2 ARLINGTON RIDGE COMMUNITY ASSOCIATION, INC. RULES AND REGULATIONS The following rules and regulations are intended for the comfort, welfare and safety of the homeowners and their visitors, and are to maintain the appearance and reputation of our Community. These rules and regulations may be amended from time to time to achieve this purpose. Rules and regulations must be observed by -Owners and their guests at all times. The Association, Developer, Community Development District, Golf Owner, and Owners may enforce the Rules and Regulations. All capitalized terms have the definition stated in the Declaration of Restrictive Covenants for Arlington Ridge, as recorded in the public records of Lake County, and as same may be amended from time to time. Section 1. RESIDENT REQUIREMENTS, PURPOSE AND GUESTS 1.1 FIFTY-FIVE AND OLDER COMMUNITY. At the time of application for a change in occupancy, or upon demand of the Association, all prospective occupants and all existing occupants of Homes in the Community shall be required to produce for inspection and copying, one of the following age verification documents: driver's license; birth certificate; passport; immigration card; military identification; other valid local, state, national or international documents containing a birth date of comparable reliability or a certification in a lease, rental agreement, application, affidavit or other document signed by any member of a household age 18 or older asserting the age of its occupants. On January 1 of each even-numbered year, all existing occupants shall be required to provide the names and ages of all current occupants of the unit, in writing, to the Association. Failure to provide the written occupant documentation shall constitute a violation of these Rules and Regulations. 1.2 PURPOSE. No Homesite shall be used for other than residential housing and any Home shall be used only as a residence for a single family. No structures of a temporary nature, trailer, tent, shed, garage, barn or other outbuilding shall be used or erected on any Homesite at any time to be used as a residence. Boarding or renting of rooms is prohibited. 1.3 GUESTS. Owners are required to acquaint their guests with these rules and regulations, and Owners are responsible for the actions and conduct of their guests any may be held liable for any property damage within the Community caused by their guests. Guests under the age of sixteen (16) must be accompanied by an adult while using Common Area or Community Services. Section 2. OCCUPANCY AND SALE OF HOMESITES. 2.1 Any change in occupancy of a Home must be approved by the Association. Written application for a change in occupancy shall be submitted to the Association, and the Association shall not withhold approval unless such change in Rules and Regulations 1

3 occupancy causes a violation of this Rule 1.1 or Article VIII, Section 2 of the Declaration. Section 3. LANDSCAPING, MAINTENANCE, FENCES, AND LIGHTING 3.1 LANDSCAPING. New Homes will have landscaping installed at the time of construction of the Home. Owners may not remove plants, shrubs or other landscaping upon vacating the Homesite. The Association is responsible for lawn mowing, lawn trimming, and lawn edging. The Owner is responsible for the watering of his lawn and grounds and for any other service, such as weeding garden beds, tree trimming or service, at the Owner's expense. Lawn and garden watering are to be performed on the schedule provided by the Association in accordance with the St. Johns Water Management District). An Owner's failure to water according to the schedule provided by the Association shall be a violation of these rules, and the Owner shall be subject to the enforcement provisions of the Declaration. 3.2 MAINTENANCE. Owners are responsible for the appearance of their own Homesite which shall be kept neat and clean and in a state of good repair. Damage to improvements must be repaired and restored to original condition within forty-five (45) days from the date the same occurs. Outside storage is not allowed, including freestanding storage units of any kind, unless completely screened from view from neighboring properties and roadways and subject to the approval of the ACC Section 4. OUTSIDE ANTENNAS & SATELLITES 4.1 Cable television service is provided to residents of the Community by the Association. Section 5. COMMERCIAL ENTERPRISES AND SOLICITING. Commercial enterprises are not allowed to be run out of Homes or Community Property. Soliciting is prohibited. Section 6. VEHICLES 6.1 An Owner's vehicles must be parked in the garage or in the Homesite driveway. Vehicles may not be parked in such a manner to block any driveway. Parking on lawns is not permitted. Home. 6.2 No vehicle repair is permitted which would be visible from outside the 6.3 Vehicles are not permitted to be parked in the Common Areas of the community, except in a parking lot for such purpose while using Community Services. No vehicles may be parked overnight on any Community street except as noted below in Rule Only operating and licensed vehicles are allowed in the community. Rules and Regulations

