1 For Regency Lake and Tennis Club Purpose: Terms for the use of the Regency Homes Association s (RHA) Regency Lake and Tennis Club (RLTC). The signed and dated must be received by the RLTC to finalize the. Rental Fee. RHA agrees to rent to Renter the RLTC s Rental Area on the date and times paid for by Renter for the RLTC Rental Fees mutually agreed to by this. All credit card transactions will be charged an additional 3% of the total fee to cover credit card service fees. Renter. The RHA Member must be the Renter, sign the, be in attendance during the entire Rental Period, and be responsible for all costs to receive the appropriate Member Rental Fee. The RHA Member must make all payments and is responsible for any damage to the property, facilities and fixtures. All other Renters are Nonmembers, pay the appropriate Nonmember Rental Fee and are responsible for all costs and damage to the property, facilities and fixtures. Deposit and Confirmation of Use. The receipt by RLTC of the appropriate Deposit is required for Confirmation of a Reservation. A Deposit of 50% of the total Rental Fee is due at Confirmation. Confirmation is required within five (5) business days of requesting a Reservation. The Reservation is cancelled if the Deposit is not received during this time. The Deposit is nonrefundable. The signed and dated must be received by the RLTC to finalize the Rental Agreement. If a is not signed, dated and returned to the RLTC by the Renter within fourteen (14) calendar days of receipt or from mailing by the RLTC, the Reservation is cancelled. Security Deposit. A refundable Security Deposit in the amount of $50 by check or credit card authorization is due with the Deposit of all Nonmember Rentals. If any clean-up, carpet cleaning and or damages result from the Rental Period, those costs will be deducted from the Security Deposit. Any expenses greater than the Security Deposit will be billed to the Renter. The Security Deposit will be returned within five (5) business days after the Rental Period if no further charges are necessary. Final Payment. The balance of the total Rental Fees is due and payable by cash, check or credit card seven (7) calendar days before the Rental Period Date. The Rental Period (Reservation) will be cancelled if full payment is not received.

2 Any additional fees incurred for supplies the day of the Rental Period will be due and must be paid in full prior to the end of the Rental Period. Rental Period. The Rental Fee entitles the Renter to use of the Rental Area reserved for the Rental Period. Set-up time is included and is part of the Rental Period. All evening rentals and clean-up must conclude no later than 12:00 a.m. Tables and Chairs included in Rental Fee. Additional items may be rented directly from RLTC. Items and prices are listed in the Regency Lake and Tennis Club Supply Rental Fees. Prices are subject to change until final payment. Renter s Financial Responsibilities and Supervision. The Renter signing the must be present and remain at the Clubhouse at all times during the Rental Period. The Renter agrees to supervise the use of the Rental Area and is financially responsible for any damages and unreasonable use of any part of the RLTC including but not limited to carpet, fixtures, bathrooms and kitchen. Dancing requires the rental of a dance floor unless dancing is restricted to the Bar Area s wood floor. Guests must remain on the level and area rented. Children must be under adult supervision at all times. No running on decks or throwing anything from the deck is allowed. Management on duty reserves the right to request any member or guest acting improperly or violating Clubhouse rules to leave the premises. Alcohol. If alcohol is available a professional security or law enforcement officer must be present for the duration of the Rental Period. No keg beer is allowed within the Clubhouse building. Kegs may be placed outside on the deck when using the Clubhouse Upper Level. All spillage must be cleaned up. Cooking and Dishwashing. No Cooking is allowed at RLTC. All food must be prepared and cooked off site. Keeping food warm is permitted. Dishwashing is not allowed. All used dishes and glassware must be removed from the premises for cleaning. Parking. The RLTC parking lot directly north of the Clubhouse is available for use.

3 No parking is allowed in the fountain courtyard. Decorations. RLTC Management must approve all decorations excluding flowers. No nails, tacks, tape, glue and any materials that may cause damage to RLTC fixtures, wallpapers, or painted surfaces is permitted. No confetti, glitter or silly string is permitted. Clean-up. The Renter, and catering and bar personnel if any, are responsible for maintaining the cleanliness and for clean-up of the Rental Area during and following use of the facility. The facility must be kept neat and orderly during the Rental Period. Tables and counters and sink area must be wiped off. Any spilled food or beverages, including on carpet, floors, deck areas and/or ramps, must be cleaned-up. All trash must be removed in secured trash bags from the building and placed in the dumpster located at the southwest corner of the RLTC parking lot. All decorations, leftover beverages, food and other remaining items must be removed at the end of the Rental Period. If furniture is moved, it must be returned to its original location.
