3 SECTION I INTRODUCTION Dear Birchwood at Spring Lake Resident, We are pleased to present you with this updated HOMEOWNERS MANUAL. In producing it, we have attempted to present the most important information concerning your Homeowners Association. This brochure highlights some of the questions you may have about association life and explains how you may become involved in the day to day activities of the community. Every piece of information in the packet was prepared to make things easier for you. Please take the time to review its contents and keep the booklet where you can refer to it. 4 SECTION II SERVICES A. SECURITY There are presently security guards in the gatehouse 24 hours a day. The gatehouse is equipped to announce visitors to your home via your telephone line. In order for this system to work properly, you must have the Call Waiting feature installed through your telephone company. (See Section IV, a. Call Waiting ) All vehicles entering through the guest gate will be scanned. Guests will not be admitted without prior telephone notification to the guard booth, a confirmatory response to a call from the guard booth or inclusion on the submitted list of names to be admitted without phone authorization. B. LANDSCAPING AND SNOW REMOVAL Landscaping and mowing for the golf course, common areas, and original shrubs and trees at homes is provided by the HOA. The HOA provides snow removal from Association roads, parking plazas, sidewalks, walkways and driveways. C. REFUSE REMOVAL AND RECYCLING SINGLE FAMILY AND QUADS HAVE HOME PICKUP, CONDOS AND TOWNHOMES HAVE BINS AT EDGE OF EACH COURT REGULAR GARBAGE PICK-UP IS MONDAY AND THURSDAY FOR SECTION ONE REGULAR GARBAGE PICK-UP IS TUESDAY AND FRIDAY FOR EVERYONE ELSE SINGLE STREAM REYCLING WITH NO PICK-UP FOR SECTION ONE RECYCLABLES IS WEDNESDAY FOR EVERYONE ELSE (see below) PLEASE RECYCLE AT ALL COMMUNITY EVENTS a. NEWSPAPER Newspapers must be placed in brown paper grocery bags or tied with twine. No plastic bags, plastic string or wire please. b. GLASS BOTTLES & JARS Clear colored. No ceramics, window glass, safety glass or light bulbs. Rinse containers. Labels, caps, and lids need not be removed. No plastic or paper bags. c. METAL CANS Tin, aluminum and bimetallic cans. Rinse cans do not crush. Labels, caps and lids need not be removed. Place loose lids inside cans. Aerosol spray cans with plastic caps must be removed. d. PLASTIC Any type of plastic container except motor oil containers. e. ALUMINUM Foil-disposable aluminum food containers such as pie plates, broiler pans and take-out food containers. Rinsed and crumpled. No plastic or paper bags. LARGE ITEMS: for pickup of special, large items, contact Jet Sanitation Company ( ). * Please note, residents not living in a condo or quad may not use garbage bins designated for the courts.

5 earlier ** Refuse for curb collection must be in appropriate containers, placed at the curb no than the night before pick-up and removed following pick up in a reasonable time frame. Failure to abide by this regulation may result in a fine for the offending resident. D. FIRE AND SAFETY DETAILS Birchwood does annual inspections of fire alarms for Section I and sprinkler inspections for Quads. Section I is not connected directly to Central Station so in the event of a fire or of the alarm sounding, residents must call 911 E. MANAGEMENT OFFICE The Management Office is located in the Eastview Clubhouse The hours are Mon.-Fri. 8 A.M. to 4 P.M. If you are unable to come to the office at those times, or have a physically disability preventing access to the building please call and arrangements will be made to accommodate your needs. The Management Office has all the forms, lists, rules and requirement information that you will need. The Management Office will distribute gate passes, key fobs and other required materials upon appropriate presentation of ownership documents and new owner fees D. WARRANTY For complete warranty information refer to limited warranty as detailed in your Offering Plan. The responsibility for the interior of each home falls on the individual homeowner. The exterior of the condominium and the attached homes falls under the responsibility of the HOA.

