2 Project Overview: 220 North Bayshore Project Description The proposed 220 North Bayshore project will involve the redevelopment of the Avalon Motel property (APN ). The 2.13 acre site is surrounded on three sides by condominiums, apartments, and single family homes, and is an ideal location for residential development. The General Plan designates the property as High Density Multi-Family and the property is Zoned R4 Multi Dwellings (High Density). Pre-Application Proposal Included with this application is a site plan and proposed building elevations and floorplans. The proposed project consists of a mix of two and three story townhome-style condominiums. The townhomes proposed are similar in style, size, and density to townhomes that have been well received in San Mateo (notably, the Arbor Rose community). Because the project is zoned for residential use, we anticipate maintaining the current Zoning and applying for a Site Plan and Architectural Review after we have completed the Pre-Application process. On August 20, 2013 we held a Community Open House and received positive feedback from neighbors regarding the site. Community members were mostly in favor of residential redevelopment. Base on the feedback from our Community Open House, we ve designed the site to mitigate potential concerns from the neighbors. While there are high density apartments and condominiums on two sides of the project, there are less dense single family homes on the 3 rd side. Again, our site design has taken this transition into account by stepping down the building height on our project in the areas adjacent to the single family homes. In addition we have placed the larger 3 story homes closest to Highway 101, so as to shield the interior of the site from traffic noise. There are currently apartments and condominiums on either side of the project site the same distance from Highway 101. Project Site: 220 N Bayshore Homes will incorporate Green Design measures that City Ventures has used throughout our communities in Northern and Southern California. All homes will be equipped with Solar Panels, Plug-in stations in each garage, and energy efficient appliances. Mechanical systems will be on the roofs of the buildings to improve efficiency and further mitigate noise.
