ng 3me extended, causing profits to be exhausted Ever changing market condi3ons, including lending requirements and availability of applicable mortgages for buyers WE BUY ANY HOME IN ANY CONDITION! Inspec3ons on a home are helpful; however, the reality is - we never know what we re getng into un3l we start the renova3on process. Some3mes what seems like the simplest fix turns into a massive remodel - therefore, resul3ng in spending thousands of unexpected dollars. This is the risk we take when buying your home AS IS. We do all the heavy liring on the back end, so you don t have to. 15
