3 Occupied Properties Updated photo requirements on occupied inspections (outside of no contact/bankruptcy) to document inspector process of reviewing property Photo on front porch step to show inspector approached property Photo through window if inspector selects personals visible (will not accept exterior personals) Why the change? Supports the results, helps tell the story.

4 Occupied Properties FIB/FINC procedures and photo requirements will remain the same Change will be for all other inspection codes FI inspections will require inspector to attempt contact (not just a door hanger) Personals visible = photo through window label Photo required of inspector knocking on door or on doorstep Must take photo before knocking/contact

5 Damages SPIGlass Release of new internal programming to capture damages from all vendors o o Central repository Clear that inspectors were not capturing all reported damages INSPI2 script changes Inspector will need to confirm previously reported damage still exists and provide previous location/description o Individual question for each damage Script to transition then to require any new damages

6 Damages Previous damage photos Phase II of programming will be to send down to mobile device previous damage photos o Slide screen, review photos, slide back to script Photo labels Removed supporting filler label because photos were not being relabeled to describe image.

7 Occupancy Checklist Occupied and vacant checklist to be updated Removing items that cannot be captured in photos Vacant No activity since last inspection Cobwebs over door Windows open during inappropriate time of year Old holiday decorations up Occupied Heard TV or radio on inside Plants in window Kids or toys outside Cat or dog in window See someone in window

8 Subcontractor QC Changes INSPI2 will force questionable inspection results to main inspector to validate before sending to Safeguard Occupied with utilities off Occupied with doors/windows boarded Bad date on result file (completed date before order date) Completed before 25 th day in timeframe

9 FIGRAS Script Changes Original intent was to report on quality of grass contractors Script is being developed for more exterior items that need to be reported on Debris left behind garages Debris left under porches Boarded windows Missing hand/guard rails Does house need to be power washed? Flower beds/mulch/free of weeds

10 DF Inspection No Door Hanger Left INSPI2 will request reason why door hanger was not left Photo label will generate for inspector to take photo to support o o o Locked gate Dog blocking door Feedback from inspectors on other reasons SQA will sample in quarterly review to ensure photos support what inspector provides in result

11 REOINT Script Changes Original intent was to report on quality of REO contractors initial services and ongoing maintenance 50% all initials, 10% of all existing inventory Detail rolled up to vendor/quality score Script being reduced for more concentrated review of items Will contain elements of the FIGRAS script for exterior items

12 Gated Communities Inspectors need to know their territory/own their territory Establish relationship with HOA/management o Register company within development Contact HOA before attempting access to schedule appointment for entry Pay reduced 50% if access is not gained into complex to inspect property
