directions From the M90, take the A91 at Junction 8 heading east towards Cupar. After passing through the villages of Gateside and Auchtermuchty take the second exit at the roundabout. Continue for about 1 mile into the Bow of Fife taking the right turn signposted to Pitlessie. The private lane to Church House is the first right turn and the gates to the house are on the right. situation Church House sits is in an extremely accessible situation in the heart of Fife and is particularly well placed for Cupar, St Andrews, Perth and Dundee. Edinburgh is only 40 miles by road and there are railway stations close by at both Cupar (4 miles) and Ladybank (3 miles) with regular services both north and south. The Tay Bridge is only 15 miles by car and the future opening of the Queensferry Crossing (29 miles) is expected to significantly improve commuting times to Edinburgh. Private schools in the area include St Leonards in St Andrews and Dundee High School while Bell Baxter in Cupar and Madras College in St Andrews are both highly regarded secondary schools. There are local primary schools at Letham, Ladybank, Springfield Pitlessie and Cupar. Cupar is an active town with a supermarket, railway station and good range of shops and services. St Andrews is renowned worldwide as the Home of Golf and the Old Course is a regular host to the Open Championship. There are seven golf courses run by the St Andrews Links Trust and the many other golf courses in the area include nearby Ladybank. St Andrews is also well known for its university, one of the oldest in Britain, founded in 1410. It also has a fantastic range of shops, restaurants, cafés and hotels. description Church House has been beautifully and sympathetically renovated to provide exceptional and flexible accommodation which is ideally suited to modern day family living. The skilful and imaginative conversion design has ensured that the ecclesiastical character of the building has been cleverly retained, creating a wonderfully original home. It is without doubt one of the best church conversions in Fife and the superb living space is hugely appealing. The property dates back to 1843 with later additions. It operated as a church up until the 1980s before its transformation into a family home began. It is category C Listed and sits in approximately 0.5 acres of beautiful secluded gardens. The imposing main door is situated to the east of the main building with a stone carving depicting the burning bush sitting above it. This door leads through an entrance vestibule where partially glazed double doors lead into the magnificent drawing / dining room. This room was the original body of the church and retains some outstanding architectural features including decorative stone carved arches and pillars, original timber panelling, six stone mullioned east facing stained glass windows, a double height ceiling and a contemporary spiral staircase up to the level above. A generous dining area sits at one end of this room which is a fabulous entertaining space. The kitchen / breakfast room sits to the rear of the church with windows to the south overlooking the attractively landscaped garden. It has a nut wood floor, an exposed stone wall and an excellent range of fitted base and wall units with a double Belfast sink incorporated. There is also a second Belfast sink set into the breakfast bar. Fitted appliances include an American style Samsung fridge freezer with water cooler, a Rangemaster Toledo

oven and grill with six electric hobs and an extractor fan over, a Bosch dishwasher, washing machine and tumble dryer. A bespoke arch style oak door leads out to the patio sitting area and garden. A hallway with exposed stone walls leads from the kitchen through to the family room which was formerly the church vestry. This has the original timber panelling, stained glass windows to the north and west, two original fireplaces (one fitted with a modern multi fuel stove) and further windows overlooking the south facing garden. Magnificent original mahogany doors enable this room to be divided into two and currently one half is used as a study. At the end of this hallway there is a glazed door leading out to the east facing terrace. A permanent ladder leads up to two attic/storage rooms above. Off of this hallway there is also a ground floor, fully tiled shower room with WC, wash hand basin and walk in shower. There is also a large double door storage cupboard. The ground floor has four generous double bedrooms. One of these has a south facing window overlooking the garden and an en suite WC. There is a further en suite bedroom with WC, wash hand basin and bath with shower over. The final two bedrooms on the ground floor both have windows to the east and an interconnecting hallway links them to a bathroom with WC, wash hand basin and bath with shower over. The first floor accommodation is approached by a contemporary spiral staircase made of wood, metal and glass leading up from the drawing room / dining room. At the top there is a galleried landing overlooking the living space below. Underneath one of the original stone archways off the landing is a private reading area with Velux window overhead. At the end of the landing is the stunning sitting room, once the church gallery. Again, this room is rich with period features including three beautiful stained glass arched windows, a stone archway, an east facing fan window and full height vaulted ceilings. A door from this room leads out to the original back staircase and tower. Situated next to this room is a useful tiled shower room with WC and hand basin. The master bedroom suite is also located on this floor. It has two arched fan windows to the west as well as an ensuite bathroom with WC, wash hand basin, walk in shower cubicle and bath with an internal stained glass window all finished to a high standard. There is also a dressing room. A small door leading from the sitting room, at the top of the rear staircase leads to the entrance to the tower which has three levels. The lower two tower rooms have turret windows, however the top room (once the belfry) provides exceptional 360o panoramic views over the neighbouring farmland of Fife. The tower has been sympathetically renovated by the current owners resulting in a striking and unique feature. outside A private lane leads up to wooden gates giving access to Church House s driveway. Immediately to the right there is a generous parking area with potential for a large garage or additional outbuildings subject to planning consent. The drive bordered by flower beds and mature trees continues up to the rear and side of the house where there is further parking. Church House has a wonderful and private south facing garden which is largely laid to lawn with well stocked flower beds, mature trees and a beech hedge surrounding it. In the corner there is a greenhouse and there is also a garden shed. There are two separate outdoor entertaining areas. One overlooks the garden with access to the kitchen. The second, is an enclosed area with a timber decked terrace to the west of the house which enjoys evening sun and offers additional entertaining space. There is also a log store and two outbuildings. On the east side there is a coal store and a large cellar accessed by stone steps from the front of the house.
