Description Glendunning House is a fantastic country house which was built in 1992 in traditional Georgian style. The house offers exceptional accommodation and sits in about 1.72 acres of landscaped gardens in Dunning Glen. It currently has 6 bedrooms but has the potential for 9 in all. The house is constructed of white harled breeze block under a traditional pitched slate roof with crow stepped gables and faces south overlooking the garden. The front door leads into the main entrance hall which has timber panelling to dado height and an open fireplace with tiled surround and timber mantel. Doors lead off the hall to the principal reception rooms. The sitting room, to the left, is approached through glazed double doors and has a south facing window and a gas fireplace. The dining room also sits off the main entrance hall, to the right, and has large south facing windows providing beautiful views over the gardens and south through the Dunning Glen. It has an open fireplace and connecting doors to the drawing room. The drawing room is a fantastic space for entertaining with a large south facing bay window which stretches almost the full width of the room. An open fireplace sits under a stone mantelpiece. Further doors lead back to the entrance hall and there is a separate door to the pantry and thence to the kitchen. A passage to the left of the main entrance hall leads past a study, the staircase up to the first floor landing, glazed double doors leading out to the front of the house, to a guest bedroom and the snooker room. The guest bedroom overlooks the gardens to the front of the house and has a large walk in wardrobe as well as an en suite bathroom with WC, wash hand basin, bath and separate shower cubicle. The L-shaped snooker room has windows on two aspects. The full size snooker table with snooker lighting, scoring board and cue rack may all be available to purchase, subject to separate negotiation. Outside Glendunning House is approached through electrically operated wrought iron gates with thistle motifs which are set between brick built pillars with fitted traditional style street lamps. The drive crosses a bridge over the Glendey Burn before sweeping through the front garden and up to the front of the house where there is ample parking. It continues to the east of the house around to the rear where there is a double garage and two further single garages, all of which have electric up and over doors. There is also a great deal of parking to the rear of the house. The main gardens sit to the front and are south facing. A path from the front of Glendunning House leads through the lawned area to a pond which sits in the heart of the garden. The path splits, passing either side of the pond, and is lit by traditional street lamps and surrounded by well stocked flower beds and borders holding a variety of mature shrubs and plants. The path continues over a bridge before completing its circuit. Beyond the pond is a further lawned area and a bank of rhododendrons and young trees with the Bogle Burn behind. To the east of the house are further plantings of young trees and shrubs. To the rear of the house there is a further lawned area and a drying green with a variety of mature coniferous trees defining the northernmost boundary. Adjacent to the garage complex there is also a greenhouse.

Directions From Edinburgh follow the A90 north, crossing the Forth Road bridge and joining the M90. Leave the motorway at Junction 5 following signs to Crook of Devon (B9097). Continue to the junction with the A977 and turn left. Continue west for about a mile before turning right onto the A823 signposted to Crieff. Continue through Rumbling Bridge to the junction with the A91 at Yetts of Muckhart. Turn right and continue on the A823 for a short distance before turning right onto the B934 signposted to Dunning.
