4 Background Some 17 years ago, the Parish made arrangements with the Diocese to lease the property for 99 years to St. Paul s Housing Society for a two-phased development of life lease seniors housing. The Hermitage was the first phase of this project with 24 life lease units. Unfortunately, the project went over budget & required additional capital investment. A four-storey second phase was planned, and a Development Permit was issued, but the building was never constructed. The original Church Hall was supposed to have been demolished 15 years ago, but it still stands today and is non-conforming. The building is old and tired, and does not provide suitable space for Parish or community activities. These is critical need for affordable seniors rental housing in the region.
5 What Are We Proposing? Subdivision of the property into three separate parcels with separate ownership: 1) The Hermitage 2) The heritage Church, Church Hall & surrounding property 3) New affordable seniors housing (strata). NEW PROJECT 20,000 sf building +/- 5,000 sf Main Floor for the Ministry & community centre +/- 15,000 sf above the Main Floor to accommodate 24 affordable seniors rental units TWO OPTIONS have been developed for this project. We would like your help in deciding which one best protects views of the historic Church, and is the right fit for this neighbourhood.
6 Why Are We Doing This? To provide much needed affordable seniors rental housing for the region To provide a new Ministry Centre and community space for the Parish and for the neighourhood To address a non-conforming building safety issue, and resolve a long outstanding Development Permit & land title problem with the Township To provide The Hermitage (St. Paul s Housing Society) with ownership of the land under its building, which provides financial security for the residents
