Occupying 4th rank in Asia s top prospective host economies, Thailand has gained a solid reputation as a second home for various global multinational enterprises (MNEs). Thailand has signed free trade agreements (FTA) with numerous trading partners worldwide, to reinforce its commitment to free and fair global trade, while conducting ongoing negotiations for new FTAs. >465,000 kilometres of roads and a vast highway network connecting each region nationwide. The goal is to increase regional cooperation with numerous fast-growing countries such as China, India, Viet Nam, Malaysia and Singapore and become a major hub of regional road connectivity. >4,000 kilometres of railway lines connect the regions of Thailand. Plans are in the works to build both doubletrack railways and high speed trains. A new mass transit system in Bangkok is also under construction with more than 175 new stops expected in the Bangkok Metropolitan Mass Transit system as well as in the rail connection between the Suvarnabhumi and Don Mueang airports. 3

9 Bangkok Performance Average Asking Prices Only projects that are in good or new locations with the right pricing that matched demand in the area did better than average. Based on reports from publicly-listed developers and CBRE surveys, we believe that there were only about 2,329 built-butunsold units from projects that have been completed since 2014 in the downtown area, therefore we are not worried about having an oversupply in this area. Average asking prices of future units increasing steadily in the high end segment The increase in land prices especially in the Central Lumpini and the Sukhumvit areas means that new projects will have to charge higher prices than those of previously launched developments. 9
10 Bangkok Performance Supply, Demand, Occupancy Rate The Sukhumvit area has remained the most popular location for expatriates. This is because of its easy access to the BTS Skytrain and the large number of shops and restaurants. The overall occupancy of downtown apartments has continued to be over 97%. Some apartment owners started renovation of their buildings in order to compete with upcoming supply of condominiums for rent. 10
