2 The Site The property extends to approximately 100 acres and encompasses open countryside & woodland but excludes the Grade II Listed Mansion House and barns. The new build element of the site sits to the North of the mansion house and extends to approximately X acres. The land to the east of the new build site will accommodate the restored American Garden. The property is accessed via a long estate drive from Station Road. The drive runs first through Green Way Wood and then an open parkland as it winds its way north to the Mansion House and then to the new build site. To the east of the Mansion House are a number of derelict buildings which are to be demolished. To the south of the Mansion House is a large spectacular, open parkland with mature trees spread throughout, ponds and some wooded areas. Location The site is located to the east of the main settlement of Bishops Lydeard and to the north of the West Somerset Steam Railway Station. Bishops Lydeard provides local shops and services, the county town of Taunton is approximately 6 miles to the south west where a far wider range of services can found, a mainline train station and also access to the M5. Planning The property benefits from a resolution to grant a full planning permission (ref. no. 06/2008/010) for the conversion of the mansion house and orangery following some partial demolition to 18 apartments and conversion of outbuildings to 8 apartments, erection of 29 new dwellings, demolition of remaining former hospital buildings and the reinstatement of the site of the buildings and roads to parkland and informal gardens, provision of bat roost buildings, restoration of parkland, formation of parking areas and footways and improvements to access road, access and footways. There is no requirement for affordable housing. Services An adopted foul sewer runs across the site approximately 200 metres south of the main house which is of sufficient capacity to serve the new development and will be gravity fed. Surface water can be dealt with by way of soak aways. We are advised that all other services are available in close proximity to the site without incurring abnormal cost. Method of Sale The freehold of the property, with the exception of the Mansion House and its immediate surrounds is offered for sale by way of private treaty on an unconditional basis at a guide of 3.25 million. Park & pond restoration in accordance with the landscape masterplan as provided on the information disc. Restoration planting of the American Woodland located to the east of the new build site. General tree surgery & parkland planting in accordance with the landscape masterplan on the information disc. The erection of estate fencing as identified by the orange line on the landscape master plan just south of the Mansion House. The erection of a new bat house and the conversion of the pump house into a bat house as identified on the Bat Mitigation Plan on the information disc. Note : The Mansion House and adjacent barns has been sold to a private developer who has entered into an inter company agreement with the Vendor which will cover various obligations, a copy of which is available upon request. Upon purchase of the property the Vendors obligations will pass to the purchaser. The following must be completed by the purchaser within 2 years of the date of the agreement: Completion of the works to the South Drive and the Junction with Station Road Demolition of the buildings to the West of the Mansion House Restoration of the park & the ponds Planting the American woodland Parkland fencing Construction of the bat houses The Mansion Developer is obligated to complete the repair of the Mansion House & outbuildings within 2 years of signing of the agreement and to have fully completed the conversion within 3 years,
