1 RESIDENTIAL LEASE APPLICATION Landlord/Management Company: Middle Tennessee Home Real Estate LLC DBA Empire Realty Anyone 18 years and older must complete their portion and sign the application. The completing of the application by Tenant and the acceptance of the application by Property Management Company creates NO obligation of Property Management Company to approve the application. This application will be approved or rejected usually within three (3) business days of being submitted to Property Management Company. However, there is no obligation of the Property Management Company to notify applicant unless the application is approved. If the application is approved, applicant MUST sign the lease and pay Security Deposit BEFORE the tenancy begins. Deposits are NON REFUNDABLE until after the lease has expired and used only for repairs needed on the property, NOT FOR PAST RENTS OR FEES DUE. Property Management Company complies with ALL Federal and State Laws regarding discrimination and does not discriminate based upon age, sex, race, marital status, religion, national origin, or other prohibited classifications. If application is found to be of fraudulent or misleading or withheld information, applicant forfeits full deposit to Property Management Company for loss of Rent(s).
