1 TENANT STOREFRONT SIGNAGE CRITERIA DEERFOOT MEADOWS CALGARY ALBERTA 33 Heritage Meadows Way SE Calgary, AB T2H 3B3 1
2 General Requirements The purpose of this is to provide all of the tenants of the Deerfoot Meadows project with a comprehensive guideline to ensure that all signage for the high quality retail development is produced and installed with a high degree of integrity and standards. Exterior tenant signs are recognized as being a significant feature of Deerfoot Meadows and must be consistent with the architectural theme of the development. Tenants are encouraged to use innovative signs, through the use of decorative letter styles, coordinated colors and high quality materials. Approval Process In order to ensure that these guidelines are adhered to, no signage installation will be permitted unless it has been designed and submitted to the landlord in accordance with this Tenant Signage Criteria. The Tenant must submit to the landlord, all signage for approval prior to commencement of fabrication or installation. The Landlord reserves the right to refuse approval of the signage on the basis of placement, composition, colour or other aesthetic criteria. The Tenant is required to submit to the Landlord three (3) hardcopy sets and one (1) electronic set of drawings incorporating the following for the Landlord's approval: 1. Fully dimensioned scaled shop drawings clearly indicating: Sign copy and graphics. Font size and color of lettering or graphics. Section details showing methods of illumination and method of anchoring, flashing and specific details including how all proposed exterior wall penetrations will be sealed from the elements. Location of the building, and its relationship to allowable sign area. Proposed signage fabricator or installer. All materials to be used in fabrication. The tenant is responsible to review any/all engineering issues to confirm that signage fixturing to the building has been considered and incorporated in the submitted details. 2. A full color and scaled elevation drawing or photograph of the building with the proposed sign imposed on the building. The submission to the landlord must incorporate the criteria as set out in this document. The Landlord assumes no liability for signage fabrication or installation costs or signs that are designed, fabricated, or installed prior to the tenant receiving the Landlord's written approval. The Tenant must ensure that their signage fabricator consults all base building architectural, structural and electrical drawings prior to any fabrication or installation. All available base building drawings have previously been provided to the Tenant and signage contractors should obtain a copy of the drawings directly from the Tenant. The Landlord reserves the right to refuse approval of the signage on the basis of placement composition, color or other aesthetic criteria. The sign approval process will not be relaxed in any manner due to sign fabrication prior to receipt of the Landlord's written approval. 2
3 The Landlord will respond to submissions in writing as expeditiously as possible after the receipt of the Tenant's plans, drawings and supporting information. The Landlord will either approve (by way of stamped and approved drawings) or reject submissions, or may cite changes or conditions which would lead to approval. The Landlord will reject incomplete submissions. Temporary signs erected during construction also require the approval of the Landlord. Submit size, location, placement on building and method of installation as required to the Landlord. Specifically, the process is as follows: 1. Please distribute this package to your sign contractor. We strongly advise that you provide them with a copy of the architectural base building -drawings, previously forwarded as part of the tenant review package. It is essential that the sign contractor is in possession of the structural and electrical details and the Landlord cannot be held responsible for sign contractors that do not consult these drawings or complete a site survey. 2. Submit your package to the Landlord - 1 electronic and 3 hardcopies are required. Prior to the installation date your sign contractor must complete a site survey and inspection to assess the location and structural details. Please contact Christina Dalhouse, Tenant Coordinator, to advise when this survey will be completed. Access to the roof via utility rooms and roof hatches can be coordinated with your tenant coordinator or the Operations Manager of the shopping centre. 4. Contact your Tenant Coordinator at least 2 days prior to the installation date to confirm that your sign contractor will be working on site and discuss any base building requirements. 5. A preliminary inspection of the sign installation may be required on the installation date by the Landlord. The Deerfoot Meadows Shopping Centre is a high quality development and we are committed to maintaining the integrity and consistency of the shopping centre signage. Your cooperation and attention to this process is appreciated. Landlord Development Permit The Deerfoot Meadows project is being developed under the authority of two Development Permits which have been issued by the City of Calgary: 1. Site 1-A-DP Dated: April 8, 2004 Release Date: July 13, Street S.E. 3
4 Calgary, Alberta Legal Description ;7 2. Site 1-C-DP Dated: August 27,2004 Release Date: November 5, Heritage Meadows Way S.E. Calgary, Alberta Legal Description ;5 The tenant is responsible for all municipal applications relative to the installation of their exterior signage. Their Exterior signage must conform to the last approved Development Permit with respect to size number and location. Deviation of sign locations from those approved on the Development Permit may require a revision to the Development Permit, at the tenants sole expense. Landlord base building elevation drawings will be provided to all tenants referencing the approved signage areas for their respective premises. The Landlord will approve signage based upon, Development Permit requirements. Permitted Signage Tenants are required to install at least one identification sign on the front elevation of the building and where permitted by the Landlord, may install only one identification sign on each of the remaining elevations of the building. Please refer to Landlord base building elevation drawings for detailed locations for permitted sign locations on each elevation. Tenant storefront signage will be limited to: Tenant identification signage in the allowable sign area as designated on the front elevation of the building and on the other elevations of the building where expressly permitted in writing by the Landlord. Store signage is for the purpose of identification only and must be limited to logos and/or name of the Tenant. Advertising or identification of products as part of the storefront signage is not permitted. Sign types utilizing a combination of various materials and sign forms are encouraged, and the following are permitted: Individual letters, and or corporate logos and symbols. These can be illuminated and or non-illuminated. Non-illuminated signs must incorporate surface lighting consistent with the architectural theme of the building. The Landlord must approve light fixtures providing exterior signage illumination. All other lighting sources; conduits, transformers or related equipment must be concealed from view. The following sign types are not permitted: Flashing, blinking, animated or audible signs. Internally illuminated rectangular box signs (except as listed below). Temporary freestanding signage of any type. Exposed electrical raceways. 4
