4 Congressional District Report For the 115th Congress This report presents the most recent and relevant data at the District and State levels in support of the goal of the National Association of REALTORS to sustain and strengthen home ownership. For many people, home ownership is the achievement of the American dream. From a policy perspective, home ownership is one of the most effective ways to reduce wealth and income disparity; home values provide the largest source of net worth for many Americans. Situated principally in older housing in suburban areas in the Northeast (especially in New York and New Jersey) and secondarily in the West (especially in California), these slightly older couples move less than any other market. Many couples have already transitioned to empty nesters; many are still home to adult children. Families own older, singlefamily homes and maintain their standard of living with dual incomes. These consumers have higher incomes and home values and much higher net worth. Older homes require upkeep; home improvement and remodeling projects are a priority--preferably done by contractors. They enjoy good food and wine, plus the amenities of the city's cultural events. Our Neighborhood Established neighborhoods (most built between 1970 and 1990) found in the suburban periphery of large metropolitan markets. Married couples with no children or older children; average household size is % owner occupied; 71% mortgaged. Primarily single-family homes, with a median value of $311,000. They change jobs often and therefore choose to live in condos, townhomes or apartments; many still rent their homes. The market is fast-growing, located in lower-density neighborhoods of large metro areas. Enterprising Professionals residents are diverse, with Asians making up over onefifth of the population. This young market makes over one and a half times more income than the U.S. median, supplementing their income with high-risk investments. At home, they enjoy the Internet and TV on high-speed connections with premier channels and services. Our Neighborhood Almost half of households are married couples, and 30% are single-person households. Housing is a mixture of suburban single-family homes, row homes, and larger mult-iunit structures. Eat out at The Cheesecake Factory and Chickfil-A; drop by Starbucks for coffee. Leisure activities include gambling, trips to museums and the beach. Have health insurance and a 401(k) through work.
