In the event of change or update in the contents of this handbook, supplemental pages will be provided to you for replacement. 5 SECTION 1 PROPERTY MANAGEMENT Building Management The Jones Lang LaSalle Property Management Office is located at 4035 Ridge Top Road, Suite 210, Fairfax, VA Our office number is (703) and our fax number is (703) Our office hours are 8:00 a.m. to 5:00 p.m., Monday through Friday. For any emergencies after 5:00 p.m., Monday through Friday, or on weekends, please call our after-hours answering service at (800) As always if there is an emergency please contact our office directly at (703) The following is a list of key staff positions of the Jones Lang LaSalle team and their areas of responsibility at 4035 Ridge Top Road. The Property Management representatives look forward to being of service to you and your company. The Property Management representatives look forward to being of service to you and your company. Senior General Manager Diane Ludden The Senior General Manager is responsible for the overall management of the building. You may refer inquires about your Lease, rental payments, and suite alterations to the Senior General Manager. Assistant General Manager Catherine Kane The Assistant General Manager is responsible for all of the overall daily operation of the building. You may refer inquires about all building services to the Assistant General Manager. Property Administrator James Ola You may refer requests for any general building concerns to the Property Administrator. Chief Engineer Chuck Carnahan The Chief Engineer is responsible for the overall operations of all mechanical and electrical systems for the Building. The Chief Engineer supervises the maintenance and engineering staff, and is responsible for the monitoring of all tenant service requests. All maintenance requests will be forwarded to the engineering staff throught the 360 Facility website. Maintenance Engineer Carlos Rosas The Maintenance Engineer is responsible for assisting the Engineer in the daily operations of the building. All maintenance requests will be forwarded to the engineering staff throught the 360 Facility website. 5

6 The engineering staff will undertake general building repairs, and coordinate maintenance related to the following: A. Emergencies B. Fire Alarm/Sprinkler Testing (Any work or testing performed by tenants contractors to any fire or sprinkler- related system must be coordinated through the management office in writing at least 24 hours in advance.) C. Floods/Leaks D. Heating/Air Conditioning (After hours air service requests must be relayed to the Property Management Office at least 48 hours in advance.) The cost of overtime HVAC is outlined in your lease. E. Janitorial F. Lighting G. Locks & Keys H. Security I. Sign/Directory Changes We strive to have all work orders completed within 24 hours of their origination, but we will respond to any emergency immediately. Emergency situations include (but are not limited to) leaks, fires, electrical problems. The engineering staff will also make every effort to accommodate any Tenant Service Request. If your needs exceed our staffs' expertise, we will arrange for a select vendor to perform the work after we have your written approval of costs. You will be invoiced after job completion. Jones Lang LaSalle Management and Engineering staff are committed to providing you with the highest level of service. Off-Hour Emergency Assistance During holidays, evenings and weekends emergency service is available by calling our after-hours answering service at (800) During these hours, they are authorized to forward your request to the appropriate person. Although our office is not open 24 hours a day, we do have management personnel on duty 24 hours a day, seven days a week to assist in emergency calls. The General Manager, Property Manager and Chief Engineer are on call at all times, if it is necessary to speak with one. 6

7 SECTION 2 TENANT CONTACT FORM For each tenant in the building, the Property Management Office requests the names of three (3) people for contact purposes. The first is the tenant contact who will be responsible for requesting services from the Property Management Office. This person should be authorized to sign tenant service requests for additional work which may be provided at an additional cost. The second name is that of an alternate contact, and the third name is the principal contact. This is usually an officer of the company or someone directly in charge of the office. We are also requesting the home phone numbers of these individuals in case of an after-hours emergency. All home or cell phone numbers are kept strictly in confidence. Please complete the information on the attached form and return to the Property Management Office. 7

