PERMISSIBLE USES- Only following uses shall be permitted in the building to be constructed in the institutional plots. i) Corporate Offices. ii) iii) iv) Research and Development Centers. Staff-Education and Training Centers. Offices of Professional Groups/Associations/Societies not engaged in Commercial/Manufacturing activities PROCEDURE FOR ALLOTMENT-The applicant will apply on the enclosed format alongwith earnest money of the plot in the shape of bank draft in favour of Estate Officer-II, HUDA, Gurgaon. The applications shall be scrutinized/applicants interviewed by a Standing Screening Committee constituted for the purpose. NOTE:- Application complete in all respect shall be submitted to the Estate Officer-II, HUDA, Gurgaon on or before the closing date of the scheme. 4 Other Terms and Conditions. 1. The earnest money, i.e. 10% of the total cost of plots shall be deposited in the shape of bank draft in favour of the Estate Officer-II, HUDA Gurgaon alongwith the application. Only such applications shall be valid as are accompanied by the earnest money. 2. The allottee shall have to convey his acceptance of plot offered and 15% of the total cost of the plot within 30 days from the date of issuance of the letter of allotment to make 25% of the total cost of the plot. In case of failure to deposit this amount within 30 days, on written request from the allottee, this period can extended for 60 more days on payment of interest at the rate of 12% per annum. However, if the payment is not made even within this extended period, the allotment shall be cancelled and the deposited earnest money (10% of the cost of plot) will be forfeited against which the applicant shall have no claim for damages. 3. The balance 75% amount of the tentative price of the plot can be paid either in lumpsum without interest within 60 days from the date of issue of allotment letter or in 4 half yearly installments. The first installment will fall due after the expiry of six months of the date of issue of allotment letter. Each installment would be recoverable together with on the remaining amount. The interest shall however accrue from the date of offer of possession. In case of delay in depositing the installment, penal 15% per annum (simple) or as decided by the Authority from time to time shall be chargeable for the delayed period on the delayed amount. 4. The price/cost of the plot is tentative to the extent that any enhancement in the cost of the land awarded by the Competent Court/ Authority under the Land Acquisition Act shall also be payable proportionately, as determined by the Authority, within 30 days of its demand. 15% per annum (simple) or as decided by the Authority from time to time, shall be payable on the delayed payment of enhancement. 5. The construction of the building on the institutional plots shall have to be completed by the allottee within 2 years from the date of offer of possession. 6. The land and buildings shall continue to vest in the Authority until the entire consideration money alongwith interest or any other amount due to the Authority on account of sale of such land or building or both is paid.

5 7. You shall have no right to transfer by way of sale, gift, mortgage, or otherwise the plot/building or any right title or interest therein. The plot allotted for institutional purpose shall not be allowed to be transferred in any case. 8. The plot/building shall not be used for any purpose other than that for which it has been allotted in accordance with the plans approved by the Competent Authority. No obnoxious traded shall be carried out in or on any such plot/ building. No shop or commercial activity of any kind shall be allowed/ permitted to be carried on at the plot. 9. The plot shall not be allowed to be subdivided or fragmented under any circumstances. 10. The Authority shall not be responsible for leveling the uneven sites/plots. 11. The allotment shall be governed by the provisions of HUDA Act 1977 and Rules and Regulations framed thereunder. 12. The maximum permissible coverage on ground floor shall 33% of the site and the maximum permissible FAR is 150% of the site. 13. All disputes and differences arising out of or in any way touching upon or concerning this allotment what-so-ever, shall be referred to the sole arbitration of the Chief Administrator or any other officer appointed by him. The decision of such arbitrator shall be final and binding on the concerned parties. 14. Applications complete in all respect shall have to be submitted to the Estate Officer-II, HUDA Gurgaon on or before the closing date of the scheme.