6 SECTION III RULES AND REGULATIONS USE OF PROPERTY The use of a home or garage unit by a member or garage unit owner or other occupant shall be subject to the By-Laws and Rules and Regulations of the Board of Directors and the following covenants and restrictions: Regulations promulgated by the Board of Directors concerning the use of the property shall be observed by the members. 1. The home and area restricted to a member s use shall be maintained in good repair and overall appearance. 2. Any member who mortgages or sells his home shall notify the Board of Directors providing the name and address of his mortgagee or new owner for proper billing of common charges. 3. The Board of Directors shall, at the request of the mortgagee of the home, report any delinquent assessments due from the owner of such home. 4. No nuisances shall be allowed upon the property, nor shall its residents allow any use or practice which amounts to a nuisance. 5. No improper, offensive or unlawful use shall be made of the property or any part thereof and all valid laws, zoning ordinances, the regulations of all governmental bodies having jurisdiction thereof shall be observed. 6. The common charges and maintenance assessments shall be paid when due. Owners delinquent in common charges or assessments are subject to having a lien placed on their property or other legal remedy. 7. All dogs, cats and other pets must be leashed and shall not be permitted to run loose. Home Owners shall be responsible for picking up and disposing of their pet s waste and for any damage caused by their pets. Pets shall not be permitted upon any of the landscaped Common Areas, the golf course, or any of the storm water recharge facilities, including the recessed stoned receptor areas in the center of each court. 8. No resident of the Community shall post any advertisement or poster of any kind including for sale or for rent signs in or on the Properties, the Common Areas, or vehicles except as authorized by the Board of Directors. 9. Estate sales may be conducted by appointment only. A list of names of those attending the sale must be provided to the guard booth prior to the sale. Sales are permitted for one day only on a Saturday and the management office must be notified ahead of time. NO SIGNAGE PERMITTED! 10. No fence or gate shall be erected on the Properties without submission and approval of an Architectural Improvement Form. 11. No television or radio antenna or any other type of receiving or transmitting antenna or structure shall be erected on the exterior of homes or on any lot. TV dishes may be installed, but Architectural Improvement Forms must be filed. 12. No home owner shall move, remove, add or otherwise change the landscaping on the Properties without approval. The planting of annuals is permitted within the flowerbeds. Landscaping changes of a permanent nature must be submitted for approval on the appropriate form. 13. No homeowner in the attached homes shall paint the exterior surfaces of windows, fences, walls or doors opening out of his home.

7 14. No person shall park a vehicle or otherwise obstruct any resident s use of ingress or egress to any garage or parking space nor may any vehicle be parked on the roadways when parking would obstruct access by emergency or service vehicles. 15. No person shall park a vehicle or otherwise obstruct a mailbox preventing delivery of U.S. mail. 16. Motor vehicles may not be parked in driveways, courts or roadways without plates and valid registration. Violators will be reported to the Town of Brookhaven Abandoned Vehicle Department for summons and removal at the owner s expense. The exception being a vehicle on a driveway which is at all times covered with a completely opaque fabric car covering. The car covering shall be kept in good repair and shall cover the entire car at all times, extending to the lower edge of the bumpers or to the lower edge of the fenders if said motor vehicle is not equipped with bumpers. Motor vehicles may not be parked in driveways, courts or roadways without plates and valid registration. Violators will be reported to the Town of Brookhaven Abandoned Vehicle Department for summons and removal at the owner s expense. The exception being a vehicle on a driveway which is at all times covered with a completely opaque fabric car covering. The car covering shall be kept in good repair and shall cover the entire car at all times, extending to the lower edge of the bumpers or to the lower edge of the fenders if said motor vehicle is not equipped with bumpers." 17. Upon written request, the board will consider granting permission to homeowners without driveways to use car covers in courts and on streets for the temporary protection of vehicles from inclement weather and other environmental hazards. The vehicle must be registered and insured with license plates affixed. The vehicle must also be in regular use and not simply stored in place. 18. No home owner shall install or permit to be installed any window-mounted or through-the-wall mounted air conditioning unit in his home. 19. No person is permitted to use the recreational facilities of the Association except in accordance with the rules and regulations established by the Association s Board of Directors. Guests must be accompanied at all times by the resident. Residents 30 days or more in arrears with their common charges or assessments will not be permitted to use the amenities of the HOA. Once arrears are paid up to date the amenities will be re-activated at a charge of $ No home owner shall make or permit any disturbing noises or do or permit anything to be done, which will interfere with the rights, comforts or conveniences of other home owners. 21. The Common Area shall not be obstructed, littered, defaced or misused in any manner. 22. Every member shall be liable for any and all damage to the Common Area and the property of the Association, which shall be caused by said Owner, guest or such other person for whose contact he is legally responsible. 23. Owners of condominiums and attached homes may not make interior alterations to a home which would impair the structural soundness of any party walls, reduce the levels of fire safety in neighboring homes, diminish the heat and sound insulation between homes. They may only use that portion of the roof trusses originally prepared for storage by the Developer and shall not alter, enlarge or overload this area. Further, members shall not enter or allow entry upon other areas of the trusses. 24. Breezeway areas between attached units are for utility purposes only. The area should not be used as a thoroughfare nor for storing barbecues, recreational equipment or any other items 25. It is prohibited to hang garments, rugs, etc. or to string clotheslines on any portion of the home, lot or Common Area, which may be seen from any portion of the Common Area. 26. No more than two Garage Units may be owned by Owners without written consent of the Board of Directors.