10 SECTION 3 BUILDING POLICIES AND SERVICES Access Control System During non-business hours the Landlord reserves the right to exclude any person from the Building who does not have a Building system keycard. Tenant shall be responsible for all persons for whom it requests cards and/or keys and shall be liable to Landlord for all acts of such persons. Landlord shall not be liable for damages for any error with regard to the admission to or exclusion from the Building of any person. Your building is equipped with an access control system. The main lobby doors of 4035 Ridge Top Road are unlocked from 8:00 a.m. until 6:00 p.m. Monday through Friday, Saturdays 8:00 a.m. until 1:00p.m. and Sundays and holidays the main lobby doors are locked. Your employees may gain access to the building and to your floor after hours with their specially- coded access cardkey. You gain access by swiping your cardkey through the readers located at all entrances. After the reader has scanned your cardkey, a green light on the reader will illuminate and you will hear the bolt release. Enter the building through the door closest to the reader. The door will then automatically close and lock behind you. Tenants who request that security or building staff let them into locked spaces are often unaware that this puts our staff members in a difficult position. We do not know every employee of your company and do not want to accidentally admit a former employee or unauthorized person into your suite. For security, safety and liability reasons, the staff at 4035 Ridge Top Road (including management, engineers and day porters) has been instructed not to unlock tenant suite doors. If one of your employees is locked out of his/her suite, we suggest that they contact a fellow employee for access. You may want to designate a person or persons in your office to handle such situations. It is important not to let any individuals enter your suite with you if you do not know them. If Tenant requires telegraphic, telephonic, burglar alarm or similar services, it shall first obtain and comply with Landlord's instructions for its installation. Antenna/TV Broadcasting Except as otherwise provided, Tenant shall not install any radio or television antenna, loudspeaker or other device on the roof or exterior walls of the Building. Tenant shall not interfere with radio or television broadcasting or reception from or in the Building or elsewhere. Building Admittance No animals (other than those providing assistance to the blind), vehicles or bicycles shall be admitted in the Building. 10

11 Building Amenities Building amenities include the following: Deli: Java Works Deli is located on the first floor and serves a variety of gourmet salads and sandwiches. Conference Center: The conference center is located on the first floor next to the deli. Tenant reservations may be made by submitting a 360 request. Fitness Center: The fitness center is located on the second floor, and is available to all building tenants. Access may be obtained by submitting a fitness center waiver to the Management Office. A copy of the waiver is included at the end of the Handbook. Cardkeys and Suite Alarm Keys An initial set of Cardkeys are issued to you prior to your move-in. All cardkeys have an identification number, it is your responsibility to keep track of which cardkeys you have and to whom they have been assigned. It is very important that you are in a position to authorize cardkeys for new employees, or to revoke any cardkeys that are lost. Authorizing or revoking cardkeys is done by the tenant. Additional and replacement cardkeys may be ordered from the security access provider at the Tenant s cost. Cleaning Services Cleaning service will be provided five (5) days a week, Monday through Friday. Please consult your lease for building cleaning specifications. Please DO NOT leave items that are not trash on top of or near wastebaskets. The building also has a dayporter works in the building during business hours, Monday through Friday, to clean common areas and restrooms. At tenant's cost, special cleaning services, such as carpet shampooing, can be arranged by the Property Management Office. Construction or Service Work All construction, service (carpet cleaning, extra window cleaning, etc.) or repair work, as well as the contractors performing such work, must be approved in writing by the Property Management Office. Cooking No cooking (except in microwave ovens, or other cooking facilities approved by Landlord) shall be done or permitted by any Tenant in the Leased Premises. The use of refrigerators, microwave ovens and equipment for brewing coffee, tea, hot chocolate and similar beverages shall be permitted only in designated kitchen areas as approved by Landlord. Daytime Security The security of your suite during business hours is your responsibility. We stress that it is very important for you to be aware, if you are not already, of the very real problem of daytime thieves. We always make every effort to keep you advised of outside contractors that may be in the building. But question all 11

12 people you do not know, and do not hesitate to contact our office or the police if you question someone's identity or purpose in the building. Deliveries (Large) - Furniture or Equipment IMPORTANT - Twenty-four hour prior notification to the Property Management Office, (703) , when moving bulky materials, office furniture or equipment in or out of the building, is required. All moves must be accomplished prior to 8:00 a.m. or after 6:00 p.m., Monday through Friday, or any time on Saturday and Sunday, which is outside of the building's normal hours of operation. Tenants should contact the Property Management Office to coordinate moves and schedule the freight elevator in advance. 1. The following are subject to management's approval: a. Time of delivery or move b. Method of movement c. Routing of movement d. Delivery company information and certificate of insurance 2. Tenant is responsible for injury or damage to any person or property involved as a result of tenant deliveries or move-ins. 3. Two and four-wheel dollies, carts, or other type of conveyances (with the exception of baby buggies and wheelchairs) must be taken into the service elevator only. Please Note: Only packages, cartons, or other items that can be carried by hand may be transported on passenger elevators. 4. Materials that can cause inconvenience or damage (such as open paint or ladders) should not be carried on passenger elevators. 5. All dollies and conveyances of materials, supplies, or equipment must enter through the loading area and be transported on the service elevator. The loading dock is located in the back of the building. Under no circumstances should any deliveries be brought through the front lobby doors. Tenant shall not use trucks, including mail carts, except those equipped with rubber wheels and side guards or such other material-handling equipment as Landlord may approve. Tenant shall not bring other vehicles of any kind into the Building without approval of the Landlord. 6. If the delivery is being made by a professional moving company, you must provide the management office with a Certificate of Insurance for the moving company naming Jones Lang LaSalle Americas, Inc. and CRP-2 Crown Ridge, LLC as additional insureds. 7. The tenant will be responsible for ensuring that the floor and elevator (including carpeting, chrome, marble) are protected during the move. Deliveries (Small) - Office Supplies, Copy Paper, Etc. Routine small deliveries can be made from 8:00 a.m. until 6:00 p.m., Monday through Friday. Deliveries requiring more than one elevator load must be made after business hours, and must be coordinated through the Property Management Office. All deliveries are to be brought into the building from the loading area. 12