5 Interchangeable reader boards or changeable message boards. Blade signs The Landlord may refuse consent, at its discretion, for a particular sign if in its opinion the sign is not consistent with the design, intent and theme of the development or building. Tenant Responsibilities Each Tenant is responsible to ensure that a licensed signage contractor fabricates and installs all signage in accordance with the approvals in place. Sign contractors must complete the work in accordance with the Canadian Standards Association "CSA" and include certification stickers to this effect. The Tenant and their contractor will be responsible for ensuring that the signage is adequately and securely attached to the building in accordance with all approvals and authorities having jurisdiction. The Tenant is responsible for ensuring that the sign design protects pedestrians below from icicles and other hazards. All signage must have the Landlord's formal approval prior to start of sign fabrication and prior to installation. Signage approval by the Landlord is given to ensure that the design meets the design intent of the guidelines only and does not signify an approval of the hanging, attachment, or electrical systems and methods. Electrical hookups of the installed sign must be completed by a licensed electrician. Certification stickers must be attached to confirm that electrical installation work has been completed by an authorized person. If the electrical work is completed by the sign fabricators own electrician, the Landlord reserves the right to have an inspection completed by the Landlord's electrical contractor, at the cost of the Tenant. Design Requirements Main Signage: Letter size shall be proportionate to the storefront and wherever possible, should be a minimum of 350 mm (13.78 inches). Secondary Copy in Storefront Sign: Letter size shall be a minimum of 200 mm (7.87 inches) high, except where it is in a location subject to the required minimum of 350 mm (13.78 inches); i.e. Deerfoot Trail elevation. Logos and logotype shall be consistent with the scale established by the corporate symbol; the allowable sign area and the building elevation. The Landlord reserves the right, in the process of signage review, and approval of drawings to limit the size of the tenant logo. Sign letters generally should not appear to crowd the top, bottom or sides of the bulkhead panel on which they are mounted. Sign manufacturer's names and certification stickers must not be visible, but must be affixed to the sign. Sign manufacturers must be CSA certified (or equivalent). All electrical feeds and mounting devices and any reinforcing must be concealed. 5
6 Exposed raceways are NOT permitted. The Tenant is not allowed to penetrate or alter any structural members in the course of the erection of any signage. Signs must be illuminated within the hours designated by the Landlord. Sample fabrication and installation methods preferred by the Landlord are as shown in the following diagrams for neonized channel letters. The Tenant is solely responsible for ensuring proper installation and for maintaining the integrity of the building envelope including fastening, fire' safety, weather seals, and all other aspects. Signage Requirements Preferred Sign Type I: Face lit Neon Channel letter Signage Requirements 6
7 Preferred Sign Type II: Halo Lit Channel Letter Types of Signage Individual Illuminated Letters Individual illuminated letters must be constructed of metal or, if smaller than 4'0", may be constructed of Letter-edge and fire retardant backs in accordance with quality sign standards. The letters may be internally illuminated by fluorescent lamps, neon, LED's or other lighting approved by the Landlord or its consultant. Individual Non-illuminated Letters Individual non-illuminated letters, logos and corporate symbols will be allowed provided that they are constructed of high quality materials, such as aluminum plate, or high density materials tested and rated for exterior use. The letters must be primed and painted with a two-part epoxy paint or acrylic polyurethane paint. The installation of letters, logos and symbols must be pin mounted to the building exterior. Internally Lit Signs Internally lit signs may be allowed as main signage, but must be compatible with the design theme of the Centre, upon approval by the Landlord. This definition excludes box signs. Box Signs Box signs, i.e. signs that are internally illuminated and comprise four 90 corners, will NOT be permitted on any location, except as specifically approved for major tenants, and at the discretion of the Landlord. Canopies 7
8 Canopies will be permitted on certain portions of the building, at the discretion of the Landlord (and the Development Permit), and are to be compatible with the overall building architecture and design theme. No back illumination of the canopies will be permitted. Canopies shall be constructed of high quality materials rated for exterior use and protected by UV inhibitors. Maintenance and replacement will be at the Landlord's discretion and at the Tenant's cost. Marquees Marques shall be restricted to a location above the main entrance door, and shall not project more that 3' beyond the exterior lease line. Neon Signs Only constantly lit neon signs will be permitted. Painted Signs Painted signs are not permitted. Storefront Window and Treatment Door and window signage is acceptable only as a form of secondary signage and only with the prior written approval of the Landlord. Promotional advertising is not permitted. Only appliqué signage will be allowed. All storefront and window signage must be compatible with the overall design and integrity of the specific storefront and the entire centre as a whole. Other Signage Other signage on doors, such as door handles, will be allowed if the installation does not require permanent penetrations or special attachments to the doors. Submission for Landlord's Approval All information must be submitted in accordance with the above noted process for Signage Submissions to: Tenant Coordinator, Alberta Division Christina Dalhouse Macleod Trail S., Suite 750 Calgary, Alberta, T2J 6A5 All submissions must contain all of the requisite materials as identified above and failure to submit complete information as required could result in delayed or rejected approvals. 8
