The Knighton Hotel is an impressive building standing in the heart of the town and being its principal hotel. There are extensive lounges, a good bar, restaurant for around 80 covers and a particularly impressive first floor function suite with double height ceiling and gallery. We believe that trading has previously been as high as 886,000 net of VAT but we are unable to verify any financial information. Knighton is an attractive town in its own right and a centre for the surrounding smaller villages. It lies on the very border of England and Wales with easy access to Ludlow, Hereford and Shrewsbury as well as the county town of Llandrindod Wells. The town is a popular tourist destination for those exploring Offa s Dyke and outside the town is the Spaceguard centre which comprises an observatory and telescope, Europe s largest camera obscurer and a planetarium. The hotel is situated in the towns historic centre, prominent and easy to find. It is understood the prior to going into administration in August 2018 the property was operated by owners who acquired hotel in around 2010. THE PROPERTY Grade II listed, The Knighton Hotel is believed to date from the 1867. It comprises two elements, the main entrance and bar together with the restaurant are within a stone constructed building with bay windows and the function suite is in an adjoining half timbered building. Accommodation is principally arranged on basement, ground and two upper floors. PUBLIC AREAS Main entrance with fanlight window leading into lobby with Reception within a wonderful three storey staircase rising to the upper floors. Bar overlooking Broad Street to the front of the hotel. Restaurant for approximately 70 covers, Coffee Bar to the rear of the ground floor. These ground floor rooms are attractive and well proportioned. At first floor, and with its own entrance from Broad Street, is the banqueting suite. This comprises a large rectangular Banqueting room with space for around 200 seated diners, a spectacular room with windows to the front of the property and a galleried landing halfway up its double height, a Lounge seating around 30 running front to back of the building and a reception area to the banqueting suite with glazed timber doors that fold back and can open up the entire area. This whole suite has exposed stone walls in part and timber beams to the ceilings. LETTING BEDROOMS There are 16 letting bedrooms. A total of eight have en suite bathroom with shower over the spa bath, five shower wet rooms and three shower rooms.
LEISURE FACILITIES At lower ground floor level there is a spa bath, steam room and sauna and a shower room. OWNERS / STAFF ACCOMMODATION On the first floor the property and accessed from the galleried landing around the banqueting suite is a duplex flat comprising lounge and kitchen on one level with stairs leading to two bedrooms and a bathroom above. This accommodation has its own direct access from the outside fire a fire escape staircase. In the basement of the hotel there is a single bedroom with en suite wet room and a flat comprising living room, bedroom, shower and kitchenette. SERVICE AREAS Commercial kitchen with the two food hoists servicing the banqueting suite, dry store, wash up section, walk in fridge, cellars plant room and laundry room. There is a satellite kitchen adjacent to the function room at first floor. OUTSIDE The rear of the property there are two timber decks that have been constructed to service the restaurant and bar. We understand that when operating the hotel had 12 permits for the public carpark to the rear, presumably obtained from the local council. SERVICES We understand the property is connected to mains services including water, electricity drainage and gas. The central heating and hot water systems appear to be relatively new. A lift connects basement, ground and two upper floors. INVENTORY The hotel is not fully equipped. An inventory has not yet been finalised. TRADE Extracts of accounts for the years ended August 2014 and 2015 have been seen by us and show net of VAT sales of 886,890 in 2014 and 800,786 in 2015 these showing EBITDA of 294,427 and 280,675 respectively.