13 Door Signage No signage, placard, picture, advertisement, name or notice shall be installed or displayed on any part of the outside of the Building, if visible from a public area, without the prior written consent of the Landlord. Landlord shall have the right to remove, at Tenant's expense and without notice, any sign installed or display in violation of this rule. All approved signs or lettering in public corridors shall be inscribed or affixed at the expense of Tenant by a person or vendor chosen by Landlord and in conformance with the Building's standard signage program. In addition, Landlord reserves the right at Landlord's expense to change from time to time the signs or lettering and to require previously approved signs or lettering to be appropriately altered. Upon request, the Landlord can order building standard door signs. Any new signs ordered after your initial sign is installed (due to name changes, etc.), will be billed to the tenant. When ordering a door sign, please submit your request in writing to the Property Management Office with the company name and suite number exactly as you wish them to appear on the sign. Floor Load Tenant shall not place a load upon any floor which exceeds 50 lbs. per square foot. Landlord, through Landlord's structural engineer whose fee shall be paid for by Tenant, shall have the right to prescribe the weight, size and position of all equipment, materials, furniture or other property brought into the Building. Heavy objects shall stand on such platforms as determined by Landlord to be necessary to properly distribute weight. Hazardous Material The use of oil, gas, or other flammable liquids for any purpose is expressly prohibited. Explosives or other articles deemed hazardous shall not be brought into the Building. Heating & Air Conditioning Tenant shall not use any method of heating (such as space heaters), fans or air conditioning other than that supplied by Landlord. As our Client, you are entitled to heating or cooling Monday through Friday between 8:00 a.m. and 6:00 p.m. and on Saturdays between 8:00 a.m. and 1:00 p.m. without any additional expense unless your Lease states otherwise. Heating or cooling your premises when they are not occupied is a poor use of energy. Because of this, you may find that during hours other than your normal daily routine, the systems are not in operation. If you anticipate working during non-building hours and will require heating and cooling your office, please notify the Property Management Office no less than twenty-four (24) hours in advance. Please include your building address, company name, suite number, date required, time span and your agreement to pay Property Management for the service. Please see page 42 for the OT HVAC Service Request Memo. An hourly rate as outlined in your Lease will be charged. 13

14 When severe weather conditions dictate, our engineering department will monitor outside temperatures closely and start the building's heating and cooling system on a weekend or early in the morning, if necessary, to ensure that the ambient temperature in the building is at a comfortable level when you arrive at work. Holiday Schedule Building Holidays are listed below: New Year's Day Dr. Martin Luther King Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day Please be advised that, as a general rule, building management observes these holidays. On these specific days, the building will be secured and closed and all building services (including but not limited to HVAC, janitorial, and maintenance) will be suspended. Please refer to your lease regarding your specific holiday schedule. Arrangements for building services can be made upon request. Such requests must be made in writing and received by the Property Management Office by 12:00 p.m. on the business day prior to the specific holiday. Please review the holiday schedule carefully. Keep this schedule in a convenient location and/or posted for your employees. Hours of Operation The building is open for normal business operation from 8:00 a.m. until 6:00 p.m. Monday through Friday and Saturday from 8:00 a.m. until 1:00 p.m. HVAC (heating, ventilation and air conditioning) is provided during these times (Unless your lease states otherwise). Keys Two weeks prior to move-in, contact the Property Management Office, in writing, and specify the number of suite keys required for your company personnel. Two (2) keys for each locking door in your space will be provided by the Landlord, any additional key will be billed to the Tenant cost plus 15%. Lobby Directory The directory for the building is displayed in the main lobby. You will be asked to provide the Property Management Office, in writing, with the directory listing you require. The initial cost for your directory listing is free. 14

