2 LOCATION: Our space is beautifully and uniquely furnished and decorated to create a professional, compassionate and creative atmosphere. Our space is centrally and superbly located in Liberty Square, the heart of the Financial District, near all desirable downtown Boston destinations. We are 1-4 blocks from Post Office Square Park, the Rose Kennedy Greenway, the Waterfront, Faneuil Hall, the Downtown Crossing shopping area and more. There are numerous parking garages, meters, buses and train lines making access to and parking for 112 Water Street convenient. There are numerous businesses and universities within easy access making for rich referral opportunities. The commuter rails at South and North Station are also close making coming into the city for appointments from out of the city or state convenient. Logan airport is 2 miles away. Our building is top quality with responsive maintenance and management. AMENITIES: We have a hot/cold dispenser with cups and tea available for all. We have a microwave, small refrigerator and fax/copy machine for your use. A phone line can be added for a small additional charge. There is elevator and stair access for the floor. The bathrooms are located within easy access on the floor just outside the suite. You may use the office address as your practice mailing address. You may have a web presence at AIR QUALITY: Our suite and building, including the bathrooms, stairway, lobby and front of the building is a non smoking area. Each office has 1-3 windows that open for fresh air.

3 NOISE/SOUND QUALITY: The offices have high ceilings with walls that go to the top of the ceiling. The doors and windows are solid. Though we are in a bustling area on busy streets of the Financial District, the offices are quiet. RATE AND AVAILABILITY INFORMATION for PSYCHOTHERAPY OFFICES AT 112 WATER STREET, SUITE 203, BOSTON, MA FULL day: (8 hours + hour for meal/break/buffer) The FULL day rate is used when 8 or more hours are rented on a given day. The rate is calculated based on market rates for offices in the Financial District for a 5 day work week plus $15.00 dollars per day of use towards utilities and amenities. WHOLE day: (15 hours) The WHOLE day rate is used when you want the flexibility of knowing the office is yours for the entire day to use as you choose. The rate is configured by a blend between the rate for a FULL day + 5 additional hours which are calculated at a half the regular rate. Hourly: Rentable hours at 112 Water Street start at 7am to 9pm. If your hours start in the morning, and you want to start at 8 or 9 am, that would automatically include the 7am hour. If your hours start in the evening, and you want to start at 5 or 6 pm, it would automatically include 7-9pm. As your practice grows or given occasional scheduling needs, it is possible to add on additional hours if you are already renting from us and want to occasionally see clients outside the originally agreed up hours. This must be arranged in advance to confirm availability and rates are according to the office of use. In this as needed way, it is possible to rent the office for only 1, 2 or 3 hours at a time, depending on availability, otherwise we sublet for a minimum of 4 hour blocks as outlined above. 5 RENTAL PROCEDURES AND POLICIES: MEET AND TOUR THE SPACE: Contact Maria Mellano at or to schedule a time for a meeting and tour of the space. By the time of the meeting or at the meeting, please provide a resume and at least 2 references (full names with contact information). AGREEMENT: Agree on interest, hours of use, availability and rent. CONFIRMATION: Confirm interest with intended hours and start date in writing (through is fine). LEASE: Clarify time frame. Sign lease. Rent for 1 st month is due at the time of signing the lease. INSURANCE: All professionals subletting are required to carry their own malpractice insurance AND professional liability insurance (business insurance) that lists the landlord on the policy. We require a copy of both insurances for our files by your start date.

6 LICENSE: All professionals subletting are required to have current licenses. We require a copy of this license for our files by your start date. PAYMENT DUE: For ongoing monthly rent, payment is due by the last Friday of the previous month. SUBLETTING: Subletting the office you are subletting is not permitted without permission and on a case by case basis. HOURS AND OFFICE: The office you are subletting for the agreed upon hours is your office of use while in the space. It is not permitted to use the office outside the agreed upon hours without prior agreement. It is not permitted to use an office other than the one you ve agreed upon without prior agreement. Your office and the central space are set up intentionally. It is not permitted to take furniture from the central space or from other offices without permission. If there is something about the space that you feel you need to perform your work, please bring this to our attention. It will be addressed to the fullest extent possible within a reasonable timeframe.
