1 NEWSLETTER ~ OCTOBER 2018 This newsletter has been prepared by your Peaceful Bay Homeowner s Association Board. Sadly, we announce that as of the end of October, Jennifer Wells and Michael Hartman have decided to leave our Peaceful Bay Resort. They have provided our Homeowners with a high level of Customer Service and they will be missed by everyone. We are pleased to announce that Lacie Hardy and Nolan Hardy have joined us as our new Onsite Managers. They have been training with Jennifer and Mike during the month of October. Please welcome them and show your patience while they become knowledgeable with our Peaceful Bay Resort. The August 2018 Newsletter included a request for payment of the 2019 Maintenance Fee and the 2019 Reserve Fund Fee of $ per unit/week. The newsletter was mailed to everyone, if you did not receive it contact our onsite manager to request a copy. We wish to thank everyone who has already forwarded their payments to us. And, just a reminder, if you have already prepaid a lesser amount for your 2018 Fees, please pay the balance before December 31, 2018 to avoid being charged the late fee of $75.00 per unit/week. Attached is a list of weeks currently for sale. Please make your family members and friends aware of the current ownership opportunities at Peaceful Bay Resort. As mentioned before, we are always open to reasonable offers on these unsold weeks. Many homeowners purchase weeks to deposit with Interval International or RCI, this gives you opportunities to travel to other participating resorts. Please do not hesitate to contact us with any questions. We are seeking new board members. If you are a homeowner with a business or management background and are interested in becoming a board member, please tell us a bit about yourself and us at PBRHOA.Board@gmail.com. Board membership does not come with any perks and does require a hands-on commitment, conference calls are monthly. This is an opportunity to work with great people and make a difference. All homeowners wanting the to rent units on their behalf are required to complete our Homeowner s Rental Agreement. Under this agreement, the homeowner will receive 60% of the rental fee and the Homeowner s Association will retain 40% of the rental fee. The managers have had inquiries about units available for rent in 2018, especially summer units. Please contact Lacie if you are interested in renting your unit. Just a reminder, if you are making your own arrangements to rent your unit, you are required to submit a completed Unit User Agreement in advance of your renter arriving at our resort. 2 Rental Assistance: Services Offered by the Peaceful Bay Resort Homeowners Association Homeowners wanting to rent their unit complete a Homeowner Rental Agreement. The unit will be advertised on the website. Peaceful Bay Resort Homeowners Association (PBRHOA) collects the rent and damage deposit. If rented, the Homeowner receives 60% of rental amount, PBRHOA receives 40% of the rental amount. Advertising and Sale of Homeowner s Units: All Homeowners wanting the PBRHOA to advertise and sell any of their units on their behalf will be required to complete the Homeowner s Advertising and Sale of Unit Agreement. Under this Agreement, the Homeowner will pay a non-refundable fee of $ per unit/week to have the PBRHOA advertise on the PBRHOA s website and in the lobbies of our resort. If the Homeowner cancels the advertisement and decides to advertise again later, another fee will be applicable. In the event of a sale, the PBRHOA will retain a minimum of $ less the $ advertising fee or 20% of the selling price less the $ advertising fee. The PBRHOA will prepare documentation, process documentation and file documentation on behalf of the Homeowner and the Buyer for the property transfer. These fees are not negotiable. Homeowner Assistance with Private Sale of Unit(s): To assist Homeowners selling their units on their own, the PBRHOA will prepare documentation, process documentation and file documentation on behalf of the Homeowner and the Buyer for the property transfer. The fee for this service is $ per unit/week sold. These fees are not negotiable. Deed Transfer to Heir: Transfer your unit to your heir at no cost.