As loss insurance is a Tenant's responsibility, as specified in your lease agreement, the Property Management Office will verify that the Tenant's personal property insurance is in effect at all times. Material Safety Data Sheets A Material Safety Data Sheet (MSDS) is a document which provides the chemical makeup and characteristics of various products used by tenants in the building. These documents may be obtained from the vendors whom the products were purchased. We need to have records of these materials regardless of their level of toxicity or combustibility. Please provide MSDS for any solutions, solvents, or other materials used in your daily business. These lists will also be kept for fire fighters who may need to know if any combustible or toxic materials are in your space. Office Security Good office security depends upon the active involvement of you and your staff, as well as building personnel. The building has many visitors during the day when offices are usually unlocked. There are several measures you can take to prevent thefts in your office: 1. Keep your suite entry door locked at all times when your reception area is unattended. Do not allow visitors to pass beyond the reception area, unless the receptionist knows them and is aware of the nature of their business. If you plan to have visitors in your office during non-business hours, please make arrangements to get them access. Keep all doors locked after you leave your office or when you are working late. 2. Instruct employees to keep valuables, including purses and wallets, in locked desks when unattended. Do not leave these items in a jacket hung over a chair. 16

17 3. Employees should keep calculators and expensive items off of desktops when they are not at their desks. 4. Articles of value, including handbags and coats, should not be left in unguarded reception areas or on desks, even for a few minutes. 5. Thoroughly mix the combination when closing a vault or safe. Do not leave the vault or safe combination on or in a desk. 6. All keys and access cards should be collected before an employee leaves the firm. Have locks changed if keys are missing or unaccounted for. 7. Notify the management office when loiterers are observed in corridors or washrooms. Report peddlers and canvassers to the management office. 8. Special care should be taken during times best suited for pilferage -- thirty minutes after opening, during lunch hours and before closing. During these times, there is maximum movement of personnel and absence from work areas and office. 9. Check wastebaskets at the end of the day to see if any equipment or other valuables may have been hidden there for late removal. 10. Serial numbers on articles should be recorded to aid police in recovering property in the event of loss or theft. 11. Challenge delivery people, messengers, office equipment maintenance personnel and anyone else asking admittance to your space. DO NOT BE FOOLED BY UNIFORMS - THEY OFTEN SERVE AS DISGUISES. Always ask for identification. 12. Beware of the repair/delivery person who enters your office to make an inspection or "to pick up a machine for repair". Ask questions, obtain company identification, and check with that company for verification. 13. Do not enter an elevator if it is occupied by suspicious looking persons. Simply walk away. 14. Please instruct your employees that when they are entering the building by the phone or access card they are NOT to let ANYONE else in, even if it is someone they recognize. Personnel changes occur frequently, and the trustworthy courier from yesterday, for example, may be neither a courier nor trustworthy today. NOTE: Jones Lang LaSalle is not personally liable for any thefts/damages that occur in Tenant s space. Parking Parking is available to tenants as outlined in their Lease. Rental Payments Questions about your rental payment or other charges should be directed to the management office at (703)

18 Restrooms The restrooms, toilets, urinals and washbowls and other apparatus shall not be used for any purposes other than for which they were constructed. No foreign substance shall be thrown therein. The expense of any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the Tenant who, or whose employees or invitees, have caused it. Seasonal Decorations Christmas trees set up within your demised premises shall be in conformance with the following specifications: 1. Live trees are not permitted in individual tenant space. 2. Trees must be placed so they do not in any way block an exit door, nor obscure an exit sign. 3. Only decorations of nonflammable material are to be used. 4. Electrical wiring shall not be used on metallic Christmas trees. Metallic trees may be illuminated by use of spotlights placed a safe distance away. 5. Any electric lights used on trees must conform to electric code and be UL approved. 6. All artificial trees must be flame-proofed to the satisfaction of the District Fire Marshall. 7. Use of any candle or flame decorations is prohibited. These precautions are for the safety of you, your employees, as well as the building. Thank you in advance for your cooperation in this important matter. Smoking Policy In accordance with the Fairfax County regulations, smoking is prohibited throughout the entire building, including lobbies, stairwells, vestibules and restrooms. Smoking is permitted outside the building in designated smoking area ONLY. Encourage employees to use the ash urns which are located in the rear of the building. Please be considerate of nonsmoking employees/visitors who have to share these areas. Soliciting Soliciting is not permitted in the building. If someone is soliciting in your suite, please notify the Property Management Office at (703) , and we will send appropriate personnel to escort them off the property. Note: Tenants are also prohibited from soliciting to other tenants. 18

