1 Sign Criteria
2 General This Sign Criteria ( Criteria ) establishes requirements for the design, approval, fabrication and installation of all tenant related signage at the retail component of the Santa Margarita Town Center. The objectives are to encourage unique and high quality signage which is an integral part of the architecture and image of. The intent of this Criteria is to insure that tenant signage is designed and executed in a manner which will achieve these objectives, while also providing superior tenant identification. All Tenant signage shall be subject to Landlord s written approval as provided in this Criteria. In addition to the Criteria established herein, all tenant signage must conform to the City of Santa Margarita sign ordinance. Signage Review and Approval Process. Conformance: Tenant s signage shall conform to the sign sizes and locations designated for its storefront area in this Criteria. All tenant signage shall be subject to all applicable governmental regulations and site plan approval conditions placed on the project by the City of Santa Margarita. 2. Signage Shop Drawings: Within 30 days of execution of lease, Tenant shall provide Landlord with all requirements for storefront signage based on interpretation of criteria established herein. Please have your sign vendor submit sign plans that include site plan showing store location, architectural elevation to scale showing all sign related dimensions, section details, and details of required building penetrations for signage attachment and methods of patching/weatherproofing such penetrations. Landlord will review Tenant s signage shop drawings and provide Tenant with its written approval or disapproval within fifteen (5) working days after receipt of Tenant s submittal. Tenant shall consult with and assist Landlord during this process to achieve an approved design. Costs for the preparation of all signage exhibits shall be the responsibility of the Tenant. 3. Submittals: In addition to the required shop drawings (submit in PDF file format via ), the Tenant shall also submit three sets of samples of each paint color, with the proposed paint finish. Fabrication and Installation Guidelines. Any sign contractor shall have an applicable State of California Contractor s License. Landlord reserves the reasonable right to exclude any sign contractor from performing work on the site or building. 2. Tenant shall cause its Sign Contractor to fabricate and install Tenant s signage in conformance with the Shop Drawings and other materials as approved by Landlord. Landlord shall have the right to perform an in-shop inspection of Tenant s signage prior to installation. 3. Prior to installation, Tenant s Sign Contractor shall review the Signage Guidelines furnished in this Criteria, as they pertain to specific installation requirements at the proposed sign locations. 4. Tenant shall cause its signage to be installed so that it is operative on or before the date Tenant is required to open its store for business to the public in. Only signage provided in this Criteria and specifically approved by Landlord pursuant to this Criteria shall be allowed. Landlord may, at Tenant s expense, correct or remove any sign installed without approval and/or which is not in conformance with this Criteria, the approved Shop Drawings and/or other materials submitted and approved by Landlord. 5. All costs associated with fabrication and installation of Tenant s signage, including the costs of all governmental permits, approvals and processing fees, shall be paid by Tenant. Insurance Requirements Sign contractors shall carry WORKERS COMPENSATION AND PUBLIC LIABILITY INSURANCE against all damage suffered or done to any and all persons and/or property while engaged in the construction or erection of signs in an appropriate amount as required by Landlord. Sign Maintenance and Removal. Tenant is responsible for the maintenance and repair of their signs and lighting. The Tenant shall keep the sign and it s lighting in good appearance and proper operating conditions at all times. 2. At the time a Tenant vacates their space, the Tenant is to remove their sign and repair the surfaces to which the signs were installed, as close to the original condition as possible, including sealing all penetrations to insure they are waterproof. This removal and repair is at the Tenant s expense. If the Tenant fails to remove their sign and repair the surfaces to which the signs were installed, Landlord will have such work performed and back charge the Tenant for the cost of the work. For illuminated Signs, the hours of operation shall be consistent with the operation of the retail component of Santa Margarita Town Center, as stated in the lease and as controlled by the Landlord. Temporary Tenant Signage Temporary signs for grand openings or change of ownership may be allowed subject to the approval of Landlord and City of Santa Margarita. A banner permit may be required by the City of Santa Margarita. Permits issued by the City may place limitations on the number of days a banner can be displayed. Leasing Signs All leasing signs, throughout are under the direct control of the Landlord. Leasing signs shall conform to the City of Santa Margarita s Sign Ordinance. Codes All signs and their installation are to meet the applicable electrical, sign, structural and building codes. Acceptable Sign Treatments Please refer to the specifications contained within the following sheets of this document. Prohibited Signs The following are prohibited:. Exposed neon. 2. Window signs except where specifically approved by Landlord. 3. Exposed junction boxes, transformers, lamps, tubing, conduits, raceways or neon crossovers of any type. 4. Sign Manufacturer s names, stamps or decals. 5. Luminous-vacuum formed type plastic letters. 6. Paper, cardboard or Styrofoam signs, stickers or decals, hung around, on, or behind storefronts. 7. Exposed fastenings, unless fastenings are an integral part of the sign design. 8. Animated lights or other moving sign components. 9. Conventional acrylic faced sign cabinets with applied text and/or illuminated background. 0. Neon signs visible through windows unless specifically approved by Landlord.. Roof mounted signs. 2. Signs on background panels mounted to buildings unless an integral part of logotype design. 3. Signs identifying secondary businesses or products, except where specifically approved by Landlord. 