4 Project overview INFINITUM is international internet platform for real estate rent based on blockchain technology. In order to raise funds we apply financial model of crypto financing (ICO, initial coin offering). We believe that blockchain technology can speed the growth of sharing economy that solves the real estate industry issues by attracting more individuals who weren t involved to the industry before. Property s tokenization enables significantly change the real estate rental process. Internet platform s user can search and rent real estate in an application all over the world. Hourly, daily and monthly rents are possible. Safe and protected form unauthorized access system allows making a transaction without physical presence of a landlord and avoiding any third party. The transactions are made with peer-to-peer (P2P) transfers. It simplifies rental process, decreases rental rates and increases the security for landlords and tenants, also improves the communication between the parties and speeds up the project implementation. Technology INFINITUM SFS excludes the human factor by electronic lock system (smart door lock system). Landlord and his representatives don t have an access to the property during the renting time. 2. Investors issues. In the tourist cities the rental demand is the highest in the period of spring-summer-autumn and it decreases by the wintertime. There are the cities where rental demand is high all year round. Depending on the rental period, the option of grace/free period may be activated, in order to ensure that the apartment reserved for him is available. Once the apartment booked it disappears from the available apartments list and became unavailable to access for landlord and third parties. When tenant is approaching to the entrance of the apartment the electronic lock on the door unlocks with the key given in the application Infinitum SFS. Electronic key is activated only for the rental period. At the end of the rental period the key is canceled. The control over this function and entire rental transaction is performed on smart contracts. Once the rental starts the tenant automatically holds all the responsibility for the apartment and its contents. When the rental period is completed the tenant finishes the rental transaction by choosing the option Ready for next check-in or Cleaning is needed. How it works Digital keys on the INFINITUM SFS platform makes reservation and check-in process simple, convenient and fast for all our guests The guest downloads the app, registers his/her smartphone through the app and allows push notification The guest makes a reservation and approximately 24 hours before arrival, he/she is invited through a push notification to use digital keys and start the chek-in process The guest recives a push notification noting that he/she is checked in and the app will update the data on the assigned apartment and generates a digital key On arrival the guest go directly to his/her apartment After ensuring that the Bluetooth is enabled, the guest simply holds the smartphone to the door lock, waits for the solid green light and enters the apartment P2P Internet platform INFINITUM allows landlord to use it without buying the tokens. To do this INFINITUM SFS installs the special lock on apartment door that are also used in the company s apartments. There are three options for landlord to receive a right for using the lock and placing the apartment on the internet platform: buy the electronic lock, rent the lock and free installation of the lock by INFINITUM SMART FLAT SHARING staff. Each of the option implies from 0% to 3% service fee which landlord pays to INFINITUM. As the internet platform INFINITUM SFS charges the lowest service fee among the available offline and online 6

Landlord doesn t pay any fees if he uses electronic lock INFINITUM SFS. Entire profit gained from property rent through INFINITUM is transfered to the landlord s account in INFT-Silver tokens. Once received, landlord can exchange them to the cryptocurrancy or fiat currency. 2) Electronic lock rent. Electronic lock rent is available for a wide range of landlords who wish to join the INFINITUM SMART FLAT SHARING platform with no high entry investments. The rent is based on smart contracts conditions and can vary depending on average daily rate in a specific area. Owner doesn t pay possible lock damages, breaks and another technical issues connected to the lock operation on his property. 14 INFINITUM operation Usually daily/monthly property rent is a simple procedure: using searching websites an individual can find an apartment, book it and get to the apartment where agent or landlord meets him. Tokens INFT-Silver can be bought in the application using: Bank card (Visa, MasterCard, AMEX etc.); Cryptocurrancy (BTC and ЕTH); INFT-Gold tokens (if a user is project investor). Once the payment is made, guest is allowed to stay at the apartment during requested and paid in the application period. Also he may leave a review about the apartment and its conditions. Once the guest left the apartment, a housekeeper cleans an apartment, changes linens & towels and disinfects an apartment. She is responsible for keeping the apartment clean in order to provide comfortable accommodation for the next guest. Once cleaning is finished the apartment appears on application map again. It is planned to hire a Supervisor in every city in order to control housekeepers. Both of them have universal digital keys that allow them to get into any apartment. The codes are deactivated when a guest is in the apartment. The digital keys are activated in 2 cases: when accommodation period is expired and guest left and when there is a conflict with a guest. There are several options in case of conflict: remote blocking of security systems and locks in the apartment; calling the police; adding a guest to the black list and banning him in the system. 15
16 Technical solutions applied in INFINITUM SMART FLAT SHARING High-tech solutions will be used in the INFINITUM project such as electronic locks controlled through the application. A Digital key solution makes it possible. It uses non-contact RFID lock with BLE technology (Bluetooth Low Energy). 21 Blockchain Technology and Smart Contracts Reviews & Ratings Booking P2P Renting Smart Contracts Payments Convenience Security Real estate Dividends Global Expansion INFINITUM SFS believes that blockchain technology combined with smart contracts will be the core engine for the short-term rental industry. The blockchain provides a mechanism for securing and transferring funds, and supporting complex multi-party agreements that drive those fund transfers using smart contracts. The fact that the data remains saved in an immutable distributed data store means that users can rest assured that their data cannot be tampered with, payment flows can be optimized, identity can be managed securely, and ultimately the overall rental experience can be improved. All users of INFINITUM SFS application(s) will be required to use an identity wallet to prove that they provided the data or that they initiated or approved the underlying activity. Landlords and tenants will be able to specify their own terms and conditions in their rental agreement smart contracts. The creation of the INFT-G and INFT-S tokens is the first step in building a system of incentives and rewards to drive efficiency in the industry. We believe that once payments are tokenized, the processes to drive token movement can be modelled using smart contracts, and driven using electronic signatures from the different parties. Initially, INFT-G and INFT-S tokens will be issued on the Ethereum blockchain under either the ERC-20 or ERC- 223 token standard. It is anticipated, that INFINITUM SFS smart contracts will be written in Ethereum Solidity. In general, the solution will be built in a blockchain platform agnostic manner, to future proof for evolving and emerging blockchain technology innovations. In the event of Ethereum resource constraints, including delayed processing times for transactions on the Ethereum blockchain adversely impact the performance of the INFINITUM SFS platform, INFINITUM SFS will consider adopting a hybrid public / private blockchain model. Under such a model, while INFT-G and INFT-S tokens would reside on the public chain, INFINITUM SFS would create a private blockchain network ledger, with smart contract capability, to track all transactions on the platform. Interchain token transfer would be provided 21
22 by a relatively trustless (e.g., independent multi node) standard inter-ledger protocol. INFINITUM SFS users will have full access to view this private chain ledger. If such a model were adopted, INFINITUM SFS would seek to migrate all transactions and smart contract activity to the Ethereum public chain once it could fully support the INFINITUM SFS transaction flow without any degradation in platform performance.