19 Tenant Alterations Alterations such as repairs, electrical work, hardware installations, etc., will be made available through the Property Management Office. All requests must be made in advance and initiated by tenant in writing. Tenant Work Order System Work order requests can be submitted by going to and entering your username and password. If you did not receive a username or password, or have forgotten your usernamw or password, please contact the Management Office at (703) Thefts In the event that something is discovered to be missing from your office, please notify the police by calling their local non-emergency number (703) and then call the Property Management Office at (703) In addition, please send a letter or to the Property Management Office stating the details so that we will have a record in our files. Thermostats The temperature is set in accordance with the prescribed building operating equipment needs and the federal guidelines. If the temperature in your office is uncomfortable, please place a maintenance request through the 360 Facility work ticket system. Trash Removal The Tenant shall store all of its trash and garbage within its Premises. The Tenant shall not place in any trash box or receptacle any material which cannot be disposed of in the ordinary and customary manner of trash and garbage disposal. All garbage and refuse disposal shall be made in accordance with reasonable directions issued from time to time by Landlord. Recycling At 4035 Ridge Top Road, we participate in the Fairfax County co-mingled recycling program. That means all recycled material can be put in one container for efficient disposal. We recommend that paper be kept separate. Each Tenant is provided a card board box for paper and one for Bottles and cans and is generally placed in a common area such at a kitchenette or copy room. It is each occupants responsibility to remove their recycling from their desks and place in the common area recycling location. At the end of each day the cleaning crew will dispose of the recyclables in the proper recycling containers. Media Relations Each building tenant should have a public relations representative designated to handle all media inquiries. In the event that the media arrives onsite requesting to speak with someone from your organization, a member of the Management staff would meet the media at the building entrance and provide them with this contact information. Please make sure the Management staff has the contact information for the designated media representative on file, and that it is updated when necessary. 19

20 SECTION 4 TENANT RULES AND REGULATIONS These Rules and Regulations are meant to accompany any Rules and Regulations outlined in your Lease Agreement. The Landlord may, upon request by tenant, waive the compliance by such tenant of any of the Rules and Regulations, provided that: (i) no waiver shall be effective unless signed by Landlord or Landlord's authorized agent; (ii) any such waiver shall not relieve such tenant from the obligation to comply with such Rule or Regulation in the future unless expressly consented to by Landlord; and (iii) no waiver granted to any tenant shall relieve any other tenant from the obligation of complying with the Rules and Regulations unless such other tenant has received a similar waiver in writing from Landlord. 1. The sidewalks, entrances, passages, courts, elevators, vestibules, stairways, corridors or halls or other parts of the building not occupied by any tenant shall not be obstructed or encumbered by any tenant or used for any purpose other than ingress and egress to and from the demised premises and if the demised premises are situated on the ground floor of the building the tenant thereof shall assist the Landlord in keeping the sidewalks and curb directly in front of said demised premises clean and free from ice and snow. Landlord shall have the right to control and operate the public portions of the building, and the facilities furnished for the common use of the tenants, in such manner as Landlord deems best for the benefit of the tenants generally. No tenants shall permit the visit to the demised premises of persons in such numbers or under such conditions as to interfere with the use and enjoyment by other tenants of the entrances, corridors, elevators and other public portions or facilities of the building. 2. No awnings or other projections shall be attached to the outside walls of the building without the prior written consent of Landlord. No drapes, blinds, shades, or screens shall be attached to or hung in, or used in connection with, any window or door of the demised premises, without the prior written consent of Landlord. Such awnings, projections, curtains, blinds, screens or other fixtures must be of a quality, type, design and color, and attached in the manner approved by Landlord. 3. No signs, advertisements, notice or other lettering shall be exhibited, inscribed, painted or affixed by any tenant on any part of the outside or inside of the demised premises or building without the prior written consent of Landlord. In the event of the violation of the foregoing by any tenant, Landlord may remove same without any liability, and may charge the expense incurred by such removal to the tenant or tenants violating this rule. Interior signs on doors and directory tablets shall be inscribed, painted or affixed for each tenant by Landlord, and shall be of a size, color and style acceptable to Landlord. 4. No showcases or other articles shall be put in front of or affixed to any part of the exterior of the building, nor placed in the halls, corridors or vestibules without the prior written consent of Landlord. 5. The water and wash closets and other plumbing fixtures shall not be used for any purpose other than those for which they were constructed, and no sweepings, rubbish, rags, or other substances shall be thrown therein. All damages resulting from any misuse of the fixtures shall be borne by the tenant who, or whose servants, employees, agents, visitors or licensees, shall have caused the same. 6. There shall be no marking, painting, drilling into or in any way defacing any part of the demised premises or the building without Landlord's prior written permission with the exception of hanging pictures and similar items in the demised premises. No boring, cutting or stringing of wires shall be permitted, excluding telephone/computer wiring. 20

