1 New Townhomes on Urban In-fill Site The townhomes provide a new independent living option for residents of a CCRC located in Lititz, Pennsylvania. The neighborhood of attached, two-story, cottage-style homes offers residents the opportunity to live, work and play within blocks of their new homes. These upscale residences, configured around a central green, are designed for one-floor living, with all necessary amenities on the first floor and bonus space for additional bedrooms, hobby areas or office space on the second floor. Located across the street from the existing CCRC, the townhomes continue the community's practice of seamlessly blending into the town, rather than trying to recreate the small town feel on a separate campus. 3. 7 The Entry Experience Pedestrian / Vehicle Access The facades for the townhomes were designed to provide dual front doors. The alley side provides vehicle access and rear entrance views, while the courtyard side facing the common green provides sidewalk access and views from Second Street which runs in front of the townhomes. Although the design tucks the garages behind the street façade, covered, connected parking was a priority for prospective residents. 7 Pedestrian Access The dual front door design solution blends the townhomes into the streetscape while responding to market expectations for garage access. 8 Market Expectations Senior-Friendly Spaces First Floor Master Suite The target market for the townhomes is active adults who wish to live in a spacious home within a pedestrian-friendly town. Full occupancy was achieved ahead of schedule and there is now a significant waiting list for the homes. Based on feedback from prospective residents, the owner believes the townhomes meet the expectations of active adults who otherwise would not have been ready to move to a retirement community.
