1 Grocery Store Fact Sheet The Truckee Planning Division is currently processing land use applications for three grocery stores. There has been a lot of community dialogue about the who, what and when of these grocery stores. This fact sheet was created for information sharing purposes. As of the writing of this fact sheet, November 27, 2017, these are proposed projects; none of the land use applications have been approved by the Town of Truckee. However, all of these grocery store projects are anticipated to be considered by the Truckee Planning Commission in the next few months. Capitol Avenue Development Grocery Store Proposed Location: Gateway Area, Donner Pass Road Vicinity Map Gateway Shopping Center Old Gateway Shopping Center Donner Plaza Shopping CHP Building, Bank of America to the north Gateway Park Subdivision Project Location: Donner Pass Road

2 Property Owner/Applicant: Capitol Avenue Development Project Description: Parcel Size: 1.54 acres Zoning District: General Commercial General Plan Land Use Designation: Commercial 17,568 sf grocery store 2 residential rental apartments (one 530 sf, 1-bedroom unit and one 788 sf, 2 bedroom unit) 44 on-site parking spaces, seven parking spaces within the Donner Pass Road right of way along the property frontage Capitol Avenue Development Grocery, Proposed Elevations The Capitol Avenue Grocery Store application was scheduled for the November 21, 2017 Planning Commission hearing, but was requested to be continued. The continuation request was made by the developer to allow for additional time to respond to public comment and to

3 provide additional information on traffic. Project Description: Parcel Size: 3.2 acres (a separate application for a Tentative Map to create a 3.2 acre parcel will be considered by the Town Council on December 12, 2017) Zoning District: Downtown Master Plan (Truckee Railyard Mixed-Use Development Master Plan, Downtown Extension District) General Plan Land Use Designation: Downtown Specific Plan 35,000 sf grocery store (note the Planning Division is also processing a separate land use application for a second commercial building within the balloon track) 150 parking spaces proposed to be under private control by Nugget Markets, 154 payto-park public parking spaces in proximity to the grocery store 7,483 sf patio/plaza area along the south side of the grocery store Infrastructure improvements including extension of Church Street and Donner Past Road east to the eastern side of the balloon track (contingent upon approval by the California Public Utilities Commission), sidewalks, landscaping, utilities Nugget Site Plan Nugget East Elevation

6 For more information about the Nugget Markets grocery store proposal, or to submit written public comment, please contact Town Planner, Denyelle Nishimori, at or Raley s Grocery Store Property Owner/Applicant: J-MAR 1, LLC Project Description: Parcel Size: 5.5 acres of a 16.3 acre parcel Zoning District: Regional Commercial (of the Joerger Ranch Specific Plan) General Plan Land Use Designation: Planned Community (PC-3 or Joerger Ranch) 40,000 sf grocery store with attached 12,000 sf of co-anchor retail and a 7,000 sf freestanding retail building (note that subsequent phases are contemplated with 65,000 sf of retail in four buildings); as part of the application, the developer is proposed to name the project Soaring Ranch. 224 parking spaces Infrastructure improvements include widening the Highway 267/Brockway Road/Soaring Way intersection to include right and left turn lanes, landscaping, sidewalks and construction of multi-use paved trails (Class I): o Connecting SR 267 along the entire property frontage (Soaring Way to Hampton Inn) with a connection to the Soaring Way/Joerger Drive intersection. o Connecting Soaring Way to the Riverview Sports Park on Joerger Drive (note that any future development within the Soaring Ranch development on the east side of SR 267 would be required to build Class I trails along both sides of Brockway Road [connecting SR 267 to the Martis Valley Road intersection] and a Class I trail connection to the Martis Valley Trail parallel to Hope Court and west of SR 267).