21 7. No bicycles, vehicles, animals (except assistance animals), birds or pets of any kind shall be brought into or kept in or about the premises, unless specifically permitted in the Lease and no cooking shall be done or permitted by any tenant on said premises except for a tenant's employees' own use and as otherwise specified in the lease. 8. No space in the building shall be used for manufacturing, for the storage of merchandise, or for the sale of merchandise, goods or property of any kind at auction. 9. The tenant shall not construct, maintain, use or operate within said demised premises or elsewhere in the building of which the demised premises form a part or on the outside of the building, any equipment or machinery which produces music, sound or noise which is audible beyond the demised premises. 10. No flammable, combustible or explosive fluids, chemicals, or substances shall be brought into or kept upon the demised premises. 11. No additional locks or bolts of any kind shall be placed upon any of the doors or windows by any tenant, nor shall any changes be made in existing locks or the mechanisms thereof. The doors leading to the corridors or main halls shall be kept closed during business hours except as they may be used for ingress and egress. Each tenant shall, upon the termination of his tenancy, restore to Landlord all keys of stores, offices, storage, and toilet rooms either furnished to, or otherwise procured by, such tenant, and in the event of the loss of any keys so furnished such tenant shall pay to Landlord the cost thereof, or the cost of replacing the lock, whichever is applicable. Notwithstanding the foregoing, Tenant shall have the right to install additional locks so long as it provides Landlord with keys to such locks. 12. All removals, or the carrying in or out of any safes, freight, furniture or bulky matter of any description must take place during the hours which Landlord or its agent may determine from time to time. Landlord reserves the right to inspect all freight to be brought into the building and to exclude from the building all freight which violates any of these Rules and Regulations or the lease of which these Rules and Regulations are a part. All deliveries shall be made in a manner that does not impede the flow of pedestrian or vehicular traffic. 13. Any person employed by any tenant to do janitorial work within the demised premises must obtain Landlord's prior written consent and such person shall, while in the building and outside of said demised premises, comply with all instructions issued by the superintendent or management of the building. Any work, damage, liability, or matters arising out of this employment of janitorial help by tenant shall be at tenant's sole responsibility and risk. No tenant shall engage or pay any employees on the demised premises, except those actually working for such tenant on said premises. 14. No tenant shall purchase spring water, ice, coffee, soft drinks, towels, or other like service, from any company or persons whose repeated violations of building regulations have caused, in Landlord's opinion, a hazard or nuisance to the building and/or its occupants. 15. Landlord shall have the right to prohibit any advertising by any tenant which, in Landlord's opinion, tends to impair the reputation of the building or its desirability as a building for offices, and upon written notice from Landlord, such tenant shall refrain from or discontinue such advertising. 16. Each tenant shall be responsible for all persons for whom he authorizes entry into or exit out of the building and shall be liable to Landlord for all acts of such persons. 17. The premises shall not be used for lodging or sleeping or for any immoral or illegal purpose. 21

