Side and first floor extension to existing garage; replacement roof, from hip to mansard roof and; three front dormers to provide gym/games room above garage. The bulk and scale of the proposed garage roof is harmful to neighbour amenity and the footprint of the garage extension appears to threaten a protected tree. 14/ Highclere, 2H 17 Full Proposal: Erection of 2x no.3 bed detached dwellings following the demolition of existing dwelling and outbuilding. The size of this plot is not sufficient to accommodate two dwellings without resulting in a cramped development out of character with, and harmful to the character of, the area. This harm to character is increased by the proposed design of the new dwellings which would be of 2 storey appearance out of keeping with surrounding dwellings. 14/ Woodside Horse Horsegate Ride, 3E 17 2no. detached dwellings with associated garaging following demolition of existing dwelling and outbuildings. The Society has no concerns regarding the scale and location of the proposed dwellings which match the character of the area but this is a well-treed site and we are concerned that its present sylvan appearance from the road will be harmed by the extent of tree removal along the road boundary, in particular the mature 22m high Western Red Cedar which is of public visual amenity. An access arrangement less 14/ Ravensholt Ravensdale 2E 17 2 x dwellings and garages including access and associated works, following demolition of existing dwelling and associated garage and annexe without complying with condition 7 (code for sustainable homes) so that the condition is re-worded in line with the submitted Design and Access statement and condition 8 (certificates) so that the condition is removed. (Variation) We consider compliance with NP Policy DG5 is a material consideration and developers should not be released lightly from its requirements if a precedent would be set. A rigourous test of the claim regarding viability of the scheme is needed. 14/ Sep and Land At 10 Fox Covert Close, 2G 17 New dwelling with associated parking, access and landscaping works following the demolition of single storey side element of existing dwelling with alterations to the parking layout of no.10. The appearance and scale of the dwelling is significantly different from the indicative appearance which was the subject of the appeal decision and as it fails to reflect the character and appearance of neighbouring dwellings in Fox Covert Close this application should be refused 14/ Sep 14 Avenir Burleigh Ascot S/hill 5C 8 New access and gates on to Kennel Avenue. There is already access to this dwelling from Burleigh Road. To seek a second access from Kennel Avenue would be harmful to the visual appearance of that avenue which has been identified in the Neighbourhood Plan as an important heritage asset, requiring protection from further built development or hard landscaping under policy NPDG4. 6

The considerable increase in the size of the detached habitable garage block and its proximity to the site boundary is harmful to neighbour amenity. In addition the extent of built development that is proposed is harmful to the root protection areas of a number of trees for which no tree survey has been provided. PERMITTED 14/ May 14 Hamilton House Larch Avenue, 2A 18 Redevelopment of existing dwelling to provide two detached houses with attached garages and parking areas. To sub-divide this plot would create two curtilages smaller than others in the area and would be in conflict with the area's Townscape character of villas in a woodland setting by virtue of the resulting plot sizes and the proximity of the two new dwellings. The proposal fails to comply with policies in the Neighbourhood Plan and in the Local Plan resulting in harm to the street scene and to the character of the area because of 14/ Jun 14 Land adj to 1 School 2H 17 New dwelling with associated car parking and landscaping works for existing and proposed dwelling.
