2 2017AOI-62 LAND FOR AGRICULTURE DEVELOPMENT Please review the Request for Proposals Applicant Guide for additional details regarding applying for this property. Property Description: This area of interest (AOI) is located in the central part of the province and covers an area west of Hall s Bay and northwest along the Trans Canada Highway, along Indian River into the Springdale area. This AOI is broken into four sub-areas as indicated on the attached maps. Area 62-A is located east of the Trans Canada Highway from Halls Bay to the east side of Burnt Berry Brook. The existing land use consists of mainly softwood forest, areas of regenerating forest, small to medium water bodies and small bogs. A portion of this land is utilized for agriculture production. Access to this AOI will be directly from the TCH, from an existing resource road or from existing agricultural properties. Area 62-B is located north and south of the Trans Canada Highway from the west side of Burnt Berry Brook and south of Indian River in the direction of the Town of Springdale. This parcel covers a large geographic area. The existing land use is varied from mature mixed forest, large organic deposits, lands in agriculture production and lands alienated for other uses. Access to this AOI would be directly from the TCH, from Route 390, from Burnt Berry access road or from existing agricultural properties. A large portion of this land base falls within the planning are boundary of the Town of Springdale. Area 62-C is located north of Indian River on both side of Route 390. The existing land use is varied from mature mixed forest, large organic deposits, lands in agriculture production and lands alienated for other uses. Access to this AOI would be directly from Routes 390 or 391 or existing agricultural properties. This entire section of the AOI falls within the planning area boundary of the Town of Springdale. Area 62-D is located south of Indian River at the most easterly point of the area of interest. The existing land use is mature mixed forest with more open parkland vegetation and organic deposits near the river. There is no existing access to these lands. Please see attached Existing Land Use Map. The total area in this land base is approximately acres ( hectares).

4 Other Considerations: Applicants may be subject to other requirements as may be specified by the Provincial and Federal Governments. Interested applicants should contact the Department to discuss options for localized development within this area prior to making application. Additional work may be required by the Agricultural Land Section to determine the exact location within the area to accommodate the applicant s plans. Access to this site may be limited. The Department does accept applications for road construction/maintenance however approval of such activities is not guaranteed. Survey: The successful candidate will be responsible for costs associated with legal land survey prior to approval of any title.