8 27. Proper window treatments must be installed on all home windows, within a reasonable time of moving in. 28. Only patio furniture, consisting of tables, chairs and/or chaises, is permitted on the patios. All fee simple homes may use and store barbeques on their patios. Only electric grills are permitted on the condominium balconies because of fire regulations. In the attached homes, there is to be no storing of spare propane tanks within twenty-five (25) feet of any building or in the house, garages or attics. No wood burning fire pits are permitted. Storage boxes for lawn furniture pads are permitted as long as they do not exceed 6 feet in length, 30 inches in width and 36 inches in height. 29. Sports equipment including basketball towers, hockey nets, etc., may not be stored on the patios or driveways. 30. Upon receipt by the President of the Board of Directors, or by the Managing Agent of a complaint alleging violation of any of the rules as herein established or hereafter established, or adopted by the Board of Directors, the President of the Board, or in his/her absence, the Vice President of the Board, shall make a determination as to the validity of the complaint. If in their determination the complaint is valid and justified the Managing Agent shall be directed to send written notices of such violation to the violator. If the violation is not corrected or eliminated within a period of three (3) days from the date of receipt of such notice, another notice will be sent levying a $ fine upon the violator. Such fine is to be considered as an additional Association assessment to the account of the violator. If after imposition of a fine the violation is not corrected or eliminated, the Board of Directors may assess additional fines of $ each after serving written notice upon the violator as provided for above. If the violation results in loss of or damage to property classified as Common Areas, the Board of Directors shall direct the Managing Agent to have said loss or damage repaired or replaced, and the actual cost of said repair or replacement shall be assessed to said violator as an additional assessment. However, no fine shall be imposed unless the violator shall first have had notice of the violation and an opportunity, if he/she so requests, to know the identity of his accuser, and a record of the disposition entered into the minutes of the Association. Prior to the payment of any fine, a resident may appeal in writing to the Board of Directors. 31. Whatever written approved request is made by the HOA Board must be adhered to by the HOA members. Failure to adhere to the request will make the violator subject to a fine as per by-law policy. 32. The Board reserves the right to enter into a condominium or attached home unit to effect emergency repairs. 33. Hose bibs must be stored neatly or on a portable hose reel and are not to be mounted on the fences. 34. Short term use of storage pods and similar containers need approval from the management office prior to being delivered, can be no longer than 20 feet in length and may remain on the residents property for a maximum of 10 days. 35. All home owners will supply the HOA with a copy of their Home Owners insurance. COMMON AREAS 1. Smoking cigarettes, cigars, pipes, e-cigarettes and any similar smoking devices prohibited in the Clubhouses, pool areas and any gathering space. 2. There will be no riding of cycles or similar forms of conveyance on common area sidewalks, in and near the tennis courts, basketball court, and swimming pool areas nor the common areas or

