To protect their investment from disasters, homeowners should update their insurance regularly to include improvements, major purchases and increased rebuilding costs. To properly insure your home, it is important to ask your insurance agent four key questions. 1. Do I have enough insurance to rebuild my home? Your policy needs to cover the cost of rebuilding your home at current construction costs. Unfortunately, some homeowners simply purchase enough insurance protection to satisfy their mortgage lender. Others confuse the real estate value of their home with what it would cost to rebuild it. You should have enough insurance to rebuild your home in the event that it is completely destroyed. Be sure to consider the following: Replacement Cost vs. market value Replacement cost: The amount needed to rebuild it as it exists(same features, quality, and location). This value is not the same as market value, which reflects your home s purchase price if sold. Why is Replacement Cost Important? A home s market value and replacement cost can differ significantly. If you have a loss, your insurance pays to rebuild your home, not buy a new one. Example: A home that cost $175,000 to rebuild in California might sell for $285,000; while a home that costs $175,000 to rebuild in Texas might sell for $120,000. The cost to construct the home in either location is $175,000, so the home should be insured for $175,000. Extended Replacement Cost This type of policy provides additional insurance coverage of 20 percent or more over the limits in your policy, which can be critical if there is a widespread disaster that pushes up the cost of building materials and labor. Inflation Guard This coverage automatically adjusts the rebuilding costs of your home to reflect changes in construction costs. Find out if your policy includes this coverage or if you have to purchase it separately.

2 Sihle continued: Ordinance or Law coverage If your home is badly damaged, you may be required to rebuild it to meet new (and often stricter) building codes. Ordinance or law coverage pays a specific amount toward these costs. Water Back-Up This coverage insures your property for damage from sewer or drain back-up. Most insurers offer it as an add- on to a standard policy. Flood Insurance Standard home insurance policies provide coverage for disasters such as fire, lightning and hurricanes. They do not include coverage for flood. Make sure to purchase flood insurance for the structure of your house, as well as for the contents. Keep in mind that there is a 30-day waiting period before the insurance is valid. 2. Do I have enough insurance to replace all of my possessions? Most homeowners insurance policies provide coverage for your personal possessions for approximately 50 percent to 70 percent of the amount of insurance you have on the structure of your home. So if you have $100,000 worth of coverage on the structure of your home, you would be covered for $50,000 to $70,000 worth of the contents of your home, depending on the policy. The best way to determine if this is enough coverage is to conduct a home inventory, which details everything you own and the estimated cost to replace these items if they are stolen or destroyed by a disaster. Remember to keep your home inventory in a safe place, and take it with you if you need to evacuate your home during a disaster. You can insure your possessions in two ways: by their actual cash value or their replacement cost. Make sure you review with your agent or company representative which type of coverage is best for your particular situation. Cash Value Policy This coverage pays the cost of replacing your belongings minus depreciation. Replacement Cost Policy This coverage reimburses you for the full current cost of replacing your belongings. For example, a fire destroys a 10-year-old television set in your living room. If you have a replacement cost policy for the contents of your home, the insurance company will pay to replace the TV with a comparable new one. If you have an actual cash value policy, it will pay only a small percentage of the cost of a new TV set because the old TV has been used for 10 years and is April now worth 2014 a lot less than its original cost. Some replacement cost policies specify that the new item be purchased by the insurance company as they may be able to purchase at a bulk or special rate. The price of replacement cost coverage is about 10 percent more than that of actual cash value. 3. Do I have enough coverage for additional living expenses? Coverage for additional living expenses pays the extra costs of temporarily living away from your home if you can t live in it due to an insured disaster such as a hurricane. It covers hotel bills, restaurant meals, transportation and other living expenses incurred while your home is inaccessible or being rebuilt. It is important to note that it covers only those expenses that are over and above your regular living expenses, so it would not cover your mortgage, or regular trips to the grocery store. If you rent out part of your house, this coverage also reimburses you for the rent that you would have collected from your tenant if your home had not been destroyed. Coverage for additional living expenses differs from company to company. Many policies provide coverage for about 20 percent of the insurance on your house. Some companies will sell you a policy that provides you with an unlimited amount of loss of use coverage, for a limited amount of time. Make sure you know exactly how much coverage you have for additional living expenses, and whether there is a time limit. If the standard coverage is not adequate, it can generally be increased for an additional premium. 4. Do I have enough insurance to protect my assets? Although not a key element in disaster planning, it is also important to have adequate liability protection. This covers you against lawsuits for bodily injury or property damage that you or your family members may cause to other people. It also pays for damage caused by pets. Liability insurance pays for both the cost of defending you in court and for any damages a court rules you must pay up to the limits of your policy. Most homeowners insurance policies provide a minimum of $100,000 worth of liability insurance, but higher amounts are available. 3 PROGRAM OVERVIEW This document describes how the EXIT and Habitat: Dollar-for-Dollar Matching Program works. EXIT Associates anywhere in the U.S. can work in conjunction with their local Habitat for Humanity office to raise funds for a specific project or initiative and submit a proposal to EXIT Realty Corp. International (ERCI) for those funds to be matched dollar-for-dollar from ERCI s pledged pool of funds to Habitat for Humanity International (Habitat). Through the EXIT and Habitat: Dollar-for-Dollar Matching Program, EXIT Realty s involvement with Habitat can potentially reach every community where an EXIT office exists. Here s how it works: 1. An EXIT Associate who wants to spearhead a fundraising campaign contacts a representative from his or her local Habitat for Humanity office to determine the immediate needs of that specific office and to offer to raise funds toward a specific initiative. Together, they decide on a plan of action including the amount of money to be raised locally by EXIT, ideas for fundraising and the date by which the funds will be fully collected. 2. The Associate takes this information to his or her Franchisee or Regional Owner for approval. While any EXIT Associate can spearhead a fundraising campaign, the proposal to match the funds by ERCI must be submitted to ERCI by a Franchisee or Regional Owner. 3. The Franchisee or Regional Owner completes an EXIT and Habitat: Dollar-for-Dollar Matching Program Proposal Form which is available for download on the Resource Center. The information requested includes: - The name, office/region and contact information of the EXIT Associate spearheading the fundraising initiative. - The Habitat for Humanity office details, name and contact information of the Habitat representative. - The amount of the funds committed to be raised locally by EXIT which are requested to be matched by ERCI. - The details of the planned fundraising campaigns. Some ideas for fundraising are available for download from the Resource Center. - The date by which the locally-raised funds have been committed. - The signature and contact information of the Franchisee or Regional Owner making the request for the matching funds. - The details of the need of the local office for which funds will be raised.

