Cleaning is always a great place to start, and I would be happy to send you my Clean Home Cheat Sheet. The Cheat Sheet breaks down your cleaning tasks into small manageable chores to help you avoid the overwhelming task of cleaning the house top to bottom in one day. One closet per weekend? Create a system and stick to it. 2. Keep your home healthy. Let s make sure you re not living with any health hazards or fire risks! It s a good idea to check your home for radon, because one in every 15 homes has elevated radon levels! You can test levels on your own with a $20 kit from the hardware store. Just like radon, carbon monoxide is also impossible to detect without having the right systems in place, so make sure you have a carbon monoxide detector on every floor in addition to fire detectors. They can cost as little as $20 and are easy to install on your own. Don t forget to clean the dryer vents and ducts, not just the lint trap but the stuff behind the dryer. Lint is highly combustible and according to the US Fire Administration is the cause for more than 15,000 building fires each year. 3. Go green in It doesn t take solar panels to create a green home, just some common sense. And the first place to start is by cutting your energy usage at home. Here are some tips from Bob Schildgen, who wrote the Hey Mr. Green column for Sierra magazine. - Switch off the lights when you leave a room. - Turn off your AC when you leave the house and dial your heater down to 55 degrees at night. - Install LED bulbs and low-flow showerheads. - Wait for the dishwasher or washing machine to be full before you run them. - Turn off your power strips and/or set your home computer to revert to sleep mode when not in use. - Water your yard less. - Give composting a try. It can be a scary process, but whether you re a first-time homebuyer or seasoned homeowner, it s good to know what s ahead for you in the weeks to months you re looking for and purchasing a house. U.S. News and World Report s Guide to Buying a Home walks potential buyers through the steps, the first of which is to find a real estate agent. This professional can answer questions about the housing market, help you set a price and set up appointments to show houses, negotiate with the other party s agent and walk you through the entire process. Finding a real estate agent you trust is critical; ask friends for recommendations and interview potential agents. Next, find a lender. Collecting the necessary paperwork and getting credit checks can take a little while, and many sellers require a preapproval for the loan amount to entertain an offer. The lender can talk you through the different types of loans, how much you can afford based on your finances and any programs for which you may qualify. Make a list of what you want in a home and keep it close by as you re browsing houses. When you visit houses, ask questions, check out all the nooks and crannies, turn on lights and the stove and flush toilets. If you re interested in a house, talk to neighbors about what the area is like, figure out what school district you re in, how long your commute would be and what traffic is like during rush hour. Check your local police department s website for crime statistics. When you re ready to make an offer, get the pre-approval for that amount in hand. Your agent will do the necessary paperwork, though you ll have dozens of papers to sign. You and the seller may go back and forth on the cost. When an offer is accepted, you ll make a small escrow payment, then your agent will help you find an assessor to examine the house for problems, which you and the seller can then negotiate to get resolved. Your lender also will hire an appraiser to assess the value of the home; most lenders will not make loans for more than what the house is appraised for. At the end of the escrow period, you ll go to the title company, sign more paperwork and pay closing costs and down payment.
