Situation Carbeth Guthrie Estate is a small country estate with some 50 acres of private grounds which include formal gardens, parklands, policy woodlands and grazing. Carbeth Guthrie sits in the heart of the grounds and has two driveways. In addition to the drive off the Stockiemuir Road (A809), there is a further drive off the B821 road which connects the Stockiemuir Road with Blanefield. This picturesque estate is in the parish of Strathblane close to the Allander Burn which separates Stirlingshire from East Dunbartonshire. Carbeth is a small hamlet with only a handful of rural homes, about 5½ miles north of Milngavie, one of Glasgow s most cherished suburbs. Glasgow (11 miles), Scotland s largest city, offers outstanding shopping, excellent theatres, world class galleries and a thriving business district. The city can be accessed by rail via train stations at Milngavie and Bearsden (each about 5½ miles). Both Milngavie and Bearsden have thriving town centres and excellent specialist shopping. The nearby village of Strathblane (2.5 miles) offers schooling at primary level whilst Balfron High School is the nearest state secondary school and is held in very high regard. Loch Lomond and The Trossachs National Park, an area of outstanding beauty, is only a few minutes drive to the north. Description Carbeth Guthrie is a fine Category B-listed mansion house of considerable character. It offers flexible accommodation over four levels with a self contained apartment on the lower ground floor which in the past has provided valuable letting income. It comprises over 7200 sq ft in all. Many of the rooms have recently been re-decorated to the highest of standards. The ground floor has some fine reception rooms of great character and a substantial contemporary style kitchen. The first floor offers the main bedroom accommodation with an additional two bedrooms on the attic floor. Steps ascend to a Greek Doric porch with double storm doors to the main reception hallway.
4 The L-shaped reception hallway has beautiful Port Orford Cedar panelling to around picture rail height and elaborate cornicing. The floors are finished with polished herringbone parquet. An arch from the first part of the hallway opens to a sitting room which has a leaded five part bay window overlooking the rose garden, and a substantial wooden fireplace which complements the wooden panelling and accommodates a substantial wood burning stove. Off the reception hallway are a study, the drawing room and the dining room, as well as a boot room. The study has a gas fire set into an Adam style fireplace, with symmetrical fitted book cases to either side. The drawing room is magnificent with its detailed ceiling and wall plasterwork. It has a polished parquet floor and an Adam style fireplace with marble insert. The formal dining room has a pretty cornice, a four part bay window with lovely views over the private parklands and an open fire set into an intricately carved wooden fireplace. The floor is partly herringbone parquet. There are connecting doors to the pantry and to the kitchen. The kitchen is most substantial. It is well finished with recently painted units at wall mounted and counter levels, a four oven Aga and a centre island with an induction hob. A back door leads out to a patio and a staircase leads down to the lower ground level. On the lower ground floor there is a playroom with wood burning stove, a substantial garden room, a utility room/wc and a store. Also on the lower ground floor is a self-contained apartment. On the first floor are five bedrooms, three with en suite facilities and each very different in character. A laundry room, a maid s cupboard and a large linen cupboard with sink and a wc off the half landing complete the accommodation on this level. There are two further attic bedrooms, a family bathroom and two useful stores on the second floor. Self contained apartment The self-contained apartment is on the lower ground floor, with independent access, and comprises a large reception hallway, open plan kitchen/dining room/sitting room with bay window, fireplace, a utility room, a family bathroom and two bedrooms, one with a fireplace and one with a bay window. Grounds The grounds of Carbeth Guthrie Estate are exceptional. They comprise some 50 acres and include formal gardens, parklands, policy woodland and grazing. A gravel sweep to the front of the house can accommodate a number of cars. Seasonally, the parklands are awash with colour with wonderful rhododendrons. There is a beautiful rose garden with sundial and box topiary hedging, some 30 acres of grazing, a lochan and mixed policy woodlands. Outbuildings Stables: Stable block with five loose boxes, separate tack room and midden. It sits adjacent to a well drained riding arena with sand surface. This measures 40m x 20m. Large Agricultural Shed/Office - the Lymekilns Centre Shed and Office: An 80 ft x 40 ft agricultural shed in four bays constructed around 1994 and comprises large storage area (60 ft x 40 ft), workshop, two rooms, washing area and mezzanine storage area. A 46 ft x 40 ft extension in two bays was added around The first bay comprises a large storage area (23 ft x 40 ft), and the second bay comprises two offices, room with toilet, wash hand basin and shower, small kitchen, filing room, further storage rooms, and mezzanine storage area. The second bay including the mezzanine area is centrally heated. The Lymekilns Centre has a wood kiln which takes freshly cut logs and produces seasoned logs for sale.
