Please come for a factory tour in Goldendale and see the modular quality in action. We are pleased to show you our construction detail from start to finish. You may be wondering what the differences are between a modular home, a typical site-built home and a manufactured home. Modular homes and site-built homes are both constructed to the same state and local building codes and are subject to the same zoning regulations. Manufactured (or mobile) homes comply with the Federal Construction Safety Standards Act (HUD code) which requires homes to be constructed on a non-removable steel chassis. TLC modular homes are built in sections in our factory at Goldendale and placed on your building site. Modular homes are placed on standard foundations or basements. Once completed the TLC modular home and the site-built home are essentially the same. 6 TLC Introduction to Ranch and Prow Ranch Ranch Large or small, a TLC ranch home offers considerable flexibility in design and is available with literally hundreds of options. Place on a full basement and double the size of your home. Choose from one of our standard designs or bring in your own. TLC modular homes are not limited to two modules. Our three and four module homes offer unique designs providing enhanced curb side appeal. Some customers add a module as a sun room. Prow Ranch The prow ranch designs present an attractive outside appearance and offer a panoramic view from the inside. A small prow is a popular selection for a cabin on the lake or a summer home. Larger prows make great family homes and are well suited for inside and outside entertainment with the addition of a deck. 18 TLC Introduction to Cape Cod and Loft The Cape Cod combines the charm and character of a traditional design with the cost effectiveness of a l ½ story home. The upstairs area makes even a small Cape Cod a sizeable home. Our Cape Cod comes with the upper level unfinished. This allows the home owner the opportunity to save money by doing some of the finishing work. A four bedroom home is surprisingly affordable, and we have many design ideas from which to choose. The Loft home also borrows from the traditional Cape Cod, but incorporates elements of a chalet, as well.