9 landscaped areas. Use of cycles, skateboards and rollerblades is limited to the bicycle path and roadway only. 3. Articles such as tables, benches, hammocks, tents and private BBQ s are not permitted on the common area, including greenbelts and paved areas, except with the approval of the Board of Directors. 4. Any activity which may cause damage to grass, trees or planted areas, or otherwise detract from the general appearance of the common area, is not permitted. 5. Tampering with, or adjusting sprinkler heads or timing devices is prohibited. 6. Parking in No Parking Zones and in Clubhouse parking lots after hours is strictly prohibited. Vehicles will be removed at owner s expense. 7. Parking in a handicapped designated space is restricted to those vehicles displaying a handicap tags. All others will be removed at the owner s expense. 8. The parking areas or roadways shall not be used for repair or washing of vehicles. The car wash area (south side at dumpsters, corner of Eric and Spring Lake) has been designated as an area where washing of vehicles shall be permitted. Streets or driveways may not be used for parking of any boat, trailer, RV, camper, bus, or commercial vehicle without the written permission of the Board of Directors. Commercial license plate vehicles may not be parked on the streets for a period in excess of ten (10) days between the hours of 7AM and 7PM and not for overnight. There will be no overnight parking in the Clubhouse Parking Areas without express permission of the Board of Directors. 9. Bus trips organized by clubs, groups or committees of Birchwood will arrange to have the bus board on the NE end of Birchwood Park Drive. All vehicles will park on BPD from Hannah Lane eastward. 10. The speed limit on all roadways throughout the community is 25 miles per hour. All STOP signs and NO PARKING signs must be obeyed. 11. The use of the Clubhouses and any part thereof, golf course, tennis courts and other recreational facilities shall be limited to those hours determined by the Board of Directors and is subject to change upon posted notification. The Board of Directors reserves the right to close any recreational facility for repairs, maintenance or any reason whatsoever. 12. The Board of Directors may designate any area or part of any recreational facility for use by a group for functions and to limit these groups to categories such as children, age groups, and common interests etc. These group functions are to be limited to members of the Community and are to be offered to the entire Community falling within said category and to be accepted on a first come first serve basis until the size limit of the group function is filled. When any group function is running as indicated above, other members of the Community should respect the use of said facility by a group by not interfering with the scheduled function. 13. No guest will be permitted the use of any facility unless accompanied by and in the presence of a Homeowner who takes responsibility for those guests. 14. The use of the Clubhouse fireplaces will only be upon discretion of the Board of Directors. Any requests by an individual or any group must be given in writing to the Board of Directors. 15. The Board of Directors may permit resident rental of one or more of the Clubhouse rooms for private use, subject to the terms of a Rental Agreement. 16. Use of all facilities is at the individual s own risk and responsibility; including the golf course, swimming pools, spa equipment, playgrounds and saunas. 17. The Rules and Regulations may be changed, amended or added to at any time by the Board of Directors. Any infraction of these rules shall subject the violator to disciplinary measures, such as revocation or privileges to use any of the facilities for a period of time.

10 18. The Board of Directors has the power to suspend the use of the recreational facilities as per the Declaration of Covenants, Restrictions, Easements, Charges and Liens. GYM RULES AND REGULATIONS 1. Proper attire including shirts and sneakers must be worn in the gym at all times. 2. All guests must be accompanied by a residence when using the gym. 3. No person under the age of 14 years old is permitted in the workout area without a guardian (resident only) present. 4. No wet bathing suits are allowed in the gym area. 5. No bare feet, boots, sandals or flip flops are allowed in workout area. 6. All personal property (gym bags or packages) should be kept in the lockers. 7. Please return all weights to the rack when finished. 8. As a courtesy to your fellow patrons when the gym is busy please limit the use of the equipment to 20 minutes. 9. Remember to wipe down all equipment including benches before and after using (wipes are available in the gym). 10. As a courtesy if you are the only one in the gym please shut off TV and cable box before leaving. SWIMMING POOL RULES AND REGULATIONS 1. An adult resident with valid Clubhouse pass must accompany all guests at all times. Guests are limited to five per household unless an overcrowding situation exists when limits may be lowered. 2. Children under 14 years will not be admitted to the pool area unless accompanied by a resident adult who shall be responsible for their safety and proper conduct. 3. The following are prohibited in the Swimming Pool area: a) Bottles, glassware or any other item of a breakable nature b) Chairs, furniture, or similar equipment except where furnished by the HOA c) Floats, scuba equipment and similar swimming accessories (excluded are children s swimming aides with adult supervision) d) Dogs, cats or other pets e) Ball playing, Frisbee or similar games f) Diving or jumping from the sides of the pool g) Horseplay, pushing, shoving, dunking or running h) Swimming after dark or when pool is closed i) Changing diapers j) Any person not toilet-trained without swimming diapers 4. Clubhouse staff has full authority to expel or discipline any violators of the pool regulations and posted signs, or any person whose conduct is objectionable. 5. HOA reserves the right to close the pool for maintenance, inclement weather or sanitary reasons. 6. Eating and smoking is restricted to table-equipped decks only. 7. Use of swimming pools, saunas and all other facilities are strictly at the risk of the user. 8. Community BBQ s at poolside are for community functions only. They are not permitted to be used by individual residents. Private BBQ s are also not permitted. 9.

