1 TENANT DOCUMENTS REQUIRED ADDITIONAL INFORMATION PART 1- Documents required to book an apartment A Deposit of approximately one month's rent The deposit includes: -the rent of the apartment, without charges included, -an additional fee for the apartment's furniture of 76,22 Admission fee of 100 (in partnership with several schools, a discount on the admission fee is possible. Ask our agency). Guarantee Commitment ( only if you have a French guarantor ) Reservation letter signed A duplex copy of your passport A school certificate (could be given when school starts) The fisrt step to book an apartment is to send the following documents to our agency within 48 hours. The deposit (rent without charges included + additional fee of 76, 22 ) REFUNDABLE at the end of the rent, if the apartment has not been damaged. Admission fee ( possible discount according to school partnership) Guarantee Commitment Letter if you have a French guarantor, with the necessary documents (validation requirements of the guarantor according to the Part 3 of this document) According to the French law, you need to provide a French guarantor. We have a special offer for international students if you can t present a French guarantor : you must pay the equivalent of
2 3 months rent including charges, as a financial guarantee. REFUNDABLE: That amount of 3 months rent including charges will be refunded at the end of the tenancy contract, if the tenant has paid all its rents. PART 2-Documents required to retrieve the key (before entering the apartment): A French bank account A Certificate of Liability Privacy contracted in France (you can buy it in any insurance store. We advice you to go to Contact lmde before coming to France. PAY ATTENTION! No delivery of key can be made without all the documents above! PART 3 Document to validate the Guarantee Commitment Only a guarantor: living in mainland France (no including DROM, DOM-ROM and COM) having a current, and lasting job earning at least the equivalent of three months rent
3 the letter provided by our agency, called Engagement caution FRENCH : «Imprimé d'engagement de caution solidaire», fourni par nos soins Copy of the Social Security card FRENCH :«Photocopie Carte de sécurité sociale» Copy of residential lease FRENCH :«Photocopie du bail d habitation» or «Photocopie de la taxe foncière» or «Photocopie de l acte de vente» The last 2 rent receipts of the guarantor FRENCH : «Deux dernières quittances de loyer» Copy of the last 3 wage slip (monthly income is at least equal to 3 times the amount of rent including charges FRENCH : «La copie des 3 derniers bulletins de salaire. Un salaire est égal à minimum 3 x le loyer brut Mensuel» Copy of last taxes record FRENCH: «dernier avis d imposition» Copy ID Card or VISA FRENCH: «carte d identité» ou «titre de séjour couvrant l'année scolaire» Bank Account Information (IBAN)
4 To put it in a nutshell, booking an apartment is easy : DEPOSIT ADDITIONAL FEES ADMISSION FEES + Have a the letter of the guarantor or pay 3 months rent in advance Then, the apartment is booked for you Finally, you have to send to us very quickly all the documents, first by + Reservation letter signed + A duplex copy of your passport and ID card + A school certificate (could be gave at school entrance) (Scaned), and then the original papers by mail within 48 hours! COMPULSORY: You must confirm your arrival date in France : - To fix an appointment with us, because we have to give you the keys - Please, confirm the date you will integrate the apartment - There i s no guard in the residence, that is the reason why it is imperative to make an appointment with us.