22 18. No tenant shall occupy or permit any portion of the demised premises to be used or occupied as an office for a public stenographer or typist, or for the possession, storage, manufacture, or sale of liquor, narcotics, tobacco in any form, or as a barber or manicure shop, or as an employment bureau, unless said tenant's lease expressly permits such a use. 19. The requirements of tenants will be attended to only upon application at the office of the building. Building employees shall not perform any work or do anything outside of their regular duties, unless under special instruction from the management of the building. 20. Canvassing, soliciting and peddling in the building is prohibited and each tenant shall cooperate to prevent the same. 21. No water cooler, plumbing or electrical fixtures shall be installed by any tenant without prior written approval by Landlord. 22. There shall not be used in any space, or in the public halls of the building, either by tenant or by jobbers or others, in the delivery or receipt of merchandise, any hand trucks, except those equipped with rubber tires and side guards. 23. Where carpet is installed over access plates to underfloor duct, tenant will be required, at tenant's expense, to provide access when necessary. 24. Mats, trash, or other objects shall not be placed in the public corridors. 25. Landlord does not maintain suite finishes which are nonstandard, such as kitchens, bathrooms, wallpaper, special lights, tenant's equipment, including supplemental HVAC, etc. However, should the need for repairs arise, Landlord will arrange for the work to be done at the tenant's expense. 26. Electrical and telephone floor distribution boxes must remain accessible at all times. 27. Tenant shall not cause or permit any unusual or objectionable noises or odors to emanate from the premises or permit the playing or making of music, sound or advertising matter which can be heard outside of the demised premises. 28. The tenant agrees to shut off all of its lights at the end of the work day. 29. Tenant covenants and agrees to maintain a high standard of cleanliness and repair of the premises. 30. Tenant shall not overload the wiring or place a load upon any floor of the premises exceeding the floor load per square foot which such floor was designed to carry 50 pounds per square foot and which is allowed by law. Fixtures, machines, and mechanical equipment shall be placed and maintained by tenant at tenant's expense in a mounting sufficient, in Landlord's judgment, to absorb and prevent vibration, noise and annoyance, and to prevent damage to the building. 31. Tenant shall not permit or commit any waste or nuisance at the premises or use the same or any part thereof or permit the same to be used in any manner that would impair the strength of, damage or endanger the walls, floors, or ceiling of the premises or of the building; nor shall tenant interfere with the peaceful and quiet enjoyment of any other tenant of the building. 32. Tenant will report all damages to the demised premises to the Landlord promptly upon discovery. 22

23 33. Tenant shall be required to procure a maintenance contract for all supplemental HVAC equipment installed on the premises on Tenant's behalf. The agreement shall include at least two annual preventive maintenance inspections of said equipment. Tenant shall provide Landlord a copy of said contract. 23

24 SECTION 5 EMERGENCY PROCEDURES General Information Report all emergencies to the appropriate local authorities first, by calling 911 for fire, police and/or ambulance, then to the Property Management Office by calling (703) When calling this number, please provide the following information: suite number, floor, tenant name, person calling, phone number and the nature of the emergency. After business hours, call (800) The local non-emergency number for fire, police and/or ambulance is (703) I. Below are some prudent procedures that should be followed in almost every type of emergency: A. Remain calm. Panic can cause more damage and injury in many cases than the emergency itself. B. Contact the appropriate party immediately and relate all pertinent information, such as the exact location of the emergency, name and nature of emergency, etc. C. DO NOT add to the situation by exaggeration or by relating irrelevant or unsubstantial statements. D. DO NOT become a spectator. Head away from, not toward, the problem area. Avoid getting in the way of emergency personnel. E. Follow the directions of those in charge. F. If an evacuation takes place, remember to use the appropriate areas designated for this purpose, remain calm and be courteous to others. II. We strongly recommend that each tenant establish an internal procedure for handling emergency situations. Appropriate representatives should be appointed and given the responsibility of coordinating emergency procedures in cooperation with the management office. All employees should understand what your emergency coordinator's role is during emergency situations. The management office should have the name and telephone numbers (both during and after-hours) of the emergency coordinator. The emergency coordinator should be familiar with the location of all emergency exits, equipment and telephone numbers of all emergency services. The emergency coordinator for the Building is the Property Manager. The backup emergency coordinator is the Property Assistant. The emergency control center is the Property Management Office which initiates all evacuation, facility shut-down procedures, and layouts needed to effect emergency action plans. The Property Management Office should be aware of any special or unique situations within the tenant's area such as: * Handicapped personnel * Personnel with a history of health problems, such as heart problems, diabetes etc. * Special equipment or materials which would be helpful or harmful in emergency situations. * Unusual working hours. 24

