2 ADMINISTRATIVE REPORT Title: Plan Approval McKellar Drive Critical Path: Assiniboia Community Committee as per DASZ 50/2013 AUTHORIZATION Author Department Head CFO CAO B.Smith n/a n/a RECOMMENDATIONS 1) The Urban Planning Division recommends approval of the plans as submitted IMPLICATIONS OF THE RECOMMENDATIONS If the recommendations of the Urban Planning Division are concurred in, the applicant will be permitted to establish single family dwellings on site as indicated in the submitted plans. HISTORY DASZ 50/2013 The subject lands were approved for rezoning to the RMF-S Residential Multi Family Small district with a condition that states: For that portion of the Owner s Land zoned as an RMF-S Residential Multi-Family (Small) District, the Owner must submit plans showing the location and design of any and all proposed buildings, accessory parking areas, private approaches, garbage enclosures, fencing, exterior lighting, and landscaping on the Owner s Land to the City s Director of Planning Property and Development and the City s Assiniboia Community Committee for approval prior to the issuance of any building or development permit, and thereafter must construct and maintain the Works to the satisfaction of the Director. DASSF611/2015 The subject lands are subdivided into 10 lots for the purpose of establishing single family residential lots. 2

The subject site is approximately 48,000 square feet, subdivided into ten (10) lots. The site is located within the New Communities Policy Area of the Complete Communities Direction Strategy. The property is zoned RMF-S Residential Multi Family Small. 4

6 Subject Site N Figure 2: Zoning of the site and surrounding area. DESCRIPTION OF THE PROPOSED DEVELOPMENT The proposal is to establish 10 single family residential dwellings. Each dwelling is to have a unique façade treatment that varies in articulation, materials and colours. The dwellings are oriented in a more urban form, with minimal front yard setbacks (11 feet) and garages in the rear, being accessed by a public lane. The street edge will be treated with a retaining wall and fencing detail. DISCUSSION The subject lands were rezoned to the RMF-S zoning district as part of the subdivision and rezoning application DASZ 50/2013. The RMF-S zoning district permits single family residential dwellings and the proposal aligns with the Ridgewood South Precinct Plan Low Density Residential Area Policies. 6
