ARDCHULLARIE 4 SITUATION Ardchullarie Lodge sits in spectacular countryside on the banks of Loch Lubnaig to the north west of Callander in the Loch Lomond and the Trossachs National Park. It enjoys an elevated position with undisturbed panoramic views down the loch and towards the surrounding hills. Callander is well known as being a gateway to the highlands. The castle was the seat of the kings of Scotland in the Middle Ages. Stirling was for long the pivotal centre of the nation s history and saw both William Wallace s defeat of the English at the Battle of Stirling Bridge in 1297, and Robert the Bruce s victory at nearby Bannockburn in 1314. Stirling is well placed for road, rail and bus connections to all the major towns in Scotland. The pivot of the motorway network is only 18 miles from Ardchullarie Lodge, giving quick access to Edinburgh and Glasgow. Both Edinburgh and Glasgow Airports are within easy reach and there is a train station at Stirling offering regular services to both cities. There is a wide range of private schools within easy reach, including Beaconhurst, Dollar Academy, Morrison s Academy, Glenalmond, Strathallan and Kilgraston (girls only). Stirling University is also nearby at Bridge of Allan. The A84 is a main route into the Highlands and The Loch Lomond and the Trossachs National Park. There are opportunities for many outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. Gleneagles Hotel with its leisure club and golf courses is only 29 miles to the east.

ARDCHULLARIE DESCRIPTION Ardchullarie Lodge is a superb traditional shooting lodge set in a commanding position facing south over Loch Lubnaig. It was built in 1910 as a shooting lodge for Colonel Archibald Stirling of Keir, father of Colonel David Stirling, the founder of the Special Air Service (SAS). Roy's map (1747-55) indicates that there was a farming township on the site in the mid 18th century, then called Aldchulery. The first edition Ordnance Survey map of Perthshire (1862-63) shows a building on the site, which was probably pulled down when the shooting lodge was built. It is believed that this building was the farmhouse where the early African explorer James Bruce of Kinnaird wrote his account in 1768 of his journey to the source of the Blue Nile. Ardchullarie Lodge was owned for a time by Scottish singer songwriter Jim Kerr of the rock band Simple Minds. He used the property as his song writing and recording studio for a number of years. Designed by Stewart and Paterson of Glasgow, the house is characterised by its restrained Scots Renaissance detailing which includes a range of traditional features including crowstepped gables and carved and shaped dormerheads to the principal first floor windows. The main house has wing walls to the side which link to the former stable block, creating an enclosed courtyard. The former stables have been now been converted into further accommodation to service the house. The accommodation throughout is remarkably well presented and finished to a very high standard whilst retaining a wealth of traditional character including parquet flooring, working window shutters, timber panelling and Jacobean revival cornice work The house is built on an elevated site above Loch Lubnaig to take full advantage of the dramatic scenery. The main elevation faces south west giving breathtaking views across Loch Lubnaig towards Ben Ledi. There is an excellent range of outbuildings including a separate guest cottage, a double garage / boathouse, coal store and kennels. A driveway leaves the main road through stone pillars, passing the motor house and the front of the guest cottage and leading up to electrically operated wrought iron gates with an intercom system. The drive then continues to the front of the house. ACCOMMODATION The front door sits under a beautiful stone coat of arms depicting two wolf hounds standing over the shield with the Stirling family motto, Gang Forward, below. An inner porch leads into the main reception hall which has traditional parquet flooring and wonderful white painted panelling and pillars. The principal reception rooms all radiate off here. The drawing room has windows to the south west and north west as well as beautiful timber panelling and decorative cornicing. The fireplace has a marble surround and timber mantel with a decorative iron inset. The adjacent conservatory has spectacular south westerly views over the loch and towards Ben Ledi. The dining room is also off the main entrance hall. It has windows on two aspects with working shutters, parquet flooring, decorative ceiling plasterwork, and a fireplace with a marble surround and decorative timber mantel. There is a connecting door to the conservatory. Also situated off the main entrance hall is a reading room/study with timber panelling, fitted bookshelves with cupboards below and a fireplace. Next to this there is a cloakroom with wash hand basin, fitted coat hooks, boiler cupboard and separate WC. There is a further sitting room with windows on two aspects overlooking the courtyard. It has a fireplace and solid wood shelving with integrated cabinet. 10