4. R or TM trademark symbols displayed with business name, logotype or symbol. Sign Types Allowed The following sign types or combination thereof will be permitted subject to architectural conditions at each storefront location.. Tenant Wall Sign 2. Tenant Blade Sign 3. Tenant Window Sign Please refer to the following sheets of this document for details regarding these sign types. Retail Tenant Sign Location Plan Tenant signs are allowed to be displayed on building elevations at locations identified on the site plan exhibits contained within this document. Inline tenants shall only be allowed one sign location per each elevation of leased space frontage. Lighting The following methods of illumination are required for the tenant wall signs: Internally illuminated individual face lit letters. Internally illuminated individual halo lit letters. Colors The following guidelines are to be adhered to in selecting colors for tenant signage:. Letter faces and returns must be a uniform color at Tenant s option with landlord approval. 2. Colors within each sign should be harmoniously blended. 3. All sign colors are subject to review and approval by Landlord as part of the Tenant s sign submittal. Typestyles All typestyles to be at Tenant s option with landlord approval. Specifications SCS-
3 Code Required Signage Building address, symbol of accessibility and tactile exit signage required by California Building Code and local governmental agencies will be provided by the Landlord. All required signage/graphics will be displayed in a project standard typestyle, symbol and color. Suite Address Sign Suite address numerals shall be located as shown on prototypical storefront exhibits included in this criteria. Numerals shall be 4-inch vinyl film 3M Scotchcal No Matte White applied to exterior of glass. Numerals shall be in a project standard Trade Gothic Bold No. 2 font. Symbol of Accessibility A symbol of accessibility shall be displayed at all accessible store entrances and located as shown on the storefront exhibit. The symbol shall be in vinyl film 3M Scotchcal No Matte White applied to exterior of glass Code Required Tactile Exit Sign When required by governmental agencies, tenant may be required to display a project standard tactile exit sign adjacent to the primary exit door from their store. The sign is to be mounted on the interior of the glass storefront or opaque wall on the strike side of the door. A project standard sign will be provided by Landlord. All costs associated with the fabrication and installation of the sign panel will be paid by Tenant. Service Entry Business Name and Store Hours A sign located adjacent to tenant s service entrance is required. The sign will display the business name and suite address. The following standards shall apply to all service entry signs.. Sign shall display the Tenant s name and suite number only. 2. The Landlord shall provide and install the sign based on project standard format, materials, color, typestyle and location/placement. 3. Maximum of one () sign per tenant shall be allowed per service door. 4. All copy shall appear in project standard typestyle as specified by Landlord. General Provisions and Construction Requirements. No temporary wall signs, window signs, pennants, flags, inflatable displays or sandwich boards will be allowed except those signs specifically approved by Landlord and allowed by the City of Santa Margarita. 2. Notwithstanding the maximum square footages specified for copy area allowances, signs and typography in all cases shall appear balanced and in scale within the context of the sign space and the building as a whole. All signs shall fit comfortably into designated architectural spaces, leaving sufficient margins and negative space on all sides. Thickness, height and color of sign lettering shall be visually balanced and in proportion to other signs on the building. 3. All sign fabrication shall be of excellent quality. All logo images and typestyles shall be accurately reproduced. Lettering that approximates typestyles shall not be acceptable. Landlord reserves the right to reject any fabrication work deemed to be below standard. 4. Signs must be made of durable, rust-inhibiting materials that are appropriate and complimentary to the building. 5. All ferrous and non-ferrous metals shall be separated with non-conducive gaskets to prevent electrolysis. In addition to gaskets, stainless steel fasteners shall be used to secure ferrous to non-ferrous metals. 6. Paint colors and finishes must be reviewed and approved by Landlord. 7. Surfaces with color mixes and hues prone to fading (e.g., pastels, fluorescent, complex mixtures, and intense reds, yellows and purples) shall be coated with ultraviolet-inhibiting clear coat in a satin finish. 8. Joining of materials (e.g., seams) shall be finished in such a way as to be unnoticeable. Visible welds shall be ground smooth and finished with autobody filler. Rivets, screws and other fasteners that extend to visible surfaces shall be flush, filled and finished so as to be unnoticeable. 9. Finished surfaces of metal shall be free from oil canning and warping. All sign finishes shall be free of dust, orange peel, drips and runs, and shall have a uniform surface conforming to the highest standards of the industry. 0. All lighting must match the exact specifications of the approved shop drawings.. Brightness of illuminated signs shall be controlled by Landlord. Surface brightness of all illuminated materials shall be consistent in all letters and components of the sign. Dimmer control units shall be included in all signage lighting installations. 2. All conduit, raceways, crossovers, writing ballast boxes, transformers, and other equipment necessary for sign connection shall be concealed. 3. Underwriter s Laboratory approved labels shall be affixed to all electrical components. Fabrication and installation of electrical signs shall comply with all national and local building and electrical codes. 5. In no case shall any manufacturer s label be visible from the street or parking lots from normal angles. 6. The Landlord will provide the appropriate primary electrical conduit and wire for tenant signage at each tenant s sign location. The circuit shall terminate at a junction box within the wall space. Conformance The intent of this document is to define and regulate all tenant signage at. Once adopted, the information and specifications contained here will govern all future tenant sign applications. This will require the removal of previous tenant signage and the replacement with signage that complies with the current city approved signage criteria. Tenant signs installed prior to the acceptance of this document will be deemed legal, as long as no modifications to these existing signs are proposed. In the event that a new tenant would like to pursue a unique, stylized sign form not allowed by this document, such proposals will be reviewed by the landlord and city on a case by case basis. 4.
