50 Conclusion Community Benefits with the Demolition of Buildings 38, 31, and 84: Extend the Street Network: Provide north-south and east-west connectivity through the Site that is multi-modal and integrates the Site into the city fabric. Walkable Neighborhood: Improve connectivity throughout the Site and the surrounding area for pedestrians and bikers. Parking: Improve parking in the neighborhood with additional spaces along the north side of Aspen Street. Safety: Ensure the street network and multi-modal corridors are safe for pedestrians and bikers, calm traffic along Aspen Street with planting strip and parking lane, improve visibility into the planned Arts Park and Building 15 along Aspen Street. Affordability: Demolition of Building 38 gives Building Q an opportunity for additional retail and housing, including affordable units. Enhanced Community Features: Additional density at Building Q and increased visibility of and connectivity to Arts Park improves viability of development and allows for construction and enhancement of parks, plazas, roads, other community features. Walter Reed Reed Local Local Redevelopment Authority Community Advisory Committee meeting February April 9, 5,
51 Cameron Drive Intersection at Aspen Street Walter Reed Reed Local Local Redevelopment Authority Community Advisory Committee meeting February April 9, 5,
52 Cameron Drive intersection at Aspen Street Even if Building 31 is demolished, Cameron Drive cannot shift west due to significant topographic challenges and presence of additional historic structures (15, 82, 90). In particular: The turning radii do not meet DDOT standards because they are too tight The vertical alignment of the road does not meet DDOT standards It would not allow for good visibility and stacking The roadway and grading result in 8.5 of fill directly against Historic Building 15 and corresponding slope/retaining wall Walter Reed Reed Local Local Redevelopment Authority Community Advisory Committee meeting February April 9, 5,
