2 DESIGN PROCESS Site Selection: All members of the design team evaluated six existing buildings in York City to convert into rental apartments for young professionals. M&D created a schematic design for each of the initial sites that were chosen. Wagman developed a cost estimate review for construction of each site. Sherman developed a probable rent return on investment based on the design for each building. The former York Auto Parts building was chosen as the first to be renovated. Size & configuration of existing building Utilize natural personality & distinctive characteristics of the building. Contemporary improvements to kitchens & baths Control construction costs
3 COMMUNITY INPUT Research: After the Design Team had developed their design standard, it became apparent that a successful product could not be created without the input from the eventual user. Focus group meetings were held to ask potential renters what their expectations were for renting in the City of York. A spreadsheet was established cross referencing rental costs with amenities. Local businesses recognized the living downtown initiative and supplied incentives to focus group members. The Design Team, focus group members, and local businesses focused on how living/renting downtown could be better than in suburban and surrounding areas.
4 COLLABORATION A Group Effort: The Team relied upon local artisans and craftsmen to design specific elements of the building making Codo a uniquely community-driven product.. The Architect collaborated with the Contractor and craftsmen on such elements as: Metal apartment identification #s Unique stairway railings Exterior copper cladding Custom concrete floor finishes Re-claimed wood siding Lighting elements Furniture Hardware
5 BRANDING Creating the Codo Brand: Concurrent with the design of the Codo apartment complex, the Team created a buzz for the Codo initiative which focused on downtown living. The initiative included local arts, nightlife, restaurants, shopping as well as high-end apartments that helped reinforce the downtown lifestyle. An event was held to reveal the first construction project and launch the website to keep residents with a finger on the pulse of Downtown York activities. Efforts to get the word out included a web page, billboards, t-shirts and word-of-mouth.
6 codo 241 Codo 241 is a 70,000 SF $12 million adaptive-reuse and new construction project with 35 rental apartments, a corner restaurant space and street level commercial office space. Overall, the Codo 241 project blends an extremely sensitive adaptive reuse of a vacant and dilapidated building with a striking addition that sends a clear message to the market about the nature of the product, in keeping with the need to change expectations among local consumers about the quality of downtown York's residential offerings. Codo 241 is the first of several Codo projects. The second, Codo 28, was recently completed and a third is currently in the design phase.