ARDCHULLARIE The kitchen is fitted with a range of base and wall storage units with stainless steel work surfaces and an integrated double sink with a food waste disposer. Integrated appliances include a Lacanche range cooker with twin ovens, six hobs, a warming plate and wok hob. Other appliances include a Neff dishwasher and a large Maytag double door fridge freezer which sits to the rear of the kitchen in a separate larder area with large food cupboards. The kitchen has views over the loch and gardens. The adjacent butler s pantry has doors into both the kitchen and the dining room. It has fitted glass cabinets and base units with solid wood surfaces with an integrated sink. There is also a utility room overlooking the courtyard, with plumbing for a washing machine and tumble dryer, fitted units and a Belfast sink. Off the rear passage stone steps behind a door lead down to the basement where there is further storage space for wine and logs and a hatch to the courtyard. The first floor accommodation is approached by the principal staircase in the main entrance hall. There is also a separate staircase to the rear of the house. The master bedroom provides stunning views over the loch to the south west and north west and also has a traditional style press and gas fireplace with decorative marble surround and mantel. There is a dressing room next to this which is fitted with an excellent range of wardrobes and drawers with automatic lighting. It also has a door leading out onto a south west facing balcony which is enclosed by decorative wrought iron fencing with a shield depicting the initials of Colonel Archibald Stirling. There are a further six bedrooms, three of which have wonderful views over the loch; two overlook the gardens to the north west and the final bedroom overlooks the courtyard. There are three bathrooms, two of which have WCs, wash hand basins and baths with shower attachments while the third has a wash hand basin, bath with shower over and a separate, adjacent WC. There is also a linen cupboard and two walk-in store rooms. Courtyard Annexe Outbuildings Further outbuildings at Ardchullarie include a large brick built double garage / boat house under a pitched slate roof with dog kennels and a former byre / dairy to the rear. This has been re-roofed and panelled with timber internally in recent years. There is also a game larder and an existing generator house with wooden sliding door and two separate store rooms. GARDENS AND GROUNDS Ardchullarie Lodge sits in a spectacular setting in about 42 acres including beautiful, mature gardens, low hill ground, mature woodland and loch side paddocks of about 24 acres. The paddocks have just over 1 mile of loch frontage with riparian fishing rights on Loch Lubnaig. The principal gardens sit to the rear and east of Ardchullarie Lodge and have large lawned areas surrounded by a range of mature broadleaf and coniferous trees as well as mature shrubs including hollies and rhododendrons. Above the gardens there is an area of mature woodland with a vehicular track passing through. A burn runs off the hill through this woodland. To the north west of the house there is a paddock which has been fenced off and is surrounded by trees. Guest Cottage The courtyard is approached through a wonderful decorative gate set into the stone archway with Colonel Archibald Stirling s initials shaped into the iron work with the date 1910 above. The original stables have been partially converted to provide exceptional further accommodation. On the ground floor there is a fantastic games room with full height timber panelling, a fireplace and a billiard table with lighting lowered from the roof. Also on the ground floor, but accessed only by a separate door from the courtyard, are a study and a bathroom. A traditional spiral staircase from the games room and a further staircase from the study lead up to the first floor. Here there are three bedrooms, a chapel room and a further bathroom. Also off the courtyard is a useful range of outbuildings including a potting shed, a coal shed and two further store rooms. Guest Cottage Situated immediately off the driveway leading up to Ardchullarie Lodge is the single storey guest cottage. This has a 1793 date stone above the front door which was supposedly taken from the original farmhouse. It has a driveway and a parking area to the rear.
