8 Ownership Information Lac O Seasons Deer Ridge (non-condo) Deer Ridge began decades ago and presently has 11 cottages in the plat. Some owners rent their property through Lac O Seasons Resort, and some do not. Renting to others is an option. Owners can elect to not pay a fee to the Condominium Association that owns the pool and the lakefront if the owner chooses not to use these amenities. If an owner does choose to use these amenities, then annual fees must be paid. One of the advantages of owning in Deer Ridge is that you are buying a cottage and also legal description of land. Most of the properties have room for a garage if an owner desires to build one, creating an ideal storage space for sporting goods and equipment trailers. Those who rent their property through the resort enjoy the same benefits as the lakefront owners. Driveways are plowed, trash is removed to the dumpster, general upkeep is taken care of. Major upkeep is the responsibility of the owner including painting, remodeling, or other projects. Income potential and tax benefits are enjoyed by those who want to rent their property. Lac O Seasons Resort Deer Ridge Know the Benefits Deer Ridge is the name of the development where the cottages are not lakefront units. There are two units for sale that are not part of the condominium development: one is named Gretel and the other is Knotty Pine. While they are not part of the condominium development, these owners enjoy all of the amenities the other owners enjoy. If being right on the water is not of major concern to you, then you can avoid the higher taxes of waterfront property. Also, a smaller buying price for the same number of square feet of building means lower taxes on the building itself. The owners of Deer Ridge pay a lower monthly user fee to the condominium association which is their share for using all of the amenities available at the resort. There is access to boat docking, swimming at the lake, usage at the pool/ community clubhouse, and enjoyment of the almost 600 feet of lakeshore trails. These cottages can also be rented through the rental management program, thus helping to drive down the expense of owning a cottage in the Northwoods. Questions & Answers Frequently Asked Questions From Prospective Condominium Buyers Q: What are the advantages of renting your cottage? A: There are several tax advantages. You can write off all of the expenses of doing business on your taxes. You can write off depreciation on your cottage and you can also deduct depreciation of 1/8th the value of the pool building/clubhouse. Q: Must I rent my cottage? A: You do not need to rent your cottage. However, you would then need to hire someone for maintenance, security, and other incidentals that would be necessary to maintaining your cottage. 14 Stanley Shores Condominiums There are only eight units in the association. All owners own one eighth of the lakefront, one eighth of the pool building and one eighth of the common grounds. The cottages are on the east side of 400+ acre Stanley Lake, and each unit has a proven track record of income potential while catering primarily to families. The owners, as a part of ownership, pay monthly dues that are used for operating expenses of the pool building and other essentials.
