3 President's Desk... Dear Members and Associates Merry Christmas to everyone and I hope that by the time this letter reaches you everyone has started off with a great 2017! It has been a busy year so far with snow removal and rain. I have noticed a lot of icicles this year which with the warmer weather has the potential for some ice dams. If you haven t been watching it please check all of your properties. There are several good solutions for ice dams. For those of us with student rentals we are between semesters and things should be relatively quiet. I know I always enjoy this time of year because plowing snow gets relatively easy with a few empty lots. But with that comes concerns with furnaces failing and no on being around to check on the apartments. I will routinely check on properties that I know are vacant for more than a few days. You may have noticed that the city did not mail out rental licenses this year. They are still working on adapting to the new state law and deciding what they are going to do with what had been their licensing and inspection program. The board is monitoring the situation closely and will keep everyone updated as we can. On a personal note I had a rather large fire at one of my student rentals just before Thanksgiving. I think that this will lead to a future meeting topic Things Noah has learned about fires I would welcome any input from other members who have dealt with fires or any other major damage at an apartment. I think the meeting could provide some good insight on what to do to prevent any major problems as well as what to do if you ever find yourself in the same situation. 5 MINUTES Central Wisconsin Apartment Association Board of Directors Meeting Minutes November 9, 2016 Present: N. Eschenbauch, T. Gaboda, C. Burch, J. Becker, T. Haines, D. Plaisance Excused: M. Beacom, D. Eschenbauch, M. Kaczmarek Executive Secretary: C. Harris The meeting was called to order by President Noah Eschenbauch at 3:36 p.m. at Rookie s Sports Pub. MSP to approve the September 14, 2016 minutes. MSP to approve the Annual Meeting minutes of September 14, We still have one board vacancy. MSP to accept the Treasurer s report with account balances of $31, Mail - We were contacted by ARPOLA - American Rental Property Owners & Landlords Association. They hope to be a national voice for the industry, but dues were high and they had no state lobbyist. We ll miss you Shirley - CWAA member, and former board member, Shirley Multauf has passed way. MSP to send flowers to the funeral home from the association. Annual Meeting Review - The presentation on Social Media was well received. Holiday Party Planning - January 11 at Blue Top with private bartender before dinner. Reservations will be required. Dinner for two people per membership will be salad, chicken and ham, cake or ice cream. AASCW Affiliation - Travis reviewed state legislative issues from the AASCW board meeting in Madison. The state law on city licensing may be vague enough for the city to get away with it. We should comply for now as they work to revise the law. Facebook Group - The group is open to board members. We will ask members about interest in joining. City - The city is investigating regulating Air BNB s. Homecoming weekend was quiet this year. 40th Anniversary - CWAA will be 40 years old in We will plan a celebration for the summer, perhaps another cruise on the Waupaca Chain-o-Lakes. Ban the Bag - The student organization has not gotten back to us. Secret Santa - An will be sent out to members for nominations with a deadline of December 5th. The board will select a family by in December. UWSP Housing Fairs - The two fairs this fall were well marketed to students by SGA. There were fewer students at the second fair, but that was the day Chelsea Clinton spoke in the same building. We will have one fair in the spring on February 28th from 11 a.m. to 5 p.m. Next fall we would like two fairs again from 11 a.m. to 6 p.m. This year s dorm meetings varied from 0 to 20 attendees.
