The premise should be located in a prominent place and have proper access from Main road and also earmarked for commercial purpose in Master Plan of Bengaluru. The premises offered should be of around Sq.ft and be ready for occupation. Hard copy of Tender documents can be obtained from Syndicate bank, Corporate Office, G.A.D. Banglaore , or downloaded from our Bank Website Last date of submission of offers is on by 4.00 P.M. The following terms and conditions should be complied with while submitting the offer for the proposed premises. 1. Applicant will be required to provide proof of ownership along with the application and NOC for leasing out space. 2. The premises should have clearance/permission for commercial usage as public utility. The premises owner shall also produce Approved Plan. 3. The premises owner shall given an undertaking that there shall be no objection to the effect that the bank is free to locate a new unit/office/generator in the premises at any time during the currency of lease without seeking separate permission for the same and without additional cost. 4. The premises owner will have to execute Bank s standard lease deed and bear the cost of execution and registration of lease deed. 5. The period of lease shall be preferably 20 years. 6. The premises owner shall provide adequate power load (70 to 80 KW) as per Bank s requirement at his cost. 7. All other terms as mentioned in our Technical-cum-Financial Bid formats as applicable shall be complied with. The offer super scribed as Technical Bid & Financial Bid (Strike whichever is not applicable) shall be submitted in 02 separate sealed covers. The format for Technical and Financial Bids for lease of premises / space will be available at Syndicate Bank, Corporate Office, General Administration Department,1 st floor, 2 nd Cross Gandhi Nagar and can also be downloaded from our website under category Adv/Bids/Tenders up to the last date fixed for submission of bids.

The carpet area shall be covered floor area excluding the following portions. a)sanitary accommodation b)open verandas, corridors and passages c)kitchen &pantries d)staircase &mumties e)space occupied by pillars, columns and thickness of walls 3 Enhancement in rent after 5 years % enhancement in rent after completion of each block of 5 years.

7 07 Whether titles of the property are clear and offerer is real owner or power of attorney holder 08 Whether premises is constructed as per approved plan of statutory authorizes and permitted to be used for commercial purposes 09 Whether leasing of premises involves violation of HRC Act,ULC Act or any other Act 10 Whether independent water and electricity connection available 11 Whether offerer is agreeable to procure additional power load at his cost as per bank s requirement (normally bank may require 70 to 80 k w of power load) 12 Whether the offerer is ready to provide the facilities of electric supply with lighting fixtures, tubes etc, electric motor in the premises 13 Whether commercial activity permitted and building plan approved 14 Whether ready- built or under construction 15 Whether the offerer is ready to provide vitrified flooring at his cost 16 Whether premises is having good/sufficient frontage of 50 feet (Minimum) 17 Whether the offerer is ready to do the colour washing/painting etc, of the premises at the time of handing over the premises/ and undertake such work at regular intervals 18 Whether the offerer is ready to offer the premises on lease at a rent inclusive of municipal/property taxes excluding service tax on rent
