1 1480 Realty LP Rental Policy To submit an apartment application, you should have the following to satisfy the landlord: Each applicant (or guarantor, if applicable) should have good credit. Scores are subject to management decision. The Applicants (or guarantor, if applicable) should have a total combined income, and/or assets, net worth, liquidity, money in the bank; to satisfy landlord. If an applicant does not have the aforementioned income and savings then the applicant may have to have a guarantor. All guarantors are responsible for the entire lease of the apartment. Only fully completed applications are acceptable (which may include guarantor information and guarantor rider, if required). Please all applications to info@teanecksquare.com. Once we receive fully completed applications in compliance with our rental policy, we will call you for a phone and/or in person interview. Each application must include a photo ID, three recent pay stubs of each applicant, and last two bank statements with applicants names. Upon acceptance of the application, applicants and guarantors where applicable will be directed to fill out a credit report online and pay a non-refundable charge for each applicant by credit check. and $1500 apartment application fee (made out to Links Residential) which will be refundable only if application is not accepted. However, if your application is approved and you fail to fully sign the lease within 2 business days of being approved or if you withdraw your application, then you forfeit the $1500 deposit. In the event applicant(s) or prospective tenants are approved, the $ application fee will be credited to Links Residential, as broker commission. FILLING OUT THIS APPLICATION DOES NOT GURANTEE YOU AN APARTMENT. YOU WILL RECEIVE FINAL APPROVAL IN WRITING REQUESTING A TIME TO MEET AND SIGN THE LEASE.

2 At lease signing, you must bring the following: Two separate money orders or bank checks are required at signing: first month rent, and one month security deposit, is required at lease signing in Bank or certified check made out to 1480 Realty LP. We do not accept personal checks or cash. Thereafter, monthly rent must be paid through our online portal. Note, the Security deposit will be placed in a separate interest bearing account until you move out. Photo ID The original signed and notarized guarantor rider, if required. After lease signing: We will give you keys or arrange possession to the apartment along with all required information such as: PSEG, water metering, telephone and the like, permitting you an easy move in. You will be requested to notify us in writing within 5 days of lease commencement as to the conditions in the apartment so as not to be responsible for any previous damages. The handyman/super will make all required repairs. Please contact us by phone or through the maintenance section on your online portal, Appfolio.com, to report repairs and/or if repairs are not done within a reasonable amount of time.
