6 3. TOP TEN ESTATE RULES 1. GOLF CARTS Pecanwood Estate faces continuous transgressions with regards to golf cart use. Minors and unlicensed persons are not allowed to drive a golf cart even with adult supervision. The Pecanwood roads are public roads and the appropriate regulations of the Road Traffic Ordinance applies. The minimum license required is a Code A1 license, i.e. 125cc motor cycle license. 2. DOGS Dogs must at all times be on controlled leashes and dog excrement must be removed by the dog handler/owner. Dogs are also not allowed on the golf course or in the Estate Lakes. As dogs do tend to bark and cause nuisance, please be considerate to your neighbours and make sure the dogs are attended to and are not left alone. All pets on the Estate must wear name tags. 3. MOTORBIKES No petrol scooters, quad bikes, off-road bikes are allowed on the Estate. Motorbikes are allowed to enter the estate and exit the estate but not leisurely travel up and down the Pecanwood roads. 4. NOISE No persons shall disturb the public peace in a street or public place, or on private premises by making noises or causing them to be made by shouting, quarrelling, fighting, singing or playing any type of musical or noise-creating instruments or gramophone, or by means of a radio, loud speaker or similar device, or by riotous, violent or immoral behaviour. 5. GOLF COURSE It is emphasised that the golf course is a separately owned private property and limited access is permitted at the owner s discretion. Besides golf, other games and sports are not permitted on the course. No golf practice, or picnicking, or braaing, or despoiling of the course is allowed. No golfers are allowed to enter any private premises. After hours when golf course play is completed, walking and jogging is allowed on the cart and other designated paths. 6. SWIMMING POOLS As swimming pools are obvious dangers to children, pools must be protected by fences and / or safety nets or covers at all times to comply with the National Building Regulations. 7. SPEED The speed limit is 40 km/hour, and the appropriate regulations of the Road Traffic Ordinance shall apply. Please keep to the speed limit. 8. TRAILERS Trailers are not allowed to be visible from the roads side. Trailers are also not permitted to be parked on driveways, gardens or open stands. 9. FISHING Strictly no fishing is permitted from the 13th fairway, Spurwing Lake and from anywhere else on the Golf course. Only Spurwing Lake property owners are allowed to fish from their privately owned decks & jetties. 10. FIREWORKS Please note that NO firework displays of any kind are allowed on the Estate. 7 4. SECURITY The security service provider contracted to the Pecanwood Estate HOA is Protea Coin Group. They have been associated with Pecanwood since The HOA has upgraded the security infrastructure with state of the art technology to ensure the safety and security of its residents. For entering and exiting the estate and internal booms you will need an access card. Attached please find the application form. Below is the process for approving the access cards: 1. Levies must be fully up to date / property must be registered in applicant s name (if an owner). 2. Should your levies be in arrears 60 + days, the access cards on the property will be deactivated. 3. Lease agreements must accompany application forms if you are rental tenant. 4. A copy of applicant s driver s license must accompany application. 5. Once all checks are done the applicant will be contacted to come and collect the card. Cards must be collected in person. 6. On collection of the cards the applicant must provide positive proof of identification (ID Book). A photo of the applicant will also be taken at this stage and the card issued. 7. The first two cards issued to a stand are free of charge, thereafter a fee applies. No person will be permitted to have more than one card issued to his/her name. 8. The cost of additional card is R 50 per card; a replacement card is R 250. House alarms are encouraged on the Estate. They do however need to be silenced and linked to the control room for security purposes. The security office and control room is open 24 hours a day. 8 5. GARDEN SERVICES Pecanwood Estate HOA utilises the services of Life Landscapes (contracted service provider) for the maintenance and upkeep of house gardens and common areas on the Estate. The cost of this service is included in your monthly levy, any additional work and requests given to Life Landscapes will be charged separately for your account. Their contractual responsibilities to your house garden: - Checking of irrigation, controllers and unblocking of sprinkler nozzles, - Weed control in driveways, - Edging and deadheading of flower beds and shrubs, - Mowing of lawns. Country Club Office landline: Pro Shop: CLOSING The potable water to the Estate is supplied from several boreholes situated on the Estate and not from the Hartbeespoort Dam. The water is tested on a regular basis by certified service providers and by the Water Plant Operators Prentec. The tests confirm that the water is of good quality and fit for human consumption. Hartbeespoort Dam water does not affect Pecanwood Estate s drinking water. The irrigation is however supplied from the Hartbeespoort Dam and should not be consumed. As water is a scarce commodity throughout the world we urge residents to please use water sparingly. Please ensure domestic workers and family members are informed to keep the taps closed and to report any leaks to the HOA. You will be receiving an invitation to join Pecanwood s Social Network where as a member you can be kept upto-date on the activities on the Estate and to provide your feedback.