4 6.5 Commercial vehicles, trucks larger than a pickup truck with a cab-high shell or vans larger than a mini-van, are not permitted to park in the resident's driveway. 6.6 Recreational vehicles (including boats and boat trailers) must be stored in a garage, outside the Community or in a storage area provided in the Community at the Owner's expense. 6.7 A valid driver's license is required to operate any motor vehicle or recreational vehicle and/or golf cart within the Community. 6.8 Mopeds, minibikes, motorcycles and golf carts are permitted within the Community provided they are equipped with a proper muffler and are to be used as transportation by a resident. No minor or unlicensed children may operate any of these vehicles within the Community. 6.9 Recreational vehicles (RV Trailers & Motor Homes, boats and trailers, etc.) are not allowed to be parked outside at a Homesite, EXCEPT that overnight parking is allowed for NO MORE THAN 48 HOURS, under the following conditions: The parking of the vehicle does not impede NORMAL flow of traffic, or create a severe SAFETY HAZARD for neighbors or residents, and only for the purpose of preparation for a trip, or upon return from a trip (i.e. loading/unloading cleaning or washing), or when owned by visiting guests RV homesite owners only are permitted to park an RV in their driveway for up to a week to accommodate a visiting guest. Section 7. SPEED LIMIT. The speed limit within the Community is twenty-five (25) miles per hour for everyone including, but not limited to: all Owners, visitors, employees, and contractors. Section 8. PETS. Pets are allowed in the Community provided the following are adhered to by the pet owner: 8.1 When outside, all pets are to be leashed. 8.2 Pet droppings are not permitted anywhere within the Community. You must clean up after your pet. 8.3 No animals, livestock or poultry of any kind shall be raised, bred, or maintained on any Homesite, except household pets, for the sole pleasure and purpose of the occupants, but not for any commercial use or purpose. 8.4 Except for aquarium fish, in no event shall more than three (3) pets be housed on any Homesite. 8.5 Any resident may be required to permanently remove a pet from the community if in the sole discretion of the Association, the pet constitutes a nuisance or if any provision regarding pets is violated. 5 Section 9. MISCELLANEOUS 9.1 OUTSIDE CLOTHES DRYING. No clothing, bathing suits, towels, etc., shall be draped or hung in the yard, on a lanai, or otherwise visible outside the Home. Clotheslines of any type are prohibited. 9.2 TRASH RECEPTACLE. All trash, household garbage, etc., except lawn waste, must be placed in plastic garbage trash bags and kept in a suitable, tightly closed trash container. Lawn waste shall be placed in a suitable, tightly closed container. These containers are to be kept only inside the garage or otherwise shielded from view of neighboring properties and the streets by a structure or landscaping approved by the ACC or the Developer. Containers are to be placed curbside in front of your home only on the day trash/garbage is to be collected. 9.3 OBJECTIONABLE NOISE NUISANCE. No excessive noise is permitted between the hours of 11:00 p.m. and 8:00 a.m. No activity which may be considered noxious or offensive by reason of odor, sound, appearance or sight outside of the Homesite shall be conducted on any Homesite. 9.4 UTILITY ACCESSIBILITY. All utility pedestals, connections and fire hydrants should be clear of any shrubs, bushes, or any obstructions so they may be inspected and accessible at all times. In the event such pedestals, connections and hydrants are not accessible, the Association may remove any obstruction. 9.5 YARD DECORATION. No yard ornaments, including, but not limited to, statues, fountains, windmills, sundials, weather vanes, etc., are permitted. 9.6 WATER SOFTENERS. Per attached Amendment dated December 12, Rules and Regulations 4

Rules and Regulations by adding thereto the following provision: 9.6 WAT..S SOFTENERS. Unless speciscally approved by the Architectural Control Committee, all water softeners installed on a Horoesite must be located inside the garage or Home, The water softening system must be of a type with no backwash or must discharge backwash into a drain connected into the sanitary sewer or wastewater system for the commtmity. If the Architmtaral Control COrrnitee approves an Outdoor installation, the water softener mum be completely shielded by landscaping or other approved sc, ning so that it can not be seen from neighboring hots--sites. Furthm, the application for ACC approval shall rm.:: the mans= and lo. ion in which the water softening system discharge backwash. For water softeners without a backwash discharge, the reamtcaeturer's spw.:5earloos shall be suited w*& the application. Any water softener malfunction that =am damage is the responsibility of the homeowner. Discharge of backwash into the yard, or a dry well, or in any manner other than into the sanitary sewer or wastewater system frr the community, is prohibited.
