1 CHAPTER 10: AGRICULTURAL-RESIDENTIAL LAND USE ZONES ARTICLE 1: GENERAL PURPOSES Purpose The Agricultural-Residential Land Use Zones established in this Chapter are designed to promote and protect the public health, safety and general welfare. The Board of Supervisors in establishing these zones finds that these zones, with the uses and regulations provided in this Code, are consistent and compatible with the objectives, policies, general land uses and programs specified in the Sacramento County General Plan; and are adopted for the following purposes: (c) (d) (e) (f) (g) (h) To establish living areas within the County where development is limited to low density concentrations of one-family dwellings. To limit the number of permitted nonresidential uses so as to promote and encourage a suitable environment for family life on parcels of land larger than generally is provided in residential zones. To protect estate areas against fire, explosions and other hazards, and against offensive noises, odors, glare and other objectionable influences. To provide adequate open space and access of light and air for privacy by controls over the spacing and height of buildings. To permit those religious, educational, recreational and public cultural facilities which serve the needs of the nearby residents and which generally perform their own activities more effectively in a residential environment and which do not create objectionable influences. To promote the most desirable use of land and direction of building development in accord with the General Plan, to promote stability of land development, to conserve the value of land and improvements and to protect the County's tax revenues. To regulate the development of land when not served with both public water supply and public sewerage facilities. To avoid undue concentration of population and overcrowding of land to lessen congestion in the streets Prohibition No building, structure, vehicle, sign or area in any Agricultural-Residential Land Use Zone shall be used, nor shall any building, structure, sign or vehicle be erected, altered, moved, enlarged or stored in any Agricultural-Residential Land Use Zone except as hereinafter specifically provided in this Chapter or elsewhere in this Code; nor shall any area, building, structure, vehicle, or sign be used in any manner so as to create problems inimical to the public health, safety, or general welfare, or so as to constitute a public nuisance. Off-site signs are prohibited in any Agricultural-Residential Land Use Zone. Any building, structure, vehicle, sign, or lot, or the use of any building, structure, vehicle, or lot in any Agricultural-Residential Land Use Zone shall be regulated and governed by the provisions of this Chapter and the regulations and conditions for each use in Title III of this Code. 2 ARTICLE 2: AR-10 AGRICULTURAL-RESIDENTIAL LAND USE ZONE Lot Area Each lot or parcel in the AR-10 zone shall have a minimum gross area of ten (10) acres. Each lot or parcel in the AR-10 zone shall contain a minimum gross area of five (5) acres per Public Street Frontage Each lot or parcel in the AR-10 zone shall have a public street frontage of not less than three hundred (300) feet Lot Width Each lot or parcel in the AR-10 zone shall have a minimum width of three hundred (300) feet Permitted Uses The uses permitted in the AR-10 zone shall be those uses specified in the Residential and Open Space Use II-21
3 ARTICLE 3: AR-5 AGRICULTURAL-RESIDENTIAL LAND USE ZONE Lot Area Each lot or parcel in the AR-5 zone shall have a minimum gross area of five (5) acres. Each lot or parcel in the AR-5 zone shall contain a minimum gross area of five (5) acres per Lot Width Each lot or parcel in the AR-5 zone shall have a minimum width of two hundred fifty (250) feet Public Street Frontage Each lot or parcel in the AR-5 zone shall have a public street frontage of not less than two hundred fifty (250) feet Permitted Uses The uses permitted in the AR-5 zone shall be those uses specified in the Residential and Open Space Use II-22
4 ARTICLE 4: AR-2 AGRICULTURAL-RESIDENTIAL LAND USE ZONE Lot Area Each lot or parcel in the AR-2 zone shall have a minimum gross area of two (2) acres. Each lot or parcel in the AR-2 zone shall have a minimum gross area of one (1) acre per Lot Width Each lot or parcel in the AR-2 zone shall have a minimum width of one hundred fifty (150) feet Public Street Frontage Each lot or parcel in the AR-2 zone shall have a public street frontage of not less than one hundred fifty (150) feet Permitted Uses The uses permitted in the AR-2 zone shall be those uses specified in the Residential and Open Space Use II-23
5 ARTICLE 5: AR-1 AGRICULTURAL-RESIDENTIAL LAND USE ZONE Lot Area Each lot or parcel in the AR-1 zone shall have a minimum gross area of one (1) acre. Each lot or parcel in the AR-1 zone shall have a minimum net area of one (1) acre per Lot Width Each lot or parcel in the AR-1 zone shall have a minimum width of seventy-five (75) feet Public Street Frontage Each lot or parcel in the AR-1 zone shall have a public street frontage of not less than seventy-five (75) feet Permitted Uses The uses permitted in the AR-1 zone shall be those uses specified in the Residential and Open Space Use II-24
