South African Association of Certified Home Inspectors is a strict independent association offering buyers, sellers, rental agencies, property asset managers, realty professionals, bond originators, homeowners and transfer attorneys a 500 point report on the condition of the property prior to change in ownership allowing for a fair & reasonable negotiation and thus avoiding dispute and litigation. We do not offer opinion on bank value (this is a property evaluator). We don t explain the origin of the defect. We do not offer repair estimates. We do not offer litigation time should a matter become litigious between buyer and seller. We don't pass or fail the report. We do not discuss or share the report with anyone but the client. We examine the plumbing and electrical COC to verify against basic procedures. On snag lists we use reference to SANS & NHRBC standards as updated from time to time, we do not debate with the builder or realty professional. We do not meet with our client to discuss the report as part of the cost fee. We do not book a report without a deposit. We reserve the right to decline any report requested from a client for whatever reason without explanation.
4 We do not climb into or onto roofs, we use drones if necessary. We do not guarantee the report for longer than 48 hours. Our reports are the property of SACHI. The first day is an introduction to the entire business model, if you re happy to peruse the IP the balance is required prior to the programs commencement on day 3.
5 Flight refund A flight refund of R 2, is paid for those travelling from anywhere in SA upon completion of the InterNachi examination. Property Practitioners Act 2019 All homes sold must be accompanied by a property defect report in accordance to the new Property Act We suggest download and self study. Everyone benefits. Sellers avoid risk due to the legality of the act in terms of inflated contractors invoices procured by the buyer and drawn out costly litigation in civil courts costing tens of thousands. Buyers mitigate risk due to the economic liability due to unforeseen and undisclosed repairs and issues. Estate agents are no longer at risk of losing their fidelity fund certificate. We also provide business development for those wishing to recruit, train and manage inspectors developing a vertical integrated infrastructure over time able to mange 60 inspections plus per month (upon request).
