3 Situation To the west of the City of Worcester and in between Bromyard and Malvern, is some of the prettiest countryside in the county. Both peaceful and rural, it is extremely accessible to schools, be they at Malvern, Ledbury or Worcester. Each of these destinations have stations and excellent shopping and other leisure activities including a race course at Worcester and wonderful golf courses in the surrounding region. Both the M5 at Worcester and the M50 beyond Ledbury are in very easy reach. The Barn House On the edge of a group of traditional buildings and with its back to its neighbours, stands The Barn House, converted in It looks out over rolling countryside and is approached down a short drive off the lane through a five bar gate to gravelled parking. The front door leads into a large welcoming hall with the staircase and cloakroom. The kitchen is fully fitted with ample cupboards and a gas hob on the bar, double cooker, dishwasher and sink. The old barn door leads out to the side of the house. The dining area is also part of the kitchen and there is a walk in larder. The living room is a lovely room with at one end French doors leading out on to a small terrace. The central feature of the room is an inglenook fireplace with a raised wood burning stove, which also has a back boiler.

4 On the first floor the bright landing leads off to the main bedroom with a small en suite shower room and access directly into a large eaves storage area. There are two further bedrooms, one used as a study and a family bathroom. Close by the house is the garage, which could easily be incorporated into the house providing further accommodation if required. The Garden The pretty, small south and west facing gardens give privacy and the most enchanting outlook with far reaching views across rolling countryside and glimpses of the Malvern Hills. The sun trap terrace is a perfect corner for lazy afternoons and evenings. Much of the garden is lawn and is bounded by a hornbeam and beech hedge. The vegetable garden has four raised beds and a greenhouse. The Stables and Paddock There is also an excellent well fenced and watered paddock of about 1.53 acres, next to the garden and with separate access off the lane. The stables were built about 10 years ago, and comprise three loose boxes and a tack room with a concrete apron.
