1 RAINE & HORNE TENANCY APPLICATION PROCEDURE Thank you for choosing to rent through RAINE & HORNE Mossman/Port Douglas PLEASE NOTE: WE WILL NOT BE ABLE TO PROCESS ANY APPLICATION THAT FAIL TO MEET THE FOLLOWING REQUIREMENTS. To consider your application for Tenancy, and receive the most favourable response, we require you to COMPLETE THE APPLICATION FORM IN FULL with all relevant information, reference details and signatures where indicated. Please ensure that the contact details for your references are current and accurate. We will NOT process any applications that are incomplete. All applicants MUST provide details for a next of kin with a postal address and contact number. YOU MUST PROVIDE 100 POINTS OF ID INCLUDING PHOTO ID (see page 6 of the application form) SUPPORTING PROOF OF INCOME Supply 2 most current wage slips and/or current bank statement. If self- employed, supply current bank account statements and last Income Tax Return. If you do not have pay slips or bank statements please provide a Centrelink Income Statement. All persons over 18 wishing to reside at the property MUST complete an application form and all dependants and pets are to be clearly indicated. Your application will be processed with the information provided and submitted to the landlord for their acceptance or non-acceptance for tenancy. We are unable to give any reason for nonacceptance, if your application is not approved. If your application is not approved you will be informed in writing by SMS or . Whilst we endeavour to give you an answer in the shortest period of time possible, please be patient should a delay occur, and wait for the property manager to contact you. Unsuccessful applications will be kept on file for no longer than 4 weeks and destroyed in accordance with the Privacy Act Guidelines. Should your application be successful you will be given a copy of the tenancy agreement to look over & at this point you will need to pay your first 2 weeks rent and Bond of 4 weeks rent by direct deposit into our Trust Account before keys will be distributed. This can be paid at any NAB branch / Direct Debit Transfer into our Trust Account or with exact cash in our Port Douglas Office ONLY. We do NOT accept cash in our Mossman Office. Applications for Tenancy with this office may be processed through the TICA database. Please do NOT apply for a rental property if the weekly rent is more than a third of your weekly income. We consider it our duty of care to both our Landlords & Tenants to decline any application that is unrealistic in affordability

I/ We also agree that I/ we will not raise any objection for not being provided a reason for any rejection of this application. 7. I/We agree and understand that in the event of this application being approved by the agent, the agent may report any defaults that may occur from time to time in the tenancy with TICA DEFAULT TENANCY DATABASE and any other tenancy database which may be available. I/we understand that in the event of a default being reported to TICA DEFAULT TENANCY DATABASE or any other tenancy database, the removal of such information is subject to the guidelines of the database companies. 8. I/We agree and understand that in the event of this application being approved all initial monies will be paid to the agent via Direct Deposit into our Trust Account or in exact cash to our Port Douglas Office. 9. I/We agree that no keys for the property will be provided by the agent to me/us until such time as all monies owed are paid in full in accordance with clause 8, above. 10. I/We agree that I/we will abide by the policies of the office of the agent as may be provided to me/us in relation to this tenancy. 11. I/We agree that upon communication of acceptance of this application by the landlord or their agent that this tenancy shall be binding on both the landlord and the tenant. 6 I agree to provide proof of income as part of this application such as recent income verification pay slip, accountant letter or Centrelink Income statement. I understand that should my application be accepted, that the Agency (on behalf of the lessor) will require a General Tenancy Agreement signed and monies rent and/or bond) paid within a reasonable time frame (in most cases within 24 hours of acceptance). I understand that all required tenancy documents will be given to me prior to monies being taken upon acceptance. I also understand that my application and personal information will be disposed of accordingly having regard to the Privacy Act and the Agency Privacy Policy. (If you would like a copy of the agency privacy policy, please request one from our staff) I understand that if I have any questions about the tenancy or the application process, that the Agency welcomes and encourages enquiries prior to applications being made. I further understand that I can request a copy of the General Tenancy Agreement including all standard terms and special terms (Form 18a) and Tenancy Information Statement (Form 17a) prior to making the application. A copy shall be provided if the tenancy application is successful before any monies (rent or bond are taken). The agreement contains the standard terms of a General Tenancy Agreement plus special terms which include pest control (if pets are approved) and water charging. I understand that I will be required to pay a full bond (equal to 4 weeks rent) and the first 2 weeks rent, prior to commencing the tenancy. (Please ask the property manager if you are unsure of the total amount required to be paid if the application is accepted by the lessor). I provide consent for the Agency as part of application process to contact all necessary people (such as referees, other agents, tenancy databases) to verify the application information provided and understand that all Privacy Act requirements will be adhered to by the Agency. I consent to my information being passed on during the tenancy (should it commence) and after the tenancy if required to other third parties which include, however are not limited to, tradespeople/contractors, salespeople, body corporates, tenancy databases and other relevant parties in full compliance with the Federal Privacy Act and any other relevant information. The lessor of the property will be provided all relevant information. The agreement, should it commence, is a contract between the lessor and the tenant; personal information will be passed onto the lessor as the owner of the property. I understand that if the application is not accepted, the application form and all information collected shall be disposed of within 4 weeks in accordance with the Privacy Act guidelines. I have an opportunity to collect my personal information prior to the information being destroyed by written request to the Agency.