25 III. Below are procedures we suggest for action to take during emergency situations, and which will help ensure the emergency's safe and quick resolution. Each tenant should thoroughly understand the guidelines set forth in this section. While the final decision on what action to take rests with the individual, we urge that at all times you follow the directions of emergency personnel. IN CASE OF A POWER FAILURE 1. Open draperies and raise blinds to let in outside light. 2. Use a portable flashlight 3. If you are instructed to evacuate: a. Lock all areas. b. DO NOT congregate in lobby areas. c. Go to a designated area and remain with your group. d. Return to the building when instructed by the proper authority. 4. If you are in an elevator during a power failure, DO NOT PANIC. Your elevator will cease operation, but WILL NOT FALL. Do NOT force open the doors. You may reach the security monitoring company by using the phone inside each elevator cab. IN CASE OF MEDICAL EMERGENCIES 1. Notify rescue squad - Dial Notify the Property Management Office. Dial (703) or (800) after hours. 3. Dispatch someone to meet the ambulance at the building entrance. If needed, have someone hold an elevator. 4. Keep the victim WARM. Use blankets if available. Clothing such as coats or jackets can also be used. 5. Apply pressure to any severe bleeding until emergency personnel arrive to take over treatment. 6. If there is a possible back or neck injury, DO NOT MOVE THE PERSON UNLESS ABSOLUTELY NECESSARY. 7. Notice the alertness of patient, and remain calm. Comfort the victim with a calming tone of voice. Assure the victim that he or she will be all right and that others are in control of the situation. 8. Determine, if possible: a. Victim's name, address and age b. Nature of illness or injury 25

26 c. Allergies and any medications currently being taken d. Local doctor and date last treated IN CASE OF AN ELEVATOR MALFUNCTION 1. Press the button on the phone. This will automatically call the security monitoring company. These telephones are monitored 24 hours a day. 2. Give the person who answers the phone the address of the building and the floor you are on if you know. 2. DO NOT PANIC. There will only be a short delay until the elevator controls are corrected. The elevator is secure - IT WILL NOT FALL. IN CASE OF A FLOOD 1. Contact the management office at Give the person who answers the phone the address of the building and the floor you are on. 3. DO NOT TOUCH ANY EQUIPMENT WITH CONNECTED ELECTRICAL WIRING IF IT IS WET OR YOU ARE STANDING IN WATER. If the area is safe, disconnect all electrical powered equipment. Remove items from the floor that could be damaged and any other equipment in the area, if possible. IN CASE OF A TORNADO A tornado warning is an alert by the National Weather Service confirming a tornado sighting. The weather service will announce the approximate time of its detection and direction of movement. (Winds will be 75 MPH or greater) If a tornado warning has been announced, please follow the procedures outlined below: 1. Move away from the perimeter of the building and exterior glass. 2. If you have an office which is located on an exterior wall, leave the office and close the door. 3. Go to the elevator lobby or adjacent corridor on your floor. 4. Sit down or kneel, and protect yourself by putting your head as close to your lap as possible. 5. If you are in transit in the building, take protection in a stairwell. 6. If you are caught in an office which is located on a perimeter wall, seek protection under a desk. 7. DO NOT GO OUTSIDE THE BUILDING. 26

27 IN CASE OF A HURRICANE If a hurricane warning has been announced, please follow the procedures outlined below: 1. Tenants should be prepared at a moment s notice from the Property Management Office to close their businesses and seek safety. 2. Tenants with glass doors directly exposed to the weather should take responsibility for properly securing the doors with some type of sturdy material. 3. Upon initial work from the Property Management Office to close the building, all Floor Wardens should be responsible for contacting those employees in their suites and giving them instructions to evacuate. IN CASE OF AN EARTHQUAKE Some common sense procedures to follow in the event of an earthquake are: 1. Keep calm. 2. A major cause of serious damage or injury caused during an earthquake results from flying objects. Get under a sturdy structure such as a desk or table and cover your head. Remain there until it appears safe to leave. Do not stand in doorways. 3. It is very likely that an earthquake will be the cause of a fire or other emergency. If this occurs, follow the same procedure you would in similar circumstances. 4. Because of the scope of an earthquake, many of the normal emergency services we rely on might be interrupted. 5. Follow instructions of emergency personnel. SHELTER IN PLACE PROCEDURES Sheltering in place will be used in cases of violent weather, or when either accidental or intentional releases of hazardous materials may affect the outside environment. This procedure is usually a short duration of 15 minutes up to several hours. The floor plans should indicate safe relocations areas Notifications will be announced by all means available (phones, s, walkie talkies, megaphones) Ensure that family planning includes emergency situations that may delay your trip home. Items that may be retrieved by the team are flashlights, portable radios to include NOAA radios, batteries and basic administrative supplies. These items should be stored in a secured area but easily accessible by all team members. There is no need to store food or water but all employees should be encouraged to have there own emergency supplies such as a bottle of drinking water, non-perishable snacks and personal 27