11 GOLF COURSE RULES AND REGULATI0NS 1. All golfers must have their Golf ID pass prominently displayed on their golf bag or golf cart. If they do not have a golf pass, they must carry identification that they are residents. 2. Maximum number of guests per household allowed on the golf course at one time is three (3) and must be accompanied by a resident. Weekday or weekend guest fees are applicable at the time of play. Yearly weekday passes are available. Residents under 16 years of age are not permitted guests. 3. The maximum number of golfers per group is four (4). All golfers must have a golf bag and at least five (5) clubs to be permitted to play. Practicing on the golf course is not allowed. 4. The golf course is for playing golf only. No other activities, including playing, dog walking, bike riding, or casual walking will be permitted 5. Golfers 6 to 14 years of age must be accompanied by an adult resident. Exceptions to this rule must have prior approval from the Golf Committee. Children under six (6) years of age are not permitted on the golf course but may use the practice area under proper adult supervision. 6. All golfers must register on the DAILY GOLF LOGBOOK and begin play on hole 1. You must reregister if playing another nine (9) holes. This may be adjusted at the discretion of a Ranger. 7. Abusive language or behavior to Rangers and Golf Course Officials will not be tolerated. You MUST follow their instructions. Violators will be asked to leave the golf course. 8. Golfers are asked to maintain a proper pace of play with the group in front of them. They should allow faster groups to play through. Slow play is not encouraged. Be considerate of others. 9. Take care of your golf course. Replace divots, repair ball marks, and rake bunkers. 10. There is a dress code. Proper golf attire is required. No jeans, sweat pants, tank tops, bathing suits, etc.. Golf shoes are recommended. Sneakers or smooth sole shoes at your own risk. 11. Golf carts must be kept off the greens, teeing areas and collars. 12. Dangerous and unacceptable behavior will not be tolerated. Violators will be asked to leave. 13. Alcoholic beverages are not permitted on the golf course. 14. Cell phones should be turned off or on vibrate. Unnecessary use is discouraged. 15. In the event of lightning, golfers MUST immediately leave the course. 16. Playing is PROHIBITED when the golf course is CLOSED. The golf course is CLOSED on Tuesday mornings until noon for maintenance. If you live on the Golf Course you are advised to get glass coverage. Contact the Office or Golf Committee for details. NOTE: Golfers found in violation of golf rules and regulations will be asked to leave the golf course and are subject to warning letters. Repeat offenders are subject to fines and or suspension from the golf course in accordance with Article 3a of the Birchwood at Spring Lake Offering Plan.

12 TENNIS COURT RULES AND REGULATIONS 1. Children under the age of 12 are not permitted to use the tennis courts unless accompanied by an adult resident or unless they are under the direction of an instructor giving tennis lessons. 2. Homeowners will furnish their own tennis racket and balls. 3. Only tennis shoes are permitted. Street shoes are not permitted on the courts. 4. No person other than those engaged in playing is permitted on the courts. 5. The Board of Directors reserves the right to limit any resident s use of the tennis courts during the playing season, to limit the number of courts in use at any time, to make use of the tennis courts for tennis lessons, tournaments, etc. or to close them for maintenance purposes or any reason deemed necessary. 6. Appropriate tennis dress is required. Shirts are required at all times. 7. A one-hour time limit will be in effect when other players are waiting. 8. Doubles players are limited to one hour on weekends during the peak season. 9. No benches or chairs are permitted on the courts. 10. Tennis Courts may be used for Pickle Ball where so equipped. OTHER RECREATIONAL VENUES Basketball Courts, Racket Ball Courts and Bocce Courts and Playgrounds are provided for the use of all residents. Residents may use the facilities in accordance with the rules and regulations of the HOA and the associated sport. Appropriate clothing, footwear and equipment must be used in conformity with the sport and the setting. Children under 14 must be supervised by an adult at all times. A resident in good standing must accompany guests at all times. Number of guests are limited in accordance with the number appropriate to sport or activity Management has the right to limit numbers for safety or overcapacity. Use of facilities are on a first come first serve basis unless there are prior arrangements with the management office for an organized event. SECTION IV Communications A. CALL WAITING In accordance with the Declaration of Covenants, Restrictions, Easements, Charges and Liens, Article XI, entitled, Use of Property, Item (z). All homeowners must have a telephone installed in their home with a call waiting feature to permit the security personnel in the gatehouse to communicate with the home. The cost of the Call Waiting feature is the homeowner s expense. Should a Homeowner neglect to install or maintain the Call Waiting feature, the Homeowner would risk having his guests turned away at the gatehouse if the security personnel were unable to reach the Homeowner due to a busy signal.

