In 2016, our second branch was opened in Boutik Mall, Reem Island and it is open from 7:30-21:30, 7 days a week (including Friday). From this new, open-plan location we are able to offer round the clock services to our clients whether they are a landlord or a tenant. On top of this we operate a 24 hour Property Management hotline for all of our valuable clients. Most property management is done as an ancillary service to the big banks and property developers in Abu Dhabi. 3 WHAT DO WE DO & HOW DOES IT BENEFIT YOU? We Find Tenants Quickly Every week your property is empty is 2% of your revenue for the year so it is very important to minimize vacant periods. We help you: a. Price it right from the beginning and stay close to market change. b. Utilise one of the largest in-house leasing teams in the city (we leased over 600 individual units in 2016). c. We incentivise all agents in Abu Dhabi, both external and internal, with full commission to find you a deal. We don t make agents split commission with us. d. We stay open longer (14 hours a day 7 days a week) so as not to miss an opportunity for you e. Our property managers always take leasing your property personally and go that extra mile to close you a deal. We Manage the Tenants for the life of the Lease We liaise with tenants during their entire tenancy and build a solid relationship with them. From assisting with move in documentation to explaining how to operate the a/c we are on hand to help them settle in. This not only helps to ensure your property is maintained in good condition, but also enables us to negotiate better rent for you upon renewal. Happy tenants stay longer! We Manage Maintenance Water leaks and a/c breakdowns can happen at any time day or night, Slow or poorly done maintenance is often the biggest complaint from tenants and many owners spend more money than they should. We coordinate maintenance and oversee the work to ensure it s up to standard. High quality and timely maintenance keeps your tenant happy but more importantly it preserves the value of your investment. 4 MORE OF WHAT WE DO AS YOUR PROPERTY MANAGER 1. Taking Over the Property We make contact with your tenant, developer and facility manager to introduce ourselves. We ensure a smooth transition from you to us, so from day one we become the first point of contact. 2. Tenant Liaison If an emergency occurs at 3am in the morning your tenant wont call you; he calls us. We are your representative for everything so that you can have complete peace of mind. 3. Maintenance Provider Liaison We hate wasting time coordinating with incompetent tradesmen. That s why we only work with qualified technicians. They get the job done right the first time, which saves us time, saves you money and keeps your tenant happy. 4. Property Inspection We inspect your property every six months. Because we know fixing ALWAYS costs more than preventing problems from happening. That s why we believe in the proactive approach to managing your properties. Before problems become problems, we address them. 5. Move-out Service We manage your old tenant out, inspect the property and negotiate the security deposit. We then coordinate maintenance and repainting to restore your property to its original condition. 6. Leasing Service Don t lose money as your property sits empty. We know when to renew your tenancy agreement, when to find you new tenant and we also keep you up to date with current market prices. We are the recognized leader in the Abu Dhabi leasing market, maintaining extensive relationships with private and governmental entities to place their staff. 7. Move-In Service Our job does not stop once we find you a tenant. We do everything to help your tenant settle in to keep him/her happy. Because we all know, happy tenants stay longer and pay more rent! 8. Rent Service Have you ever forgotten to cash in your cheques? Sounds unbelievable, but it happens very often to busy owners like yourself. We do it for you. We can help you cash in your cheques as they fall dueor remind you, which ever you prefer. 9. Renewal Service We issue renewal notices in line with the law and will recommend to you if a rent adjustment is sensible. We monitor the market price and negotiate the rent on your behalf (subject to your approval). You maintain a good relationship with your tenant and we take care of the rest.

5 OUR SERVICE & FEES Standard Package Property Management Service with Full Maintenance Full Property Management Service including an annual maintenance contract (AMC). The AMC includes a/c, electrical and plumbing preventative visits twice annually, unlimited emergency call outs, free inspection of maintenance issues and highly favorable rates for any materials. The cost of this package is only 6% of the annual rent on the unit. Property Management Only Package Property Management Only Service Our Property Management Service as detailed in this brochure but maintenance to be paid for on an ad hoc basis. The cost of this package is only 4% of the annual rent on the unit. For the differences between our Property Management Only and Standard Packages see below, or us: Brand New Property Package Property Management with Snagging Service Ideal for an owner who is about to receive his/her brand new property During the Defect Liability Period, any defects in your properties will be fixed for free by the developer. The important thing here is to identify defects properly. This package includes a full snagging service to identify all defects. Your property manager will continue liaising with your developer until all issues are rectified. Having snagging done properly protects your interests and ensures that you get the most value out of your property. The cost of this package is only 6% of the annual rent on the unit. Tailor-Made Package & Power of Attorney Service Due to our customer focused approach we can also create a tailor made individual package if required. 7 FREQUENTLY ASKED QUESTIONS 1. I have some leasing agents helping me with leasing, why should I hire a property manager? Leasing agents lease your property, but they are not there to take care of it. Leasing agents work for the interests of their clients - the tenants, who pay their commission; they do not work in the interests of property owners. On the contrary, your property manager works for you. He does not get paid if he does not lease out your property, and he also looks after it after it is leased. 2. I don t want the full service of property management, can you tailor make the service for me? Absolutely. From short-term management (even holiday-management) to maintenance coordination, please let us know what you need, we can arrange it for you. 3. I am not sure whether I want to sell my property or lease my property, can I still sign a property management agreement? In this case, you will be signing a conditional property management agreement. We will automatically manage your property once it s been leased, otherwise it will automatically become void when your property is sold. For any other services you would like us to provide prior to leasing or selling your property, for example, to supervise cleaning and repainting or to be your Power of Attorney, we can provide a tailor-made package at an additional cost. Please let us know how we can help you. 4. How can you guarantee my property will get leased quicker if I let you manage it? Firstly, you do not pay us if we don t lease out your property. (*except for pre-tenancy maintenance/snag work) Secondly, we understand what matters to a property owner the most your Return on Investment. To lease your property as quickly as possible is our primary goal. Upon signing the agreement, your property manager will devise a marketing campaign to promote your property professional photographs, promote it across all property advertising portals, our own website, incentivising both internal and external agents Most importantly, we prioritise your properties over others. So whenever there is an offer, you get it first. 5. How often do I hear from you? We keep the communication minimum but regular; we do not disturb you but we want to make sure you are informed. Once a month, you will get a report from us regarding your property, market performance, your deposit or anything else you need to know. 6. How does the payment work? If your property does not require any maintenance and we can advertise it immediately you do not pay us anything until we find you a tenant. If maintenance is required before we market your property we require an upfront non refundable deposit in order to carry out the repairs. This is a minimum of AED 1,000 and varies depending on the size of your property, your dedicated Property Manager will be happy to discuss this with you. Once we find you a tenant the upfront payment paid is deducted from the total property management fee.