4 6 Ways Tech Will Change How You List Homes At this week s RESO conference, experts explained how innovations would change how MLSs, brokers, and agents bring property to the market. After what s felt like years of excruciatingly slow change, it seems multiple listing services are poised to embrace a number of new technologies and big shifts in the ways sellers list their homes and buyers search for them. At least, that was the overriding mood at the spring conference of the Real Estate Standards Organization, held in Chicago this week. RESO Executive Director Jeremy Crawford addressed the sold-out conference, saying that not only is RESO focused on continual development of the Data Dictionary and Real Standard Transaction Specifications a framework to facilitate the exchange of real estate data but they also work to get ahead of challenges to the listing systems in place in the United States and Canada. We re looking for solutions for what s going on in the industry today and five years from now, Crawford said. JUNE 2016 REALTOR MAGAZINE Attendees heard from a wide variety of speakers about how innovations coming to the market in the next few years could affect the way real estate professionals interact with MLSs, listing portals, and consumers. Here are a few trends real estate professionals should be on the lookout for in the coming years. 1. Microclimate monitoring. Tom Flanagan, vice president of technology for Alain Pinel, REALTORS, in San Francisco, told attendees about his project creating and mounting weather stations on his brokerage s offices. The stations, which cost less than $100 to build, measure everything from carbon dioxide and noise levels to humidity and temperature, helping them better understand what it s like to live in any particular place in the Bay Area. Microclimates change almost by the block in the city, Flanagan says. All of these environmental factors impact peoples lives, and they re critical in the homebuying process. 2. Next-level house numbers. RESO is currently working on creating a property unique identifier or PUID for every structure in the United States and Canada. RESO board member Rebecca Jensen who is also CEO of MRED, the aggregator for the Chicago-area MLS told the audience that having a way to identify every property, whether it s for sale or not, would be incredibly helpful for the real estate industry and many other stakeholders. There are a ton of different business cases for that, she said, noting in particular the mortgage and title insurance industries. If we could do this, it would bring a lot of order. However, she noted that such a game-changing development will take time. We understand that the scope is quite big, she said. This is a big, hairy, audacious goal.

Tom Weiss-Lehman, data production specialist at Redfin, said one development his company is interested in is enabling the home-showing experience to be more Uber-esque. He says if MLSs could better encode information about the availability of a property, they could develop a system where buyers could schedule a showing with a click of a button. Most of the time, that information is in the system and doesn t show through to us, or it s in the agent s notes, he said, lamenting that they haven t figured out how to extract that data in a standardized format. It s a little bit of a challenge. 4. The democratization of big data. John Tolva, president of PositivEnergy Practice and the former chief technology officer for the city of Chicago, told attendees that cities have been measuring and publishing data for many years, both to decrease inefficiencies and build trust. But he says now that the Internet of Things is beyond the hype curve, ordinary residents are gathering, cross-referencing, and publishing data that can help real estate pros better describe what it s like to live in a particular area. Now it s about a person not in the government, he said. It s about being more citizen-focused [and] thinking of the city as a platform. Chad Curry, managing director of NAR s Center for REALTOR Technology, hopes to help members tap into that platform. We could have been resistant to this, he said, noting that some data could be considered stigmatizing. But the consumer wants this. They want to know this. 5. Smarter MLS fields that do the work for you. Laura Stukel, energy efficiency consultant and real estate pro at L.W. Reedy Real Estate, has been working with technology companies, REALTOR groups, MLSs, and government agencies to coordinate work on the Department of Energy s Home Energy Information Accelerator for the last year. She told attendees she s excited about how the auto-population of data in the MLS can help educate listing agents who don t know much about eco-friendly improvements. Listing agents sometimes don t know what this is, and they don t want to touch it with a 10foot pole, she said. Automatic population can really help them understand. For example, she said that for a condo building that had achieved LEED certification, that data could be autopopulated in the MLS every time an individual condo from that building went up for sale. She said the next step would be collecting and displaying such information in the single-family housing market. 6. Innovation in other industries means there s no rest for real estate technologists. The promise of new efficiencies is exciting, but it will also create demand for more of the same. Glenn Phillips, CEO of Lake Homes Realty in Pelham, Ala., worried rapid advances in technology happening in so many other industries could make real estate companies and MLSs look like slackers by comparison. The consumer is expecting that we ve already figured these things out, he said. That s going to be a problem for everyone in the industry. Inspirational Quote: Don t wish it were easier.
