Set in a stunning combination of fantastic countryside and green spaces, the Peak District National Park is on the doorstep. Bolsover is surrounded by a variety of towns and villages and has great road links to some of the liveliest cities in the UK. 5 And here's what the opportunity looks like... The site, located on the northern outskirts of Bolsover, has outline planning permission for 250 homes. Formerly agricultural land, with mature hedgerows and woodland, the site is located off Wood Lane and runs the length of Blind Lane, a bridleway/public footpath forming the southern boundary to the site. Bolsover Castle can be viewed from various vantage points and there are excellent views to the wider Derbyshire countryside to the west. Castlewood Walk has been divided into three character areas with considerable potential as a key housing development for the town. The western entrance to the site has been designated Castlewood Village, and will feature a balancing pond, which will act as a village pond in a village green setting. The buildings will take their cue from older cottages and properties in the area in terms of height and finishes. The dominant feature of the next character area, Lower Castlewood is a mature woodland belt along the northern boundary. This provides the opportunity for this dominant landscape to play an important role in the character of this part of the development. The properties here could feature different storey heights to incorporate steeper gradients and higher ground levels. And finally Upper Castlewood occupies the upper area of the development land and is the largest section of the site. Its boundary is marked by an existing north-south footpath link, which can be accessed from the eastern end of Blind Lane. Upper Castlewood provides the most significant views of Bolsover Castle and the wider Derbyshire countryside. Bolsover District Council is keen to invest in the adjacent Castle Estate. For this reason the affordable housing contribution will go towards investment in the Castle Estate. 5

6 ...location! What's planned and how will the scheme be received? A total of 250 new homes are planned for the scheme, seven for Castlewood Village; 77 at Lower Castlewood and 166 Upper Castlewood. Extensive landscaping is proposed throughout the scheme. This includes both informal and formal planting and the retention of existing trees and hedgerows where possible. It is intended that Blind Lane, to the south of the site, would be enhanced to provide a green corridor for pedestrians and cyclists, whilst facilitating further connectivity and linkages to identified routes from the site. "I strongly support this development. It makes use of land of little or no use for agricultural purposes, is close to Markham Vale job opportunities and appears to be well designed, landscaped and generally well presented. 7 In addition, the provision of public space, a wild flower meadow and general landscaping addresses the current acknowledged deficit of public open space in Bolsover and ultimately provides an attractive and scenic location for views of the castle and for residents to enjoy. An extensive and thorough consultation exercise has been undertaken with the local community to obtain their views on the proposals and highlight local issues of concern. A consultation website was launched providing details of the proposed development at Woodhouse Lane now rebranded Castlewood Walk together with a Public Consultation event, some of the comments are featured here. The total number of recent comments received to date has been 35. The majority were rated as neutral i.e. raising some issues but not objecting to the development. There were 14 responses that supported the development and 6 objections. "Encouraging to see a private development of this size will include recreational facilities for young people. Annual incomes are below average in this location but according to the Land Registry of England and Wales, Bolsover has seen an 8.3% rise in second-hand house prices over the last year. There has been limited investment in residential development in Bolsover in the past years, which has created demand for quality, family homes. 9 Fact and figures % % % % Percentage of potential house purchasers in Bolsover* The economies and housing markets of those within the HMAs are particularly influenced by the Sheffield City Region, which has an effect on house prices of both the new and second-hand market. The decline of the coal, manufacturing and heavy industries have left a legacy of large, contaminated brownfield sites across the HMA but industrial redevelopment has begun to take place in a number of sites along the A61 corridor and at Markham Vale on junction 29a of the M1, which has been given Enterprise Zone status. 10 Just the facts! Location The site is situated on the northern outskirts of Bolsover, Derbyshire only three and a half miles from M1 J29a. Planning Outline planning permission (ref: 10/00568/OUTMAJ) was granted on 31st January 2012 for residential development of approximately 250 dwellings, including details of access, with all other matters to be dealt with by way of a reserved matters application. A copy of the planning application and consent is available at Interested parties can obtain a password from the Sole Agent to access the site. There is no on-site affordable housing obligation.. Description The land comprises a sloping greenfield site of approximately 12ha to the north of Blind Lane and east of Woodhouse Lane, Bolsover. The site is bound by open fields to the north and east and Woodhouse Lane to the west. Views through to the landmark Bolsover Castle are possible from numerous points within the site, with excellent views to the wider Derbyshire countryside to the west. Planning Obligations The completed Section 106 Agreement requires payments of: n Financial contribution of off-site affordable housing n Recreation contribution to improve an existing recreation ground n An education contribution to increase the capacity at the two nearby infant and primary schools n Health care contribution to extend or increase the capacity of local doctors surgeries or to be used towards the costs of a new medical facility.
