3 What every Landlord needs to know: Top Features Tenants are seeking today From 07/14 21 Online Whether you already own an apartment complex or are looking to invest in one, knowing what features potential tenants are seeking in their units and communities can provide valuable insight. For example, if you're planning to renovate and/or reposition your property, with the right information you can actually enhance your marketing efforts, by including the features tenants value most. That's why the National Multifamily Housing Council surveyed nearly 15,000 apartment residents across the country. Here are the top features sought by tenants: In individual apartments: High speed internet access, Patio/balcony, Washer/dryer in unit and, Garbage disposal. At least 88% ranked these as important. In the apartment community: A fitness center, Package delivery room, Community-wide internet access and, Fitness classes. Of course, niche amenities also remain popular with tenants. Landlords are increasingly adding coffee stations, resort-style pools and pet-friendly amenities such as grooming stations or dog parks to their projects. U.S. Home Flipping Down, but ROI Up, Report Says From 07/14 21 Online According to a report released on May 1, 2014 by RealtyTrac, 3.7 percent of all U.S. single-family home sales during the first quarter of 2014 were "flips" (where a home is purchased and subsequently sold again within six months), down from 4.1 percent in the fourth quarter of 2013 and down from 6.5 percent in the first quarter of Although sales are down, profits are up. The average sales price of flipped homes during the first quarter was $55,574 higher than the average original purchase price. That translates to an unadjusted ROI of 30 percent-up from 28 percent a year earlier. Investors appear to be taking a more conservative approach and being more selective in their purchases to ensure that the numbers will work to their benefit. In addition, the number of flips is down in many markets due to the drop in inventory. Individual investors are also facing competition from institutions, which have not only helped to reduce inventories due to their aggressive purchase strategy but have also pushed home prices higher. Among metro areas with a population of at least 1 million and at least 25 single-family homes flipped in the first quarter, RealtyTrac reports that the highest ROIs were in Pittsburgh (89%), Philadelphia (56%), Memphis (51%), Detroit (48%) and Seattle (48%). 7 Are you as confused as I am? From Craig Beggins Broker What should be a super motivating time to buy Real Estate doesn t seem to be attracting as much excitement as one would expect. Perhaps the dismay is due to confusion and frustration. Today, let s look at two scenarios that seem to be prevalent in today s local market. Lack of Buyers: While it s certainly true that thousands of damaged home sellers from Short Sales and Foreclosures over the past 7 years were forced to exit the housing market, what many don t realize is that the market has responded and provided more generous lending options which allow these buyers to qualify for a new mortgage as long as they ve maintained good credit in other areas. You can get a free, no obligation loan prequalification at There s also talk in the news of our country becoming a nation of renters vs. homeowners. This just makes no sense to me. For someone who plans on living in the same area for at least 5 years, it simply makes no sense to rent. At the Discount Loans website above there s a rent vs. buy calculator. I ran a comparison for our sales meeting this morning which showed that a renter paying $1,800 a month in rent can buy a $250,000 house. They average $400 a month in savings, and over an 8 year period they end up with enough equity to basically live for free over that time period. This doesn t even take into account the statistics that show that homeowners contribute more to the community, children of homeowners tend to do better in school and of course there s a whole lot to say about the simple fact of pride in ownership. Knowing that this home is yours, you can paint it, own a pet, decorate and landscape as you wish. That s a nice feeling. Complacency: Unfortunately many of us have come to believe that long - term fixed interest rates anywhere near 4% is normal. It s not! Our government is doing everything it can to keep these interest rates artificially low. Savvy buyers know this and are taking advantage of locking in these low rates for 30 years. I don t think there s a better hedge on inflation anywhere. Imagine you buy a home today for $250,000 and lock in a 4% interest rate. You ll be enjoying your home with your fixed monthly payment of $1,193. Five years from now when someone else buys the house next door, they ll most likely have to pay 25% more ($312,500) and will most likely will have a more normal interest rate at, say, 8%. Your new neighbor will be paying $2,293 each month for a very similar house. Assuming you ll be living in a house in 5 years, it makes no sense not to buy now.