13 B. SECURITY GATE AUTHORIZATION Residents who wish to allow certain guests entrance to the property without a prior phone call must indicate their instructions by filling out a Security Gate Authorization form. The form may be obtained and returned to the property manager s office. C. ROBO CALL Homeowners may sign up with the office to receive automatic notification of community announcements via telephone. This amenity is a significant communication tool in disseminating important information in a timely manner. Participation can be arranged through the management office. D. FLYERS AND NOTICES Flyers and notices related to sanctioned community events must be approved by the property manager. Individual, private notices may be placed on community bulletin boards in either or both clubhouses. For sale signs, garage/yard sale, tag sale and similar signs are not permitted anywhere on the property E. WEBSITE A free Community Website listing further information, club events, schedules, etc. can be accessed at SECTION V ARCHITECTURAL CHANGES In accordance with the Declaration, the submission of an Architectural Improvement Form for approval by the architectural committee is required for any external changes including the following: A. STRUCTURE 1. Any attachments to buildings, structures or fences 2. Changes or improvements to driveways, walkways and entryways 3. Exterior painting 4. Additions, changes or alterations to the structure. 5. An architectural improvement form is not required for temporary holiday decorations, 6. Temporary holiday decorations are permitted on individual homes providing the attachment of said decoration is not damaging to the buildings, structures or fencing and is removed within a reasonable time after each holiday.

14 B. PLANTINGS 7. Planting of perennials (shrubbery, bushes, trees, etc.) 8. Plantings of annual flowers potted plants, planters and hanging baskets are permitted by individual home owners on their property only. 1. Condo owners may plant annuals around the exterior property of the condos with permission of the person or persons living adjacent to the condo property. All condo units in a cluster may share expenses providing they have an agreement with the others living in the cluster. 2. Hanging planter baskets from the porch, balconies or rear soffits of homes are limited to a total of three (3), 3. Planters of any type may not be set on the top of the balcony railings. 4. Hanging half-baskets are permitted on unit fencing with a limit of one (1) per fence panel. 5. It will be the responsibility of the owner to maintain plantings during growing season and to remove all dead plants from their containers at the end of the blooming season. This also pertains to planting around your property. Plantings must be weeded continually. 6. Upon balconies of homes, any live trees or plants must have a water saucer underneath it to catch excessive water drippings. Caution is to be observed when watering planters (do not over water) so that drippings do not fall below onto your neighbors below C. PARTY WALLS AND PATIO FENCES 1. The cost of reasonable repair of fences and maintenance of a party wall or party fences shall be shared equally by owners who make use of the walls or fences. Going forward, all replacement party fences must be white vinyl. Replacement of party walls and fences need an approved Architectural form. For further information refer to the Architectural Improvement Application and Review form for use in requesting any exterior changes. SECTION VI RENTALS HOME RENTALS If an owner chooses to rent their home, the homeowner must notify the Management Office to obtain a list of requirements that include: File for a rental permit with Brookhaven town Provide a copy of the temporary permit to the office Provide proof that the home has been inspected and passed as per Brookhaven codes Provide the name and contact information of the rental agent or indicate self-rental Provide a copy of the lease Provide a forwarding address for the owner Provide signed proof that a copy of the House Rules has been given to the renter Provide a copy of tenant s policy naming the HOA as additional insured or additional interest to protect the HOA in related damage to connecting units if damage is a result of carelessness, misuse or intentional destruction. Pay a $ fee each time the home is rented or a lease renewed to offset record keeping

15 When all requirements have been completed and submitted the homeowner will receive a letter from the Management Company stating all documents have been received, giving permission for the tenant to occupy the home. CLUBHOUSE RENTALS The clubhouse large function rooms at both Eastview and Westview are available for rent by residents. Resident will be responsible for providing general clean-up and security. Rental includes the main meeting room and rest rooms only. Guests are not permitted to use other amenities in the clubhouses as an extension of the rental. All details, including fees and responsibilities, are available at the Management Office. SECTION VII. COURTEOUS CONDUCT 1. It is expected that residents abide by the rules and regulations of the community. 2. Residents are responsible for informing guests of the community the rules and regulations and ensuring compliance. 3. Interaction with other residents, visitors, volunteers, staff, vendors, management employees, security guards, committee and board members will be conducted in a respectful and appropriate manner. 4. Disagreements with any of the above will be handled through proper channels. 5. Verbal or physical abuse as well as inappropriate or threatening language or behavior will not be tolerated. 6. Violations of the courteous conduct rules will result in warning letters, fines, loss of privileges and/or legal intervention in accordance with the severity of the violation and, if warranted, law enforcement agencies will be engaged.
